Great world city mrt station coming up in a few years. So got upside. Optima already has mrt, and the current selling price for optimal quite high result in low yield. Not forgetting in 10yrs time optima value left 8x yrs, rv edge, rv suites, stellar rv are freehold.

this is a boutique development and bearing in mind is also in a prime location, so space is indeed a challenge. we are not comparing with ardmore park.

actually i personally think the sub urban areas like Jurong is pricing too crazily...$1,600? the gap is indeed narrowing between core and out of core...if i am a buyer, $1600 i might as well buy closer to town...ridiculous...i won't pay $1600 for Jurong...

Sis priorityqueen, on the contrary we should encourage people buying jurong at $1600psf! Then it justify overall increase in psf for the rest of sg, and our $3000psf is within reach! :)

Frankly I am still optimistic that prices in core will still rise, perhaps by more / faster if the govt has not intervene recently...$3000 psf is not impossible, just the timeframe...

It works out to about $114 per night, way way cheaper than nearby hotels and service apartment (even if we throw in $200pm for housekeeping), hence very affordable to company to house their expats!!

However, looking back, if these first batch of buyers have bought OCR, even more huat interms of capital gain (e.g. Estuary). Well... CCR is still waiting for her turn.

Depend if there is a lot of facilities or not. I kenna before, after CSC, the developer management will come out with a list of potential quotation and projection and handover to the incoming management team and put up for voting during the first AGM. If voted through, the maintenance fees can go up.

lawyer informed me one, u should be hearing from ur lawyer today. need to pay 6mth maintenance fee and survey fee $3xx.
two more facilities u didnt add: security guard and mechanical carparks.

108 units. Espada at $210 is low! below what i wld expect...

lawyer informed me one, u should be hearing from ur lawyer today. need to pay 6mth maintenance fee and survey fee $3xx.
two more facilities u didnt add: security guard and mechanical carparks.

oh really! :) my lawyer is slow then :P then when can u collect key?

all along is whether u need parking lot or not, the maintenance fee is standard, with some variations across unit sizes only...that is why one of my colleague harvested the idea of selling / renting off the parking lot allocated to her in her condo as she doesn't drive...:)

a few developments i know (esp with mechanized parking) charges additional X dollar for parking lot if resident request (on top of standard maintenance fee)... this would be in favour for residents without a car...

whereas most developments already factor in a parking lot into maintenance fee, whether utilized or not...

Want to collect keys also cannot. they so slow in clearing the cheques for the maintenance fee and survey. They got my cheques last week and till today the $ still sitting peacefully in my account.

And I dun understand the letter from the law firm at all...after the cheques are cleared, we must wait for them to confirmed that cheques are received, and then we can make an appt, and then the representatives need another 3 days for internal processing to get back to us to confirm the appt??

wow....$40k 6 star hotel...hey, will it be cheaper if owners interested in renovating come together to negotiate for a better deal...I am keen on renovating too but my case not $40k lar....

glad i listened to you instead of following instructions...found out from a neighbour that she got her keys more than 2 weeks ago...

some owners have already done up their reno (decking for planter and bay window) and ready to rent! lights and curtains all installed! I am impressed by their speed.....

but the agents are really terrible...so many of them around...
