獅城永久居民轉移目標‧新山房產市場持續升溫

(柔佛‧新山31日訊)僅一水之隔,馬新兩地的房產價格出現明顯差異。近期,馬幣走勢疲弱、新加坡房產條例諸多限制,市場開始降溫;相反的,縱觀新山的房產走勢,不少潛在購屋者看準此時機購置房產,投資抑或自居,促成市場持續升溫。

星洲日報向馬來西亞房地產發展商會柔佛州分會及部份發展商瞭解,新山房產持續升溫因素眾多,其中一項是新加坡房產價格飆升,加上當地房產條例對永久居民的諸多限制,促成許多在當地工作的大馬公民,甚至是新加坡公民,索性在新山購置房產。

業者受訪時普遍認為,近期馬幣走勢疲弱未對新山房產走勢構成太大的影響,不過,此因素促成一些猶豫著“買”還是“不買”的潛在購屋者把心一橫,購置理想的房產項目,進而帶動房產項目的發展。

他們也認為,在“新新關係”下,新加坡房產項目越是居高不下,新山房產項目就越獲得青睞,尤其是高檔的房產項目以及店屋。整體來說,新山房產發展步伐穩健,需求量日趨增加,亮點紛呈。

許木興:2因素刺激市場
新山房產銷量將上升
馬來西亞房地產發展商會柔州分會會長許木興告訴星洲日報,新加坡建屋發展局早前宣佈新條例對當地永久居民諸多限制,永久居民自此不能無限期出租組屋,促成許多人將目標轉移至新山房產項目。

他指出,當地有不少永久居民原先想透過出租組屋,分擔房屋貸款,如今無法這麼做,少了一筆收入,降低了他們購買組屋的意願。此外,部份已購買租屋的永久居民,礙於無法出租,在沒能力償還情況下,索性把組屋賣了,回新山購置理想家園。

他認為,新加坡房產的種種限制,加上近期馬幣走勢疲弱,預計會刺激新山房產的發展,銷量也將有上升的趨勢。

新山房產仍處“落後大市”
他談到,相較檳城與吉隆坡,新山的房產仍處於“落後大市”的情況,發展潛能非常大。隨著依斯干達經濟特區各項計劃日趨落實,加強投資者的信心,帶動房產界整體發展,前景看俏。

他指出,按照目前的趨勢來看,較受市場青睞的房產地點分別是士姑來區、地不佬區以及甘拔士區,特別一提的是士姑來區,由於地理位置較靠近依斯干達特區,廣受投資者青睞。

“此外,位於新馬第二通道附近的振林山與努沙再也輕工業區,也是熱門的投資項目之一。”

張潤安:馬幣近期疲弱
購屋者看準時機購房產
和麗園董事經理拿督張潤安受訪時表示,近期馬幣走勢疲弱,潛在的購屋者看準此時機購置有潛能的房產,畢竟“早也要買,遲也要買”。

他表示,馬新兩地的房產價格出現明顯差異。舉例來說,新山市中心的房產價格若達每方尺700令吉至800令吉,已很不錯。然而,在新加坡市中心,房產價格可高達每方尺3千新幣,兩地房產價格相差了10倍至20倍。

他說,有鑒於新加坡房產持續飆升,許多新加坡公民選擇在新山購屋,作為他們週末的家園。以和麗園的發展趨勢來看,到該區購置房產的新加坡公民逐年增長至少20%。

消費較新加坡來得低廉
到新山置業外國人將增
浩然山莊(Horizon Hill)發展商總經理溫曜嘉受訪時說,近期馬幣走勢疲弱,雖未出現潛在購屋者“涌入”本地市場買屋的情況,但從長遠來看,到新山置業的外國人將日趨增加。

他表示,有鑒於新山的消費較新加坡來得低廉許多,新加坡公民與永久公民到此定居,抑或是購置“週末家園”的趨勢將順應提昇。

他舉例,一名在新加坡工作者從裕廊到烏節路需要15至25分鐘的車程,若他搬遷至新山的浩然山莊,車程只需增加另一個15分鐘,但整體的生活費大大減少。

他也認同,隨著新加坡建屋發展局新條例的頒佈,越來越多人選擇在新山購置房產,投資抑或自居,進而帶動市場發展。

Interest rate , cp tax of 5 %, the rent tax of 20 plus %...
For retirement home stay , couple with capital appreciate as bonus is ok....

I think Pinang is doing well compare with the rest..

Government agencies used to give out training grants to groom local talents in 1990s and early 2000s. Since the immigration gate opened in mid 2005, it became very easy to get cheap labour and such schemes become lesser. JB is just duplicating what EDB had done successfully last time. Chances are, due to lower costs, it could succeed in another 5 years' time. At Singapore's expense.

Agree. If they can get it under control, things will move much faster. Many things have gone wrong in Singapore. If JB were to clear this up, Singapore's competitivesness will b badly eroded.

Spore is lucky msia is so badly managed. It has raw resources, land and nice beaches and tourist attractions yet its cant match Spore's competitiveness. If Iskandar succeeds and msia politics miraculously undergo a positive overhaul, Spore will gonna break out in cold sweat

With the opening of legoland just round the corner and the completion of the traders hotel and then theme park in nov helps to boost the profile of the iskandar region. There will be more property tours to Malaysia when more projects are completed. It is already now being marketed on TV and radio stations.

The melt down of the ice cap at Artic Ocean has already open a new sea route.

Marine industry for the new built vessel saw the specification of cargo ship, ro-ro vessel requesting the vessel to be built with ice belt specification.
The only constrain faced by sea mariner is the facilities support along the en-route.. there is no terminal, no repair yards, port calls along these route..

if all these are in place,,,.... the entire south east sea straits will face the same fate...If the project( kra canal) is to proceed, it will likely become white elephant or become the nation symbol(elephant)
