reminds me of suites@topaz.. the 2 "bedroom" penthouse is power. one of the so called bedroom is smaller than a bomb shelter. maybe can fit one baby cot nia.

The bathroom door/opening is really too small :scared-1: what a squeeze to split 474 over 2 levels. Single level 474 is acceptable to me though..

the staircase is counted, both at the floor plate and at the loft level above.
but this counts towards developers' total gfa and i think not part of the bonus 10% gfa. spiral staircase prob also double count, but more space efficient & cheaper cos smaller footprint.

intermediate levels.

i think not possible la, cos developer got to submit and confirm plans. some more got to use up the gfa to maximise profits. ladder to access loft will surely receive have no/low interest, esp when condo is already so expensive.

line to the ridge is > 1.5m, the load bearing floor under
the roof, regardless of accessibility or use (except for
M&E use) is computed as GFA.



M & E floors
M&E floors with headroom > 1.5 m constitute GFA.
The height is measured from the floor to the underside
of the upper floor.


i think VOID not counted to gfa, unless part of high the above?
