I went for VVIP Preview, thinking that AllGreen would be giving discounts on the preview day. I was wrong! Worse thing was that they only released certain stacks and would not sell my favourite unit which was not released on the preview. Agent then called me a day later to inform me that my favourite stack was released to the public.

Price of 3rm midfloor (7-9th flr) range from $838 to $850 psf.

Layout was not fantastic. (Living room size was horrible! They did not even mount a TV in the showroom unit as the sofa was facing the dining table and there's no room for a TV)
The showroom models were quite badly done as we could only view it from a distance of around 30cm. Couldn't really appreciate the facilities as they were far away to view.

Although this development comes with numerous facilities, sharing with 900 over families makes it overcrowded.

Hmm, the psf not cheap leh given the no. of units they have in the site, I was expecting closer to 800psf. I am not sure who they are targeting but I saw them putting up ads at Great World City when I was there on Sat ... :scared-5:

If you have to buy a 3bedder in that area, I would rather go for Riversound. Around 600 units in 200,000 sq ft of land vs 900+ units in Riversail. I understand there are still some pool view 3 bedders in Riversound around 880psf after discount.

Dun worry, will get use to it if you visit enuff of their launches..I presume your favorite stack is a premium stack and is probably sold at a higher price to the public

On the contuary, it was the opposite. My favourite stack was sold slightly lower price due to more west sun facing.
How's that for VVIP treatment?

If you have to buy a 3bedder in that area, I would rather go for Riversound. Around 600 units in 200,000 sq ft of land vs 900+ units in Riversail. I understand there are still some pool view 3 bedders in Riversound around 880psf after discount.
Yes... Riversound less packed but also minimal facilities. Coupled with new China developer and slightly higher pricing, not really very keen.
My favourite developement is Parc Olympia, but sadly, the location is not ideal for me.

Allgreen bought the land cheap but they were too greedy in their pricing. If they priced it closer to 800psf, it would be selling like hot cakes. 900plus units somemore. A agent from another developement commented that this place has a potential to be a United Nations Refugee Camp.:p

Wah ... that's really a nasty comment from a agent. The other over 1000 unit mass mkt i can remember is Minton but I believe that sits on a larger plot ... :)

Watertown comes close with 992 units but also much bigger plot than RS.

According to Masterplan 2008, the huge piece of land east of Riversails across Sungei Serangoon has been zoned as a future industrial park.

Based on what you have, prices have gone down by 5% since last weekend preview. The 4 bedders were all priced on average 840psf to 850psf. Left only a few units for one stack. The premium 4 bedder stack if launched cannot be less than 790psf.

In a nutshell:

Loan tenure max is 35 years
If take up loan tenure > 30 years or beyond the retirement age of 65 years old, the 1st property loan is cap at 60% and 40% for those with existing mortgage loan.
If loan tenure selected is 30 years or less, existing regulations apply (i.e. loan up to 80% <no outstanding mortgage loan> and 60% <existing mortgage loan>
If father and son joint-purchase, banks will take the older age as guide. NO more average age will be used.
Applicable to Residential only (apply to both private properties and HDB flats)
For non-indivdual borrowers, loan will be reduce from existing 50% to 40%

I think there are more new stacks released. I was there during preview and wanted a high floor 1-bedder pool view at a stack not yet release. I was told it may be released today so my agent helped me to visit the show flat this morning and booked my preferred unit.

I suppose for the rest of the units, more stacks were released.

Not only super crowded (1 pic looks like Caspian), first few pics tot that it was not taken in the sf. So simple & "cheap".

Not only that, it will be super "noisy" during weekends. Look at the concept for children swimming pool.

Buy condo is to buy for privacy, space & peacefulness.

Was there at 6. Carpark still full, although I suspect many are agent cars. Allgreen really fierce, mobilized three real estate marketing firms to handle the crowd. Easily 50 agents walking around the huge showflat.

Saw many potential buyers punching calculators with their agents, and based on what I saw on the units available/taken board, I think this project is doing very well.

Actually if one's loan tenure doesn't stretch past 65, still can borrow 60% LTV if have existing mortgage. I dun think it will impact mass market projects like Riversails much.

Dun buy regret ah!

very unlikely nowadays property developers got too much cash ... they are worried about lack of land banks only

and then holding land / condo is like holding gold, as long as gold price keep moving up, why need to sell fast?

of course, unless garmen fine them for not clearing units in 5y ... but that applies only to GLS?

wow the psf gap btn 1br and 2br is huge at such ulu place how they can justify ??
why u still buy... is it because your desperado :p , Parc Centros or Bartley Residences much better choice imo

SITREP on Riversails...

Carpark 90-95% full this afternoon. Each showflat unit model roughly have 2-3 families viewing. Not crowded at all.

- Site wise looks crowded, there is a flying fox and a pool for boating. One of the block (NE corner) has a sky lounge at its top.. expect that block to be noisy.
- Unit wise, floor tiles design stayed away from the conventional square tiles and went for the 1:2 or 1:4 rectangular tiles. Marble flooring looks nice, but the grout used is a bit too wide for marble tiling. I was expecting the grout to be more seamless. Yes, big marble slabs are more expensive. But I think big marble slabs look better on large spaces.

SITREP on Riversails...

Carpark 90-95% full this afternoon. Each showflat unit model roughly have 2-3 families viewing. Not crowded at all.

- Site wise looks crowded, there is a flying fox and a pool for boating. One of the block (NE corner) has a sky lounge at its top.. expect that block to be noisy.
- Unit wise, floor tiles design stayed away from the conventional square tiles and went for the 1:2 or 1:4 rectangular tiles. The "hidden kitchenette" concept is indeed unique and does have a WOW factor, however, I doubt it's usefulness and it does not save you space. During construction phase, we will be given a choice whether or not to construct a door/wall that seperates the living and bedroom. I particularly like the balcony as it is not too big or not to small, the size is just nice to lazz around on a weekend afternoon overlooking the skyline with pool view. Alfresco dining is also possible between 1-4 person. I also noticed that the opp blocks are not too close to each other, as this is separated by the pols and other features in between 2 blocks.

All furnishings are of good quality, Daikin for air-cond and Electronex for white goods. Marble flooring in the toilet and good quality shelves and wardrobes. It will be good if they give us parque wood for the balcony.

was 21% during launch. then change to 20% + 1% locality and now is 20%.

not forgetting the unreleased stack price is unknown. the developer could increase the price of the unreleased stack and still give you 20% and in actual fact, price increase lah.

key is the buyer must be comfortable and happy with the purchase price!

Other projections this year:
- A lot of prop agents will either be retrenched or clock very few sales.
- The bank staff and law firms handling property stuffs will see much smaller bonus.
- HDB upgraders and flippers of CCR condos will be very upset.
- Small developers who bought land far from MRT at the peak in recent months are in trouble.
- Big developers will hibernate in Singapore and move overseas.
- Govt very likely will soften some cooling measure because it is overdone.
- JB prop developers and prop owners will be very happy.

Go for the 4 bedder bah if you can get a low psf and afford it. Short term price may fluctuate but long term wise, it will appreciate. Singapore struggling to find land to house 6.9mil people.

Hey same, i also 1 boy and 1 girl.....yup, grow bigger they will need to have their own room. You should buy a 4 bedder then, since you may need to allocate a room to your parents. Don't use up all your proceeds though, take up a maximum loan. The rest can buy Singapore govt bonds....you can then use this recurring income to finance the monthly mortgage.

Yup, I also heard news on some units being reserved for rental. Many people do not realize the potential of this whole area yet. Many skeptics around. But this is very typical....many only chiong in when things are tangible. The first mover will benefit.

It's base on estimation of the development progress.. Seems that the foundation is already up and building 3rd to 4th storeys now, so 2015 looks realistic. And this is another reason why it's attractive comparing other projects.. Official is 2017 though.

My bet is that this will be the last plot of PC land that selling below $1k psf in D19 area. From the new land tender price like Fernvale, break even already close to $1k psf, selling price will definitely be more than 1k psf. Hope I m right! Any expert can share the view?

My bet is that this will be the last plot of PC land that selling below $1k psf in D19 area. From the new land tender price like Fernvale, break even already close to $1k psf, selling price will definitely be more than 1k psf. Hope I m right! Any expert can share the view?

Riversails pricing and unit size makes this a sure win for investment or living in relative to the recent launches over 1000psf and small unit layout. Congrats on your purchases.

It's already more than 85% sold I think. It's not sold out because developer didn't release all the units if I'm not wrong. The size is equivalent to 2 projects hence should be norm to take some time to sell out.

Allgreen are smart developer and strong they can hold lots of project and not selling after build RV residence and riverbay , they know what they want . Like riverbay riveria 38 they earn a good profit because the land they bought is super cheap and 999 year only 20+ million .

These 2 plots are quite good. Just next to the reservoir. Actually, I am a little surprised that the thin land area there can squeeze in condos. The width of the land not exactly "wide" based on what I recalled of the area when visited Boathouse showflat. Those who bought boathouse and smoked by agents with the reservoir facing should ask Far East for a discount.

It's good for home stay. But there's nothing much to shout about when comes to investment value. The whole surrounding area is full of BTOs, ECs and mass market condos, which upon completion will compete with each other on rentals & resale prices. just my :2cents:

No worries. Upper Serangoon Crescent is quite a wide word and there is two entrance /exits. One just outside Riversails and the other one near to the DBSS.

I would like to know also, according to latest status, my unit is completed up to this stage:
Completion of door sub-frames/ door frames, window frames, electrical wiring, internal plastering and plumbing of unit

Only these stages left:
Completion of car park, roads and drains serving the housing project
Temporary Occupation Permit or Certificate of Statutory Completion

Any idea how long it usually takes to complete those last two?

Sidetrack, the whole end of upper serangoon road really change a lot with all these constructions going on. It used to be a place where rubbish dump are and where TP standby on the side to catch drivers speeding.

Another one here bought a one-bedder? I recalled the sales agent told me we can choose to have the wall separating the bedroom and living built or without it. At which stage do we inform them? I tried calling the Developer's office so many times and the project team is always not around. I sent them emails and receive nil reply from them. I wanted to inform them I don't want the wall built as I prefer an open concept.
