Details of Guidelines
<LI value=5>Similar to Telok Kurau, a more stringent cap on the allowable number of DUs for all new flat1 and condominium2 developments will be introduced within the Kovan and Joo Chiat / Jalan Eunos estates based on the following formula:

MP Allowable GPR3 x Site Area

The revised guideline for the Kovan and Joo Chiat / Jalan Eunos estates will also apply to the residential component of mixed-use developments within these estates. Please refer to Appendix 2 (http://forums.condosingapore.com/dc12-14app2.pdf) for examples on the computation of the number of DUs.
The revised guideline will ensure that the extent of redevelopment will be in tandem with the provision of local infrastructure within these estates.

Err.... old news liao leh, since 2011. But prices still up up up. Not that many freehold land in sg.

its new news la. the previous news only affected telok kurau. and it was 70sqm. now Kovan/eunos which takes effect later this year is 100sqm. lagi worse and would reduce the number of DU by 30%, compared with the telok kurau one.

Expecting dual key 2bedder or even triple key 1bedder units.
In fact better for those multiple unit MM investors as they can save on absd if this is their 2nd property purchase.

Actually, Telok Kurau also 100sqm...not 70sqm
Kurau Estate and Other Potentially Problematic GPR 1.4 Areas
While the measures above will serve to mitigate the impact of developments within most GPR 1.4 estates, we have also observed that the local conditions at certain GPR 1.4 clusters could be more severe. One area is the Telok Kurau Estate (see Appendix 2 (http://www.ura.gov.sg/circulars/text/dc11-14app2.pdf)).
For Telok Kurau Estate, we note that existing landed houses have been redeveloped into 5-storey flat developments at a rapid pace with a proliferation of small units. This rapid injection of a large number of units has resulted in significantly higher traffic volumes along the existing narrow local access roads (lorongs). The peculiar layout of Telok Kurau Estate, with half of the estate’s lorongs leading to dead ends fronting Siglap Canal and having only a single discharge point into the main Telok Kurau Road has also aggravated problems like traffic congestion and friction.
To better address these local issues, URA and LTA have jointly studied the road capacity of Telok Kurau Estate to ensure further redevelopment within the estate is carried out at a more sustainable manner. Based on the study, in addition to the minimum plot size requirement of 1,000sqm for flat developments, a more stringent guide on the allowable number of DUs for flat and condominium developments within the Telok Kurau Estate is applicable using the following formula:

I think the areas affected are really really small though. Not really a problem. Most are still subject to 70sqm restrictions.

This restriction is merely the beginning. Over the next couple of years, any location found too cramped, etc, people just sabo and then that area also kana... Lol! :scared-3:
