The top bid, from a joint venture between Fragrance Group Limited and World Class Land, was $285.215 million or about $676 per square foot per plot ratio. The top bid was 1.8 per cent higher than the next highest bid of $280.1 million from Areca Investment.
The lowest bid, from Trident Assets, was $202 million.
Other bidders at the tender include City Developments, Keppel Land, Sing Holdings, Far East Orchard Limited (bidding joint with Frasers Centrepoint and Sekisui House), Hoi Hup, and Overseas Union Enterprise.

i also say so. the 1bedders confirm face the mrt. winning bid is too high. even at casa merah and east meadows, it is too noisy hearing the trains every 3 mins, whats more this one is smack in front of mrt. guess location to mrt is perfect and near bedok, but other than that there's nothing much in the area.

in the past, the price push was from central region, ie CCR would set record prices and that increase will spread out in a ripple effect to the suburbs.

Nowadays it's the reverse, expensive suburban areas pushing prices up towards the centre...

This kind of price bubble will be difficult to explode....and if really explode, it will bring down the whole of Singapore with it because it is the common folks living in the suburbs that will suffer.

The effects will be similar to the long period of price increase in the 90s which ended with the '97 asian financial crisis.

i meant paying 700k for a such a small living space is sad. im just against MM units. majority of gardens/backyards in landed property already more than 484sqft. to put it into perspective, its less than 5 parking lots...

1997 median? My best guess is 8-9k

It really make sense because kopi price has gone from 50-60 cents to 1 to 1.1 today so property psf goes from 500-600psf to 1100psf loh :2cents:

Amazing, D16 at 1400psf, same psf as 8@W and 8RS .. it seems today, proximity to CBD / Orchard does not necessarily commands premium, it is near MRT or far from MRT that matters

Same thing is happening to HDB rental , TPY rental 2.7k median, Tampines 2.54k median

This new site is outside of 1km of both Red Swastika and Temasek I think ... ECO will appeal more for family who wants to send kid to Temasek primary school

4th university is under construction and slated to open in 2015 while CBP is red hot rental today (>$6psf)

Actually the China mini units have been around since I visited Xiamen and Fujian area in 2003.

I also stayed in one before, but that time it was rented by singles who are working in Xiamen. and the building looks like a HDB building but with lift lobby gated up for people with the gate keys. No security guards.

it is an affordability issue, these 15m2 is supposed to sell to fresh graduates starting work as larger units are way out of affordability

in Singapore, you always have HDB as an alternative so such 15m2 size will never be built

the way i look at floor plans is always to use the size of main door or bedroom doors. usually around 80-100cm.

Doors are roughly 88cm wide and single mattresses are 91 cm wide and 190cm long. Need to check that width of mattress is same as width of door and then the bed ratio is at least 1:2 ratio.

Just an observation, it might be UOL cup of tea to bid for the site, they seem to favor low rise development, think Archipelago, Meadows@Pierce. I think they get the kick out of it! Lolx...

Note I am more than happy if they continue to under-build HDB, mark up land prices, bring in truckload of tenants for my properties ... but of course, you know the bubble will burst one day ... it is not sustainable

The traffic heading to cbp is indeed not v pretty in the morning and I do think it's gonna add to that w the new development. Just use 50% of units drive as a gauge. :)

3 lanes serving optima side and another 3 serving bedok south side,either they take the pie or ecp via expo still ok

imo,still lots better than Bedok reservoir road with ALL Water projects squeezing into 2 lanes:doh:

While you don't, over time the increases are baked into your next change UNLESS they're expecting deflation in car prices/COE. Really!!?

I don't disagree w what you said about the Bedok Reservoir Rd part, particularly when all WF projects TOP and together with Baywater, there be 5 condos along that stretch and another 2 on the other side .... If you throw in Archi, there will be 8! ;)

However for TM side, as I am staying ard the vicinity I do think that the traffic right in front of the MRT heading to CBP can be really bad, cos' of the traffic signal timing,the car pickup/dropoff at the bus stop in front of Optima and lastly the bus lane during morning peak hours. :(

Anyway, everywhere is crowded and if I were to be staying there and heading to CBP, I will just ditched the car and hop on to the train, it's fast and efficient! :)

i think the train stations in singapore are too far apart and more areas should have train stations. the train stations do not have to be costly or expensive with nice architecture and furnishing. just build more lines and stations dammit. in central london or paris, wherever you are it is only 5-10mins walk from a train station.

Yup, planners should have 'compressed' more stations in CBD areas ...maybe 1km apart instead of the 1.5km ...and then stretch out the rest.

i fully agree. what's taking them so long to build their lines? since govt has brought in so many FTs, shouldn't they also double up the rate of mrt construction? rate of construction has not changed. immigration and LTA obviously don't communicate with each other, n LTA is still sleeping now.

if LTA sincerely wants less cars and less road congestion, hurry build more lines lar! :doh:

In property investment even buying for home stay, some eventually will be winners and some will be losers.

Like you said even the 1st timers are ONLY aiming hdb near MRT, wonder who are those special breed that buy PC in ulu locations amidst high prices?! :scared-2:
