This area starting to get crowded. Maybe also become another Bedok Reservoir line full of waterfront condo.... There goes the selling point of Peace and Tranquility.... Maybe next they will choose to jump here instead.. Less crowded

Based on the layout, miltonia Res. itself block more than the upcoming Skies Miltonia. Higher flr will command more. Take cue from seconday market of Estuary & miltonia Res + 5% to 10% :)

My believe is that for those who want reservoir view should get higher floor (more than 6th floor) as Miltonia Residences is 5-storey( if I remember correctly) and in-between reservoir and Sky miltonia.

Based on 950psf on their 484sqft unit will mean a price starting from 459800.

Close to 40-50% is one to two bedder. Seems like Canopy, One Canberra, Eight Courtyards etc. has less of one or two bedder.
No wonder someone says if miss the boat and smaller sampan will come , then later raft will coming as years go by (due to smaller and smaller unit paid for same price) .......
Guess that is the trend now and maybe future???:scared-4:

The layout of the unit is very important. Nowadays a bedroom = can fit a single bed + a window. If no window can only consider a "study" room. So partition a studio may not get you a MM 2 bedder, only become a 1+ study if ur that room got no window.

Layout is a bit on the cramped side. There is still some land in front that may possibly block the view in future. I guess VVIP date is pushed forward possibly to avoid intense competition in Q4 2012, as we can see many good projects are launching in that period.

then drove across the link over the lower seletar reservoir - took couple of photos - to seletar aerospace, through the country club, jalan kayu, and then to greenwich.
depends on whether you are a bull or not, more btos coming up means more crowded developments in that area along with more inconvenience during that construction phase. yet, on the other hand, more GLS next to skies miltonia and miltonia residences mean that launch prices should be higher and higher.
whether it is for investment here or in the rest of Singapore, must remember to invest and leverage only up to your own defined safe limit.

There is childcare center, mini-mart, food centre and shops according to the specs given in the 2 new BTO opposite
this one has 2 shops if one is 7-11 and the other is salon then good enough. nearby occ has childcare, restaurant, ntuc, dancing class, music class, etc good enough though not walking distance but within a minute drive :D

The stack 01 I still will insist on pocket view coz part of it will hit the plot beside it which has the same as plot ratio. And the view is not the best golfcourse view imo + it aim gonna be cheap. Also for the reservior view that is not facing towards miltonia residence area, the view will be quite kns becoz the forested area in front of it is quite freaking tall

Have tried viewing from the hdb block beside estuary towards reservoir, only view from 11th floor onwards seems impressive (my personal view after seeing with own eyes). At some angle ,from 6th floor and below, those facing reservoir are partially blocked by tall trees . The trees must have been there a long time to have grown to such height.:scared-5:
Best to see the actual view to determine whether good enough for oneself or not before buying. Buying off the 'plan' have risk of actual view falling short of expectations due to presence of tall trees, noise from main road etc.

I think price to come down seen unlikely cos will affect the project value in a long run. But i think developer might give in more discount and hit certain % sold and slow reduce discount bit by bit to bring back the confidence of home buyer :money-faced2:

It will be unfair for those who actually bought it if developer give discount right away. Need time to digest (2 mths for developers to react, 6 mths for buyers)

Competition is relative, if you ask I'd ther are new condo to be developed along same stretch..maybe not for next couple of sales and MR is sold out.
If it is about rental yield, dun forget there are plenty options
Yishun HDB, Fernvale, Sengkang, Sembawang and AMK
Estuary, 8 courtyard, orchid condo, h2o, Greenwich etc
Also dun forget the disposable income of FT are now lower, and numbers of FTs will be reduced significantly

If loan tenure selected is 30 years or less, existing regulations apply (i.e. loan up to 80% <no outstanding mortgage loan> and 60% <existing mortgage loan>
If father and son joint-purchase, banks will take the older age as guide. NO more average age will be used.
Applicable to Residential only (apply to both private properties and HDB flats)
For non-indivdual borrowers, loan will be reduce from existing 50% to 40%

There's a education plot at junction of street 41 and ring road. Could be there. Otherwise further away at 31/ring junction. Either locations are along the new bus service route 860 just introduced.
