View Full Version : What should one buy with $2.0m - $2.5m budget today?

Looking at the somewhat crazy property market that does not seemed to stop. I am thinking out aloud if today I were to commit and buy a property, what will be a good buy?
Or if not are bonds or stocks better? That i am also not too sure as prices have not been in line with economic fundamentals too.

Any recommendations from the Forummers?

How to answer your question when we dunno whether you buy for own stay or investment?
Your preferred location, landed or condo, number of family members including pets..... all these have to be considered.

1997-2012 Gold returns 10% per annum
1997-2012 HDB rented out returns 8% per annum
1997-2012 Bishan 8 bought from FEO at 1100 psf rented out returns 4% per annum
1997-2012 STI with dividend yield returns 5% per annum
1997-2012 CPF OA returns 2.5% per annum
1997-2012 cash returns < 2.5% per annum

inflation probably around 5-6% :p

Now u understand why nobody can answer u??

your 2-2.5m budget means you have that amount of cash in hand or you want to buy 2-2.5m property with LTV60-90%?

That is my problem today. Inflation 5-6%, if yield is less than that, does it still make sense to gear up 80% for the property purchase. Just take it I am trying to invest for above inflation returns, property? Condo or landed?

That is my problem today. Inflation 5-6%, if yield is less than that, does it still make sense to gear up 80% for the property purchase. Just take it I am trying to invest for above inflation returns, property? Condo or landed?

$2mil investment 2-3 years ago in properties would have seen at least 60% gain.

sorry to hijack your thread, if buy for own stay, 2 persons only, what would you guys/gals recommend?

looked at some mass market penthouses (~2,500-3000 sq ft) around 2 mil+, or get a leasehold corner terrance (~3600 sq ft) 2.8 mil...or a D9 condo less than 2.8 mil mil but much smaller built-up area around 1K sq ft.

or just keep the cash and wait...AGAIN :doh:

It really depends on what ur preference. Do u like to be @ the top of the world or do u like to be firmly grounded or do u like to be @ the centre of Singapore. Ha ha really if for own stay, buy wat ur wife and u like.

Yes concur with allthepies, must buy something you and your partner like. A little bit exp never mind. Must feel happy. Tis is something u will live for many yrs. U cannot afford looking at it and feeling bad every day.
