Brudder, agree with you. But the video ends by saying demand can dry overnight if there is a crisis.

Like what happen in 1997, 100,000 family tell the gov they need housing overnight they disappear and the gov have to get rid of 30,000 housing units over the years. Now the demand of 100,000 is back guess what the gov do. They show hand with GLS and 25,000 HDB on top of 5 CMs.

Bloomberg: Asia’s Home Prices Rebound As Low Interest Rates Boost Sales
By Pooja Thakur - Jul 2, 2012 12:45 PM GMT+0800
Home prices in China, Singapore and Australia rebounded as demand for property assets rose, boosted by low interest rates as investors sought real estate investments in the Asia-Pacific region.
China’s new home prices in June increased for the first time in 10 months, while those in Australia’s eight major cities recorded their largest monthly increase in more than two years as lower mortgage rates encouraged buyers. Singapore prices rebounded to a record in the second quarter.

Now low interest loan small as a hedge. Unless your pockets are deep, small amounts safer.

If interests rise, showhand and clear as much as possible. Buy larger apartments on price dips / when CM relaxes.

If interests stay low then relax and slowly clear.

Nowadays I make it a point to look out of my unit and enjoy the reservoir view as I will be missing it soon. I feel so recharged after looking at it.
It is as though there is some kind of Qi flowing through my blood.
Last nite, I heard crickets and toads croaking after the rain.
Felt so happy to be able to live in a city and yet able to enjoy the trees and the sound of nature.

Juz behind Pavilion Park is Mindef. I'm not sure whether the "hill" and the dense concrete surrounding will be as pleasing.

Taken fr today ST:

Savills Singapore research head Alan Cheong said: 'The demand
for small-format homes and suburban homes is expected to rise
as rental budgets diminish. Owing to increasingly greater
completions and the leasing out of these small-format units,
islandwide median rents may increase marginally by up to 5 per
cent by the end of the year.'

Please hold on to your property tight. I expect another wave of demand coming in the next few years from the new citizens after they settle down and increase in family size. Just like planting instant trees to get shade fast! We will be getting younger workforce who can contribute immediately to the economy and tax.

The announcement of the new thomson line is like a steroid boost for the property market, how to collapse? Come next year, they will announce another new MRT line and everyone will huat again.

During PM lee rally, he also say that economy is doing well and they are still attracting FDI, so the chance of a major property correction will be very low.

having said that, dont expect property prices to chiong also, but returns will definitely better than keeping money in the bank.

Sorry I can't go into detail, it a "Good to know" and "Need to know" things.

For you it "Good to know" where you should not buy property that is near to these places.

Miss out Sembawang Air Base.

Looking at the runway, it "Good to know" not to buy property in front or behind it.

Since you can't go into detail, then I assume that you know as much as or as little as I do. I did research on that area.
As long as there is nothing radioactive, there is nothing to worry.

Anyway as bro radha has said in another thread..... grab if you like it, think too much and consider too much, will end up not buying anything.

I was in the midst of transferring my parents to live with us then; I have requested them to rent out their HDB flat so we can get rental income.

The wait started so as to build the fund for the downpayment, as well as sourcing and surveying for the best site with best price.

what he means dont buy in front or behind the runway.

in peace times
plane crashes usually occur around that area, in front or behind runway
like plane overshoot runway because wet runway.
plane fall down right after takeoff .

in war times,
airfield is a prime target.

The camp behind it is a highly sensitive camp site - I was told.
