Hi Laguna do you mind to share your reasons on why you decided not to buy into eco? I was at the actual site over the weekend and I quite like the surrounding area. I am looking to buy a second property for investment and this is my first time considering to buy a BUC kind of unit cos from my very elementary understanding of real estate investments, the biggest capital gain tends to be achieved between building phase and TOP and thus was hoping to get the max cap gain on this second property.
with the 4 years SSD, u only can sell in the fifth year.
In fact, we like the project, but there are not many good stacks there.
This unit is for my son, when the project is TOP, it is about time for his marriage.
He does not like the HDB surrounding...and want the money for his business venture..so call off.....
Anyway, I will buy if it is at $1180psf for the unit I want

Hmm, come to think of it, FEO actually delayed their expected launch by more than a month ... I rem the news article saying they wish to launch during the 7th month but it be ending this Sat and they launching next Fri?

with QE3, FEO may play psychology of people fearing price hike and raise price and people will still jump onto the bandwagon. Agents will start telling you more hot money coming, see how prices shot up with QE1 and QE 2 and ineffective cooling measures and people will get convinced and purchased and the domino effect will be there.

FEO is very smart to launch this project after Kovan Regency.
Look like it is going to be super of the super hot on 21 Sept...and pricing should be around $1350 for good units...at least up 5% after the QE....upside is very limited alr....
It is very difficult to call it a buy if it is >$1200.

ECO is a nice project. It will be good to have one SOHO unit there since it is near to Changi Business Park and the schools.

The 5th floor and TH level is likely to flush w the landed beside it and likely will have a walkway that make connectivity to mrt entrance a shorter walk. :)

Agreed, it also mean that this particular block will be the 'premium' stacks cos' they appear to be the only one with unblock views. FEO will likely hold onto these until the last to release. The other condo block they have is not so ideal. :(

The developers always give discount from the listed price. At time, stamp duty rebate, furniture voucher (which is a cheque upon TOP) etc etc
eg FEO, they give extra 2% for repeated customers.

It's in front of east meadows, nearer to mrt but they paid more for the land compare to Eco and it will most likely be launched only in 1H 2013.

ERL and a mall right beside optima but I agree Punggol is a raw gem if it realise it's potential. Another point to consider is that D16 as a whole has a lot less land for development, so in that sense there is more pent up demand than Punggol, which has abundant land for both hdb n private apt. :)

I picked stack 5...shortest walk to the MRT, with carpark below, sky garden on top, and shop as well. Those blocks without the carpark, sori, need to walk more.

and this project, has too many small units...not so good lah..
BTW, the ground floor SOHO with 5m ceiling units, are not much privacy as there is good pool in front.
This unit is for my son, and hopefully for his marriage 4 years later as a wedding gift for a proper family. Or I shift out from my current place to Eco. My current place is bigger, better location and fetch much better rental.
Tower A /B, I think good stacks like 4 and 5, left with only 1 unit each..
They have opened up many more towers, I did not track....

so i still think eco is a better buy. like what a previous forumer said : come on 1 2 3, qu mai eco. wo men yao mai eco!

i was actually thinking of switching to 3 bedroom compact. the small room in 3BR compact is not that small - can fit a single bed. now i am thinking i should have gotten the 3 bedroom compact instead - any thoughts anyone?

BR is for renting out to expats who don't mind dust/noise/diesel fume with fast access to MRT / shops
ECO is for self-stay, clean air, fresh smell of flower / leaves, sea / golf-course view, relax on top sky pool ... cool lifestyle + family who has primary school kid going into Temasek
Laguna reminds me of Dr Ng, that guy who bought The Hiller 2 SOHO unites for children ... and he said is so affordable ;)

For investment, a 2br is good if the psf is about the same as a 3br. c3br will be 200-300k more?
for people owning a third property, the ADSD is so high - i just found out. will the developer give some discount or rebate for this?
150-170K more for the one i checked out - it was stack 39 - facing tennis court.

This project is cheaper than DBR, My Manhantan, Casa Merah and Optima
Yet no bay window, no planter, accessible to a good primary school within 1km, no track noise, on a higher ground, with a sky deck / pool, walk to MRT + future ERL
for D16, no brainer lah ... the rest of new TM projects are all outside of 1km of Temasek / Red Swastika ... only those Waterfront Collection are within 1km of Red Swastika
Does FEO give marble flooring / feature marble wall in WC like WFI / EuHabitat??

When I was your age, I was still paying off my education loan.
Never thought about property, only went to apply for HDB.
Laguna's kids are really fortunate.
In future, I want to be like Laguna and buy condo for my 2 kids.
But I will buy it under my own name, they have to apply for HDB first.
