hk side now, whether private or public apts a lot having cov.... meaning bank valuation is 5-20% below transaction price... banks there dare not anyhow value propety to fully match it's crazy market price...

if you rule out COV and if valuation isn't good enough, the sellers will withdraw their units from the market, and if the supply vanish, you could have a bigger demand supply imbalance that might drive prices higher.
