Per sqf look only slightly higher than bartley residence although it is free hold. If course distance nit so near to mrt compared to bartley residence. Wonder what maintenance fee like w Just 77 UNITS.....
This price range would probably allow a second look... :)

That plot is 99LH that is also from Hong Leong? It should be priced slightly above Bartley Residences. The Bidadari area is experiencing a boom, thanks to new town development in 2015, proximity to international schools and town. $1700 psf for high floor greenery facing is not surprising.

don't have to cut across (you can't anyway, school compounds are generally not accessible to public), you can circumnavigate the east perimeter, and cut through the HDB estate to get to the MRT entrance. probably a 7 to 8 minute walk.

The reason why the line was drawn there is because there is a small park just beside the school, thats why can cut across.

Thanks for the clarification. Judging by the distance it should be 8 min to serangoon MRT or 10 min to NEX. Still quite walkable.

Water tank does not cover whole length of HDB for your information. There was a case whereby a body found inside n HDB change the tank n it was illustrated in newspaper how big the tank was. You can also look up dictionary for difference between swimming pool and water tank :tsk-tsk:

Looks quite alright to me. In fact, I am quite impress that the 2 bedder has a yard! Now, try to find me a two bedder that comes with a yard among all the new development.
The layout are all squarish and generally north south facing. IMO, not too bad at all.

I am surprised too to see a yard which is rare for 2 bedders. For me a good floor plan has to be human-centric, ie optimally sized to cater for adequate walkway eg 780mm wide walking path except maybe for rarely accessible areas in bedrooms. Any excess floor space on top of such walking space should be optimized for standard furniture layout. Living room areas should be 900mm or 1200mm wide if possible.

Sorry I mean mm for width of walking area. Eg if living/dining room is 3m wide you can have a 600mm deep cabinet, a 1.5m long dining table and still have at least 780mm walkway.

Since bonus GFA for balcony is 10% of max GFA, if the average balcony space per unit is more than 10% then the developer is trying to maximize profit by cutting construction cost isnt it? Or to achieve a lower 'perceived' psf for better sales.

Haha...There are no CM measures that I know of. And I'm referring to floor plans in general, not specific to MM.

I compared 2 bedders between 700 and 800 sq ft across several new developments such as Bartley Residences, Casa Cambio and Gambir Ridge and noticed the following patterns:
1. All have at least 870mm wide walkway from main door into kitchen area and all bedroom entrances.
2. Distance between sofa and tv console at least 2 x 780mm. Bartley Residences is more generous here.
3. In bedrooms with queen size bed, at least 2 sides of the bed can have a walkway 780mm wide
4. In bedrooms with single bed, at least 1 side of the bed can have a walkway 780mm wide.
5. All beds have another side (besides pts 4 an 5) that offers minimal walkway such as 500mm. Note in smaller developments such as One Dusun with 600+ floor space this walkway may be missing.
The key thing is after setting aside space for walkways how much space is there really left for placement of furniture. When owners start to place furnitures that eats into and constricts these walkways then that's where crampiness can be felt.

Same here, first thing I notice is the balcony even for the 1+1, I rather have a bigger living/dining space then have 2 balconies. :)

Most LH when launched already 98 years left. When TOP probably 95 years, which is equivalent of 95.6% of freehold value. Freehold should at least command that 5% extra...Maybe market prices it at a higher percentage since FH land is inherently scarce.

I think the main difference is the value received by seller during collective sales since the amount takes into account depreciation of the land lease. At some point in time like you said the building will not exist 100 years and will be redeveloped.

When a property reaches 50 yrs, it's time to enbloc. For 99 LH, developer will have to consider that there is only 40+ yrs left and they will need to top-up with the govt to bring it back to 99 yrs. The top-up amount will be factored into the final offer from the developer. As the land gets more valuable over time, the top-up amount will increase due to inflation over past 50yrs.
For FH, the developer doesn't need to bother since there will be about 940+ yrs to go.

Hi Mate, there is a slight difference between Freehold and Leasehold 999 definition actually.
Talking about the classical theory of leasehold via Freehold, you wld be right. But in real life, it's all about the location. I hold the extreme view that FH or LH99 does not matter these days. Why pay the so call premium even if it does exist. I say it before and I say it again, it's about location. Example, 99yr LH next to MRT.
