Brothers and sisters ... after going through countless charts and analysis, I hereby declare that the worst is over for US / Europe / China ... 2013 Q1 will be the turning point towards a golden era for world's economy as well as for Singapore... OCR will chiong to 1900psf and HDB resale index will hit 250 in 2014/2015 as people around 40y old will be so afraid of losing out that they will borrow from uncle chestnut to buy their dream PCs ... Yishun, Tanah Merah, Punggol, JLD i.e. north south east west of Singapore will hit 1400psf in 2013 ... Dow will break new high and inflation will hit beyond 5% again due to many new SPRs unable to buy PCs or resale HDBs giving excuse for landlords to raise rent to 7th heaven. Many retirees will take out equity loan to secure another PC just for children ... because if you don't act NOW, another CM will ensure you won't be able to do that

People think this latest MAS CM will result in correction. After much discussion, I have come to realize that it may exactly achieve the opposite effect of forcing those sitting on the fence to rush out to buy !!! You know when animals are cornered too much, it will stun you by performing desperado move :scared-5:

Despite the new housing loan rules from the Monetary Authority of Singapore (MAS), home buyers are still flocking to condominium showflats, with strong turn-out seen last weekend at Skies Miltonia in Yishun and Riversails at Upper Serangoon, according to The Business Times.

67 percent of units at the 420-unit Skies Miltonia have been taken up. In addition, the developer is offering an 18 percent discount and is giving owners of some units the option to upgrade to marble flooring.

Meanwhile, property agents said that over 300 units have been sold at the 920-unit Riversails, with at least 20 units bought over the weekend. Average prices for large units (three bedroom +) are just above S$800 psf; while prices of one-bedders average S$1,000 psf.

Lee Sze Teck, Senior Manager (Training, Research and Consultancy) at Dennis Wee Group said the figures indicate that sales are still moving.

“I believe people are there to see if there is any reaction from the developers - if they will offer more incentives, or if they will hold prices stable.”

For instance, buyers of units at eCO in Bedok South received an additional two percent furniture voucher, aside from other discounts offered.

Donald Han, Special Adviser at HSR Property Group, was not surprised at the strong turnout, adding that “the feverish pace of launches is driven by sentiment, which is still positive”. In fact, buying activity now seems less speculative with most home buyers purchasing for occupation or to upgrade.

why not ? take a GCB now for example asking for $80,000,000. To buy that, you need to topup cash of $50,000,000. read again: that is $50million. as in Fifty-million or can buy 10x $5million new semi-ds.

Another key reason for the bull case is Hong Kong property market, it is now only 10% above its 1997 high, still a long way to go ... when HK up another 20%, it will be hard not for Singapore property price to follow ... the new projects at NT(East) and NT (west) last MRT stops all asking like 1500psf

Singapore is so close to low cost areas such as Malaysia and even Indonesia.
There are plenty of empty spaces to slow down Singapore property price appreciation speed.

$80m is only buying the land loh, rebuilding cost could easily add another 10m. then again, if you have count, chances are you cant afford it.

Chinese data was always going to be important yesterday but the 14.1% jump in exports was remarkable given that the pundits were expecting a rise of just 4%. This data reinforces the notion that the 7.4% GDP growth we saw in Q3 2012 is the low point in the cycle and growth is looking better once more.

Brothers and sisters ... after going through countless charts and analysis, I hereby declare that the worst is over for US / Europe / China ... 2013 Q1 will be the turning point towards a golden era for world's economy as well as for Singapore... OCR will chiong to 1900psf and HDB resale index will hit 250 in 2014/2015 as people around 40y old will be so afraid of losing out that they will borrow from uncle chestnut to buy their dream PCs ... Yishun, Tanah Merah, Punggol, JLD i.e. north south east west of Singapore will hit 1400psf in 2013 ... Dow will break new high and inflation will hit beyond 5% again due to many new SPRs unable to buy PCs or resale HDBs giving excuse for landlords to raise rent to 7th heaven. Many retirees will take out equity loan to secure another PC just for children ... because if you don't act NOW, another CM will ensure you won't be able to do that

I've been to 省焦 when I went to Yuntai Mountain some years back.
This development should be located in the new town just besides the plan 南水北调 project. I was told by the locals that 河南省焦 is the only city in china which will have the river flow cutting through the city center. And 省焦 is about 30mins drive to YunTai mountain which is classified as 世界地质公园. Very beautiful.

Unfortunately, USA need a high fuel price to offset their lack of competitiveness. If fuel price is low, the US company can't compete in their own turf. They need the fuel price high so that imported goods carry a significant transport cost.

Japan on the other hand, is looking at their profit margin (from the recent yen plunge) wiped out due to high energy importation. Catch 22 situation, low yen, but high fuel cost. What good is that?.

China prefers to play economic games, rather than political games. China would rather US to be the one that play the political games and bear the cost of being the global police. u can see that many other stocks experienced a big move during the 5 to 5.05pm matching exercise, just that CAPL's move is larger in %.

e.g. UOB pushed up, UOL pushed down from high etc. almost all the sti/MSCI component stocks had some kind of move up or down. more of a big portfolio adjustment/re-balancing that stock/sector specific news it seems.

maybe some fund really in a rush to exit property stocks as they think outlook is no good lor.

The increase in shares price is real. This is not a bubble. The same goes to property prices. This is the effect of global debasement of currencies. Equities and hard assets will never come down in any significant way.

This is in effect a regressive taxation against the poors. Their cash values are being devalued while inflation goes rampant.

The EU/IMF raiding bank accounts in Cyprus to bail out the country's financial system sets a dangerous precedent and investors should "run for the hills" said investor Jim Rogers, chairman of Rogers Holdings, on "Squawk on the Street" (http://www.cnbc.com/id/15838381) Thursday.

Rogers said that with Cyprus, politicians are saying that this is a special case and urging people not to worry, but that is exactly why investors should be concerned.
"What more do you need to know? Please, you better hurry, you better run for the hills. I'm doing it anyway," Rogers said. "I want to make sure that I don't get trapped. Think of all the poor souls that just thought they had a simple bank account. Now they find out that they are making a 'contribution' to the stability of Cyprus. The gall of these politicians."

"If you're going to listen to government, you're going to go bankrupt very quickly," he added.

"I, for one, am making sure I don't have too much money in any one specific bank account anywhere in the world, because now there is a precedent," he said. "The IMF has said 'sure, loot the bank accounts' the EU has said 'loot the bank accounts' so you can be sure that other countries when problems come, are going to say, 'well, it's condoned by the EU, it's condoned by the IMF, so let's do it too.'"

Jim Rogers, a voice closely followed by market participants, began shorting financials, home builders and Fannie Mae in 2006, and is famous for co-founding the Quantum Group of Funds with billionaire George Soros. Rogers said that he has started the process in several European countries to get his bank accounts under the insured amounts. "Everybody should do the same thing too, because they're going to go crazy the next time around," he said.

In Europe, Rogers said that he owns Swiss francs and several long-term investments he's had for decades, but added that he is "certainly not buying there. It's pretty scary what's going on in Europe, especially when they're taking money out of people's bank accounts."

On the stock market hitting all-time highs, Rogers said that "it is very artificial. If you give me a trillion dollars, I'll show you a good time too and a lot of people are having a good time. I'm somewhat skeptical because I know it's going to end badly."
