BR is with balance units, no good choice.

I don't like this as nested in HDB, the facilities will be free to a lot of people.

The architect, Ken Yeang, is a well-known for his green eco design of this project. Last project in Singapore is the National Library Board HQ in Victoria Street. Is it opened to public this weekend? Thought of going down.

DC, simple advise. During recession or when prices are low, just ask your son to get private. During very good time, get them to ballot for HDB. Please dont ask me when the price is high.... You have to make assessment on your own. But I am sure you will know when the prices are low. Be flexible in your decision making.

I think the decision to have a property under his name is a very good move. He starts to think of bread and butter issue, maintenance fee, potential capital appreciation, rental, financing cost, mortgage payment etc.

And he also seriously looking into what sort of gf as well.

Money well invested in him.

My words to all parents : eventually all your monies will go to the children, it is good to start them young and in the right way. Instead of giving them money when ur gone, u duno whether they can manage and invest wisely or not.

maybe it's the kitchen size? 2 bedrooms have the optino for open or closed kitchen whereas suite is only open kitchen.

I m not a feo fanboi, only check out the condo yesterday but perhaps this breakdown of suites, soho, condo, loft and townhouse will help u. Any feo proj owner care to explain?

Hi. Thanks for the good advices.

My future Flamingo Valley will be solely for homestay purpose.

I am just citing that if I have had the opportunity to own a landed property, I would explore to maximise my occupancy space. In view of your above advices, I would introduce homestay program for foreign students who needs attention (accomodation, housekeeping etc). I think it will be a viable option then.

Again, if that ever happens please rest assure I will be doing it a proper and legal way.

butter sis i think because FEO will allow up to 2-3 bookings per unit before preview. At least thats what they told me when i booked a WT unit :)

The developers have released 262 units in the 748-unit, 99-year leasehold condo located along Bedok South Avenue 3. "About 95 per cent of buyers were Singaporeans and Singapore permanent residents," the developers said in a news release issued on the afternoon of Sept 20.
"Prices start from $737,000 for a 549 sq ft one-bedroom suite," said the developers.
Sources say the average price could be around $1,200-1,250 per square foot (psf).

More Singaporeans are eyeing to acquire private residential properties in Malaysia, according to several property agents in a report by Channel NewsAsia.

Retiree Soh Poh Neo has been investing in properties in Singapore and the US for the past 20 years. Last year, Soh turned her attention to Malaysia and acquired two high-end apartment units at Andaman at Quayside condo in Penang.

"I don't think I can find this sort of project in Singapore. With the unblocked seafront, you can only find it in Sentosa," she said in the report.

Madam Lily Lai said her purchase should be treated as 83 separate contracts and not just one.
The rate of stamp duty is lower on the first $360,000 of every purchase, meaning she would save $5,400 on each one.



AN INVESTOR who paid about $226 million for a whole tower block at Keppel Bay has been given a $442,680 discount on her stamp duty following a landmark High Court judgment.

Madam Lily Lai, in her 50s, had appealed against her $6,788,775 bill, arguing that her purchase should be treated not as a single contract but as 83 separate ones. This worked out cheaper because the rate of stamp duty is lower on the first $360,000 of every purchase, meaning she saved $5,400 each time.

Justice Choo Han Teck reversed the taxman's ruling in what industry players see as a test case which could set a precedent for other buyers.

Madam Lai was born in Taiwan but is now a Singapore citizen. She is said to be a low-profile real estate investor who is interested in long-term developments.

It is understood that she first caught sight of the development, called Reflections at Keppel Bay, while she was returning from a trip to Batam. She decided to invest in an entire tower block because a Buddhist shifu, or master, told her that the condo, which is 'backed by a mountain and faces water', has good fengshui, said a close friend of Madam Lai. The friend, who did not want to be named, told The Straits Times: 'We had just driven past a banner advertising the property and decided to take a look. After bringing shifu there, we decided that it was a good investment.'

Madam Lai paid $226,472,460 for all 83 units of Tower 1A in 2007, but took the case to court after receiving the bill from the Commissioner of Stamp Duties.

The Inland Revenue Authority of Singapore's (Iras) lawyers Foo Hui Min and Patrick Nai argued that correspondence between Madam Lai and the developers before the sale pointed to a single contract on which the stamp duty bill should be based. But Madam Lai, represented by lawyers Ong Sim Ho and Amolat Singh, said there was no understanding that there would be a single contract.

Justice Choo found that Madam Lai had 'offered persuasive and bona fide commercial reasons for structuring the bargain in that manner'.

Madam Lai also confirmed in court documents that she would not have accepted a single sale and purchase agreement to buy all the units 'as a collective interest'.

'A single agreement would have constrained her ability to obtain financing from more than one financial institution,' said Justice Choo.

'She would also face difficulties in the event of the sub-sale of one or more of the units because the developer would have to cancel the sale and purchase agreement and re-issue her with fresh sale and purchase agreements.'

Justice Choo also rejected the Commissioner's reliance on a circular issued by the Iras on March 13, 2008.

This said that when it came to stamp duty, block property purchases should be treated as having a single purchase price. This would prevent block buyers taking advantage of the tax scheme by treating the purchase as single units.

But Justice Choo said that the circular was irrelevant as it was published after the case had arisen. The judge held that there 'cannot be uniform treatment of all block purchases'. He said the taxman must treat each case separately.

Mr Ong said the move could have important implications. He added: 'The official Iras circular insisting on stamping 'block purchases' as a single block appears now not to be valid as the court rightly ruled that each case must be looked at based on its own facts.'

An Iras spokesman said yesterday: 'We are reviewing the grounds of decision by Judge Choo Han Teck before deciding on the next course of action.'

Madam Lai's friend said the units will be marketed and sold by Leadway Property, which also operates from and owns an 18th-floor office space at The Central Mall. According to the friend, Madam Lai spends most of her time overseas.

When The Straits Times visited a four-room flat in Clementi - Madam Lai's last known registered address - a woman who answered the door said there is no such person living there.

Showroom was packed, lots of people viewing, have to squeeze around the showflat and had a proper chance to look at all the showflat, must say the material use is good. For the smallest unit, they are using marble flooring and luxe factor is high for a mass mkt project. :)

I think west sun is a big deal... those films no matter how advanced can't do very much.

Once I went to view a condo facing direct west sun at 4pm (intentionally). Owner had installed what he claimed to be top of the line window film.

The aircon was blasting at full and working very hard. The day curtains were drawn to further cut the glare but resulted in the house being very dim bcoz the of the double effect of the dark window film, the house lights had to be turned on as a result.

As you walk closer to the window, you can feel the dry heat emanating from the glass. When you touch it, you can feel your finger tips cinge. I think if you spread a roti prata dough on the window it will cook.

It may be ideal for North Indian families as they can probably splat their naans on the window instead of using a clay oven.

My unit is at stack 5, best 3 bedroom layout and it is a very very best layout at the best discount....ya, See Beh Ho....

so effectively u only have 47sqm for that 1+S ... = 8RS 441sqft + a tiny study

FEO very smart because Optima only has MM 4xxsqft wheres DBR @ Simie is 5xxsqft 1br with HS

IMO .. FV is mainly for self-stay and holding long term is required to see any decent return (in fact it is true for all decent size freehold properties)... ECO is meant for rental yield

It is very interesting why 8RS is moving so slowly while ECO is so hot .. D12 8RS 1br was as low as 5xxk (441sqft) and now still around 6xxk

Nowadays D16 prices are almost the same as D12, 13 and 14 ... guess the proximity to CBP, Tampines Regional Centre, IKEA, SUTD and coming two MRT lines of DTL3 and ERL manage to boost the investment appeal

I am referring to an ave fresh grad with a general degree. Not lawyer or IB grad. And also, I refer to CASH saving.

If an ave fresh grad earns about $3,000, after CPF, tax, expenses, contribution to family, the saving rate should be around 30% thereabout.

Of course, there will be exception like PRICE.

that's why you don't go by the listed price - go by the psf amount after all discounts and that will tell you whether it's a good deal or not.

I agreed that listed price has no meaning, in general.

But, for this project, if u take note of the listed price, u will see the listed price has gone up a lot and dropping the discount.
So, if a customer just look at the discount, he may not realise the price has actually gone up much more as the listed price has gone up.

A few cost cutting areas as compare to usual FEO standard 2 bedded. The kitchen flooring is not marble, comes with a smaller fridge, no sunken bath in master bath, coffee mixer, oven, drying rack and main door lock seem to use key type. But then plus all these the cost confirm higher.

2. this unit is for my son, in fact, it is under his name 可怜天下父母心, most likely is as his wedding gift if he find a good DIL for me.

BTW, I have diversified quite a lot since the off loading.

stack 29 is supposedly premium stack - best stack in whole development cos of its facing (unblocked and facing inside) and proximity to the main appeal of the development which is the eco feature. this is what the sales person told me - they said they will only open this on sat or sunday - i can't remember.

but i personally feel value (facing, premium stack or not) is in the eye of the beholder. if you feel your stack is the best then it's the best. no one can argue against you on this. i also feel whatever units i chose and bought are the bestest in my eyes, regardless of what others say. so next time if i want to sell and you can't offer what i want, i won't sell to you. and you can buy from others whose value judgement is the same as yours.

Your analysis is likely to be correct. eCO is purchased at $345.9m for about 308,300 sqft, how much can 280 units Bedok Court enbloc for keeping in mind the lease top up and DC? Unless all remaining sites are fully built up around TM then perhaps developer will start looking for enbloc potential. That will still take many years in my opinion.

Only Laguna's unit and 04 will likely get unblock view, the rest will sure get block or partly block, the other factor for me to consider is how close is one block is to the other. Some blocks are about 20m apart with a pool, I personally don't feel that comfortable with that kind of proximity, esp in a high rise condo development. :)
