Tender closing for residential site at Buangkok Drive / Sengkang Central

The Urban Redevelopment Authority (URA) closed the tender for the residential site at Buangkok Drive / Sengkang Central today.

The site at Buangkok Drive / Sengkang Central was launched for sale by public tender on 16 April 2012. The site was offered for sale on a 99-year lease.

A 99-year private housing site near Buangkok MRT Station has received five bids. The top bid, from White Haven Properties, was $301 million or about $508 per square foot per plot ratio (psf ppr).
The second highest bid, from a partnership between Opal Star and Binjai Holdings, was $290.28 million or about $490 psf ppr

=> Top bid price very close to the Bedok South plot going to be developed by FEO ... it seems like OCR near MRT is stable at 500psf ... selling price will be above 1000psf

INGAPORE: Punggol South residents can expect a new space for community activities by September.

Grassroots Advisor for Punggol South Gan Thiam Poh said the Wellness Centre for all ages will offer a space for activities like IT and language courses, games and meetings with three-generational bonding in mind.

He said: "The purpose of this wellness centre is to encourage three generations to come together, to bond together, and also not only confine themselves to this centre. They can use this centre to come up with more programmes to reach out to residents in my division."

Located at the void deck of Block 550 in Hougang Street 51, the new centre will be the size of two and a half five-room flats.

Mr Gan added that he has also applied to the Housing & Development Board for a site to set up a community centre in Punggol South. It does not have one currently.

He told reporters he is also pushing for an "integrated project" that includes a community, commercial, and hawker centre.

Mr Gan added that the ideal location for the project would be the open field next to Buangkok MRT station, pending approval from the authorities.

Young couples are also buying comparatively more expensive executive condos. Developer MCC Land's senior manager Richard Nah said he had two couples, both where the female was just under 18, applying for flats in recently launched 1 Canberra in Yishun.

Laughing all the way to the bank. Esparina truly sit on a v good plot at a v gd price. Only caveat is try to avoid staying at home on Fridays. :)
