The hdb will block off a lot of the breeze approaching le crescendo.
Le crescendo, decent condo with very decent pricing for a FH condo next to MRT. Ouside the area is dusty and noisy

SINGAPORE - A consortium of four companies has agreed to acquire the MacPherson Green site for S$105 million via a collective sale tender.
They include niche property developer Heeton Holdings, together with KSH Holdings, TEE International and Zap Piling.
Heeton will own 40 per cent of the project, KSH will take 25 per cent, TEE International will hold 20 per cent and Zap Piling will take the remaining 15 per cent.
The freehold land parcel has an area of almost 67,000 square feet and a plot ratio of about 2.1. The new development can be built up to 24 storeys to become a landmark in a vicinity of low-rise buildings in District 13.
The firms said in a joint statement that the purchase price of the site worked out to about S$750 per square foot per plot ratio, including the development charge.
Heeton says the acquisition is in line with its effort to strengthen its position in the mid to high-end residential property market.
The group is also planning to launch a project at a prime site along Killiney Road soon.
There are so many good eatries there, parking is a nitemare

Location for SKy Green is actually not too bad, a few minutes walk to Tai Seng MRT. Lots of eateries around and one can even walk to Macpherson estate, its a very short walk. The French Stall opened its branch behind the condo previously but closed shortly after.
The problem is that the scenery around the condo not so nice.
There are 2 HDB blocks very close to the perimetry on one side.
High floor over Le Cresendo direction can have some Flyer view
pretty good area with PL hub just few mins away! sure sellout!

As an eastie, I drive past macpherson quite often and I don't really find the place messy, probably just feel v oldish due to the many dull and old buildings lining along the road, but traffic is seldom jammed. On the contrary, I find balestier more messy ... Traffic is horrendous

Old, sleepy and unexciting are probably more approriate than messy.
Remember the French Stall opened its branch in the HDB block behind sky but closed shortly after. Can surrounding new industrial buildings create more buzz and excitment? Right now, at night other than traffic noise, its dead quiet.

Well, still undecided on whether to stay or rent..
most probably if price is right, will sell it to cash in.
by then, oxley hub will be up and i reckon price will go up too.
There is another pc of land just beside..most probably will be for pte developments.
If that pc of land sells at a high price...likely the next development wont be cheap too..they will use Sky green as a benchmark

Stack 7 which was facing MBS wasn't sold out when i left around 7+pm, still got afew units left.
Probably it was sun facing..thats why people didn't buy it.

Location bet 18 Woodsville and Sky not entirely comparable.
Walk around sky day or night and look at prices of nearby FH ( e.g.
La Cresendo, and the newly TOP Oasis etc).
There are lots of new LH and FH residential properties and Bidi town coming up near 18 woodsville, and it is nearer town.
Having said that >1900pfs for 18 woodsville is very high lah.
Then again if property bulls are right, maybe in 3 years time 18 woodsville could well hit 2500pfs and Sky 2000pfs on TOP.

Neverthless, Sky is FH, near to MRT and town so fairly decent buy for those who are vested in this area. Normal tiles or not, think small matter.

The 3BR for Le Crescendo is close to 1400sf, unlike the 3BR compact nowadays at 1000sf... so i think 5k rental shld not be considered as very fantastic. I also just kpo propertyguru and see that the avg asking is around 5.2k to 5.3k now.

A consortium comprising Heeton Holdings, KSH Holdings, TEE International and Zap Piling has pre-sold its latest residential development, Sky Green, to strong response.
The 176-unit freehold development has sold some 80 per cent of units before the official launch, which is slated for next weekend, the companies said in a joint statement.
The units were sold at an average price of $1,502 per square foot. Buyers were mainly Singaporeans.
Mr Danny Low, chief operationg officer and executive director of
Heeton Holdings, said: "We are encouraged by the positive response to Sky Green. We see this as affirmation of the condominium's good design, location and value."

Top floor is a spa pool - common facilities. Ground floor got another lap pool -but only 30m.

My sentiments exactly. Was driving down Macpherson Road the other day and the thought crossed my mind. I think part of the reason is that it's FREEHOLD.
