if basing on CDL, during vip preview the price will be the best, then the price might be adjusted upward by a few percentage thereafter.

Was informed quite a lot of pp. Seriously e kind of price is not meant for locals.
Singaporeans are still very rich. $1600-1800psf for 1-2 bedders of $800 - $1.2 mil are still manageable for those from 40s.

Although the direct line measurement of distance from MRT station is less than 200m but I don't think there is a way to access the MRT station unless you walk one 3 sides of a rectangle out onto Alexandra Road and round the corner (unless there is a future access path in the future from Alexandra View).

Looked like all locals and amazing that locals do not seem to run out of money and units do not seem to run out of people to buy or rent.
The word is that this will be relatively cheap bec surrounding new plots will be even more costly, so better grab before it is too late.
Was told many cheques have been received and for the small units balloting will be required. Finishing looked so-so, as expected the rooms for the 732 sqfeet 2 bedders looked very small. Its > 500 units in about 110,000 sqfeet land.
But "cheap" is so relative. For the smaller units (at least for 1rm), the indicative prices start from 1.7pfs and likely reach >2kpfs by the time it reaches the 42th floor. And this is not even in the city. And so we understand that the prices for the surrounding plots will go much higher than these in the near future and these prices are cheap.
Some prophets in this forum have long prediced the day will come that OCR/RCR will touch >2000pfs. Looks like it is happening sooner rather than later.
For those who are interested, better go visit the showroom to place your cheques bec based on showroom crowd, this one looks hot.

Alexandra Road area = new hot spot. There are a few more GLS plots to launch after this one.
Tanglin View, Tanglin Regency, Met, Ascentia Sky - all huat!
(hint - go re-look d'Leedon - in spite of finishings below average you can always do your own internal renovation - marble, timber flooring etc after all the units are not huge so relatively price not so bad. The blocks are shaping up nicely now).

Last year, my agent tried to persuade me to let go my unit in this locality for 1100+ psf. Good thing the CM came and saved me. Stopped me selling as I would not be able to repurchase elsewhere due to the CM.

Borrowing cost is low, so developer not worried. But I honestly think CDL should take their time to milk this only. Perhaps starts with lower floor units and then keep those premium units on higher floor for later launch.
