The ledge is not part of the psf...
In fact, I found this project rather interesting because all the PHs and the corner units have excessive (i really meant super excessive) ledges extended from their balconies, which I believe would ended up as 'free' spaces for the owners.
Something I don't like is that duku rd seems rather narrow ... Not easy to drive in/out

Not sure abt this .. But the PHs really have excessive roof spaces not counted into their floor area .... Probably the built in area only covers 1/4 of the roof-top.
