Yah, not many options for 2 bedders below 600k. Maybe developers should tap into this market. The other one I can think of is Parc Rosewood 2 bedders, selling from 560k last time.
Hdb new bto 3 room flat is 65-68sqm which is around 700-732sqft. So for this one 646sqft without the bomb shelter, its quite livable for a small family actually.

I think there is shuttle-bus service from the developer to assist the residents reaching out.
It is just a drive to Pasir Ris Drive 3/4 from flora drive, isnt it? It is not that complicated as you would think of.
Most probably the empty land in the middle of flora condos where hedges park showflat is will become some sort of a mixed development like The hiller or bedok residences. Now that populating the Loyang area is complete, a mixed development will guarantee human traffic for the shops.

When Ferraria was launched, I thought it didn't worth the psf due to location. A few years down the road, many Ferraria owners sold and made good earning. The Gale has also shown positive subsale demand too. Those who continue to stay here seem to be enjoying their stay.
Nobody can really predict the future. As long as those who purchased have done their due diligence and bought within their own financial means, it's still a wise choice. Parc Olympia is indeed appealing.
Those who are overly concerned over buyers of Flora condo should divert their concern to young couples who overly commit in their first HDB, or people who can't afford yet went ahead to get credits to purchase.

If showroom quality is bad, you can expect the actual to be worst, but there is warranty period of 1 yr to fix thing, need not worry. Even 'reputable' developers also will have defect one, heng suay only. :)

Visited the showflat and I must agree the finishings and designs are really very bad, prob the worst I hv ever seen in recent launches... Conveniently pop by Palm Isle showflat and could feel the significant diff in the quality ... Personally I would choose PI over PO, as I prefer the more resort and relaxing feel... pO would appeal to those outdoorsy and sporty folks

I suppose the project has only 400+ units, that explained a higher maintenance fee. I used to own a 2 + study and the entire project has about almost 800 units and the maintenance I'm paying is $260.

Just to name a few alarm when I was there:
- 700m single lane running track will be tight. You just need like 50 people on the track to cause congestion problem. I run so I don't like to keep avoiding people constantly.
- share fustal and basketball court? So only one group can play at one point in time? :scared-5:
- rock climbing wall? Who will be the belayer? Who will be responsible for the maintainence of the equipment? Who will be responsible if any injury?
The quality of the show flat is nothing to shout about. Instead of spending money paying celebrities to endorse the project , the developer should spend more thinking abouttheir concept.

But overheard another saying it's 2.9m.

It's really a unique dev with all its features and I was really tempted to buy it. Pricing was so-so only. I won't go as far as to say that the price is cheap, a 2br was offered to me at about $978psf (5th floor, stack would face PI)...
In the end I decided against PO and went for a 2br at PI instead. One of the main reasons was because of the maintenance fee. I doubt I'm going to use many of the facilities offered, rock wall etc... Probably end up using only the tennis court, pool and gym. Despite the track, I would rather run around the neighborhood (personal preference). So paying close to $350 a month didn't really add up.
Another reason was due to price, at PI, my apartment was about $817psf. Granted, it's a unit that is beside FP, low floor and arguably near the TPE (though I feel the distance is decent considering there is a line of trees + a tennis court between the block and the expressway - then again, I could be justifying my purchase)... I feel the substantial price difference was worth the slightly lesser privacy and a bit of expressway noise.
Just my humble opinion on why I didn't choose PO. I won't take anything away from PO, great concept, less crowded, nearer to the bus stop on the changi side... But just not for me (:

Hello everyone, I went to view PO today.
It's really a unique dev with all its features and I was really tempted to buy it. Pricing was so-so only. I won't go as far as to say that the price is cheap, a 2br was offered to me at about $978psf (5th floor, stack would face PI)...
In the end I decided against PO and went for a 2br at PI instead. One of the main reasons was because of the maintenance fee. I doubt I'm going to use many of the facilities offered, rock wall etc... Probably end up using only the tennis court, pool and gym. Despite the track, I would rather run around the neighborhood (personal preference). So paying close to $350 a month didn't really add up.
Another reason was due to price, at PI, my apartment was about $817psf. Granted, it's a unit that is beside FP, low floor and arguably near the TPE (though I feel the distance is decent considering there is a line of trees + a tennis court between the block and the expressway - then again, I could be justifying my purchase)... I feel the substantial price difference was worth the slightly lesser privacy and a bit of expressway noise.
Just my humble opinion on why I didn't choose PO. I won't take anything away from PO, great concept, less crowded, nearer to the bus stop on the changi side... But just not for me (:

Ibb, congrats on yr purchase! Yah PI is a lovely project. I would have bought one myself if I were to work in the east. I found the finishings above average and the overall concept very relax and resort feel... good choice!

I read there is a new bus no 4 which ply the area along Flora Road now... so we do not have to depend on the private buses or the shuttle bus, another option is always good!!!

Thats why lets hope that the private buses that connects to CBD is still available.. at least its a good alternative!

I did look a dev at jlb too..but guess I started looking too late, not during preview so leftover units were pretty ex... It would have been closer to the park which I liked. But Po came at quite good price and had patio unit which was next best thing for me... Guess partially fate when you see the unit that meets all your req, price included and actually like it pretty much..

thx, but i didn't get the 532k unit, the couple just before me got that one :D
unfortunately currently bus 4 does not turn into flora drive, so it's still quite a bit of walk to po on a daily basis. hopefully new bus services will serve flora drive once hedges, po and pi are up. if not, hopefully bus 4 will be rerouted in such a way as to serve flora road and flora drive as well. i have studied bus 4 route, and find that it is possible since it's a loop service i.e. tampines interchange - flora road - flora drive - changi north industrial park - flora road - tampines interchange. just a thought.

I heard some of these special buy units are low floor facing bin center, main gate or beside substation.
$532k for 2bedder it's very cheap. Should be able to make profit after TOP.
