Wrong. The best way to buy a new launch, is to buy before any VVIP.
Get cozy up with the developer itself, the major shareholders, etc, not agents.

You are right! Better price with better location.
Nonetheless, regarding the topic, it actually depends on your strategy.
1. Today's newspaper Invest section, there was a one (agent?) who believes in buying only TOPed properties. He can straightaway lease it out. Supposing 4% gain, in the time it takes to TOP, he would have gained 12% buffer. It also takes advantage of the low interest immediately. So it's a reasonable strategy.
2. If buy at new launch, the benefit is pay 20% and no other payment until construction begins. Even then, the payment is very marginal until TOP. So it helps to space out the cash flow. By the time the property is built, almost no SSD (or very low) to pay given the time it takes to build. Higher risk though as nobody has any idea of what the property environment will be in that time.
Govt policies very complex and they do think through carefully. I think the SSD helps buyers hold on to properties, instead of discouraging buyers.

I heard some vvip can be quite pressuring cos of the scared of losing that choice unit and gradually removal of discount by developer, so might impulse buy. :)

But agree with your points. WYSIWYG makes sense as well.
The problem usually is that only selected units left at the end. Nonetheless, there are some who think that there are bound to be good units as long as the development is a good one.

Get your agent to do a private presentation , understand the specification , location and the unit facing. Usually before launching sale you will get good discount percentage ...
