As kovan is largely landed and low rise, no matter how many more projects are launched or built it will never get as crowded as Serangoon or PP or PG for that matter...

Can't see clearly in the map. Is this the plot beside the open air carpark? I wonder what will happen to the carpark. Hope it'll not be removed :( I always park there when I eat the nasi lemak or teochew porridge.

I think this would be an ideal site... firstly its v near to the MRT exits, secondly its not so near the main road and would be spared from the traffic noise and air pollution ... thirdly most of its neighbours would be low-rise landed houses, so majority of the views would be unblocked.

I remember Suites@newton was launched next to a newton suites. Similar names are confusing.

The town houses actually killed the potential for more landscaping. Hope the layout is good. Very good location. Showflat seems almost ready.

On propertyguru, some 2 bedrooms (883 sq ft) at Kovan Residence high floor facing Upper Serangoon already asking 1.3 m net, ~ $1,472 psf. Will be interesting to see the launching price of this project.

yesterday walked past the carpark, wow... hutton sales team already there...
giving out flyers... was in a rush and did not ask when will launch and any indicative prices... hee... maybe go back to ask on sat... :)

Ya confirm project name is going to be Kovan Regency.. hope no one mistake it as Katong Regency in future..

Already 2.1 plot ratio since master plan 2003. By the way there will be extension of kovan road along the eastern side of the KR plot.

Maybe not 15 but 5 storeys. Based on the gross area should not need to buy high storeys.

Pity the owners of the landed properties. No more privacy after this is completed.
Already 2.1 plot ratio since master plan 2003. By the way there will be extension of kovan road along the eastern side of the KR plot.

Lesson to be learnt.

NEVER buy anywhere with adjacent patch of green state land, unless its zoned as park.

3 types of residents (townhouse, 2br premium and above, 2br below) and how they are physically segregated in the site plan. Similar to Thomson Grand in this aspect.

oh.. thought i put the quoted 'nett' selling price liao..

Should be $1.08mil to $1.3xmil.. depending you choose 'compact', normal or with 'utility'

8 Riversuites is flanked by two very busy roads. PIE viaduct is also very busy. I travel pass these two roads everyday. I think 8 Riversuites is going to be noisy and dusty..
