Expected... was there yesterday and already the showroom was crowded in the afternoon... was supposed to drop by today with agent but last min change my mind.. instead I went to dleedon :D

Tuan Sing sells 175 units after bringing forward launch date by two days
[SINGAPORE] It was a day of contrasts for two 99-year-leasehold private condo releases yesterday. They both had a similar sort of average pricing - in the $1,400-$1,500 per square foot (psf) band - but one is in a city-fringe location, next to Potong Pasir MRT Station, while the other is in the suburbs, in Clementi. As expected, the project closer to town drew more buyers.
Tuan Sing, which decided to begin sales at its 332-unit Sennett Residence project yesterday evening - instead of on Saturday as earlier planned - had already sold 175 units by 10.30pm yesterday. Tuan Sing's CFO Chong Chou Yuen said the group had collected nearly 500 cheques and seeing there was "more than enough demand", decided to bring forward the launch date.
The average price is $1,450 psf after upfront discounts of 10 per cent plus 8 per cent. Sennett Residence is being marketed by Huttons.
IOI Group, which opened the doors at its Trilinq condo showflat in Clementi in the late-morning as planned, had sold 85 units by 2pm, according to the company. BT understands the final tally yesterday evening had not changed much from that. So far, the group has released 200 of the project's 755 units.
The agency must be using its queue strategy which is every effective in bringing the anxious and tense mood in the showflat. It works every well in this kind of climate.

For me, La Fiesta, Qbay and Sennett is quite badly hit by the CM.. Imagine before the CM, most of the launch are 80% ~ 90% sold out within the first day.. Sennett is located at a good location next to MRT station, in District 13 and the asking price is quite ok. But only manage around 50% sold for such a small development. It looks like the demand is really not there anymore..

hahaha.. That is what I have observed only... I feel that biggest hit to the market is not the latest CM, is what government say now... Price is not acceptable... That sentence is more powerful than any CM as you really don't know what the government is going to do next... At least with CM, you know what is there and you can go around it.. But now, today have rumor of this CM, tomorrow have rumor of that policy from MAS, really don't know what will happen next. But I feel with the latest slow sales, the government may take a step back and see what will happen.

I think sennett pricing of $1450 average, give san ritz room to launch above $1500, as san ritz bid the land at a higher P,....and for the next project beside san ritz, is going to be much higher because of the high cost of the land.....

I think Potong Pasir is one of the most unique locations in Singapore for the fact that it is so close to town but so under developed. And finally after the white group has taken over, plans are now moving forward to develop the place. Will miss the quietness of the place though.
Got a 2 bedder unit last thursday at SR and when I walked past today, the board put up showed red color "sold" stickers almost on every unit. I guess the 3/4/penthouse are the ones remaining only.
And yes it was a madhouse last thursday. :cheers1:

Makes sense. But more important is that it economizes on the overall space available. Since I don't cook often, I don't need my kitchen to be enclosed.

I think due to the 1-bedder at Senett is quite spacious at 586sqft, so the quantum is high.

Yeah, on hindsight, $1450 for a city fringe condo is considered a steal if Urban Vista in Tanah Merah and other suburban condos are also selling around $13xx t0 $14xx.
PP should have alot of upside potential, especially once details on the future developments in this area are firmed up....

Most likely own stay, but still very far from TOP lah, will decide base on circumstances there and then. It's a 2-bedder, I like the huge master bedroom. :)

Ya true one thing unique about 1 and 2 bedrooms is the open kitchen and electric stove. Gas stoves and more spacious kitchens are available in the 3 and 4 bedrooms.
Kinda of makes sense though. 1 and 2 bedrooms are much smaller and I would prefer space maximised for hall, dining and bedrooms rather than for the kitchen. Couples (1 bedroom) and/or small families (2 bedrooms) tend to cook less.
A small utility room might have been nice though for the 2 bedroom. Gotta find other ways to be creative I guess. :cheers3:

Senette side has many roads outlets beside Wan Tho road (to Upp Serangoon), there are roads leading from the landed pte estate to Macpherson side and even to Aljuined rd (from Cedar Girl secondary school) if you carefully examine the street directory or onemap.sg.
Traffic is heavy at Wan Tho during morning and sometime in the evening due to parents sending kids to school and when there is jam in aljunied or macpherson road respectively. Jam will always happen with another more than 800 households added to the existing roads unless there are a few more roads added to upper serangoon road and macpherson.

The best is to check with people who stay in sennett landed on the traffic jam there.

Good for you. One has to weight the potential upside and risk more carefully in the last one year b4 jumping in. Review the potential capital gain, rental yield, progressilve property tax and even personal income tax. Singapore is quite low in the two taxes and therefore still ok. I am sure they will push the tax bracket higher but the question is how much and when? :o :D

We are seeing more who cash out too early probably in 2010-2012 and reinvest into smaller MM units to chase after yield. So called millions sitting in the bank and do not know what to do with it and FD only pay them 1%. I think they also believed that 10% absd spread across let say 10years only cost them 1% annually.
Absd is probably the smartest way to tax the rich while tapering the demand at the same time.

A tie-up between City Developments Ltd (CDL) and Hong Leong Holdings yesterday placed the top bid of $245 million or $793.02 per square foot per plot ratio (psf ppr) for a 99-year-leasehold mixed-use site near Potong Pasir MRT Station.
The bid exceeded market expectations and it was also about $24.4 million, or 11 per cent, higher than second highest offer of $714.10 psf ppr from Chip Eng Seng’s unit CEL Property
The state tender drew eight bids, which analysts say attests to the popularity of residential projects with a commercial component.
CDL said last night its proposed scheme is for a residential development of up to 19 storeys, with around 28 commercial units on the ground floor. Some of the commercial units could be released for sale.
The authorities have stipulated a maximum commercial quantum of 2,000 square metres (about 21,528 square feet) gross floor area (GFA) on the ground floor, which can be carved into no more than 28 units, translating to an average unit size of about 71.43 sq m (nearly 769 sq ft). Also stipulated is a maximum 267 residential units, reflecting an average unit size of 100 sq m. The caps on the number of residences and commercial units are to ensure that the traffic generated from the project can be supported by the area’s current road capacity.
Based on the CDL/Hong Leong’s top bid, DWG senior manager Lee Sze Teck estimates the breakeven cost at $1,250-$1,300 psf and selling price for the apartments at $1,450-
$1,500 psf. “The retail component could be sold on a strata basis for around $4,000-4,500 psf,” he added.
SLP International executive director Nicholas Mak too said the apartments could be launched at above $1,450 psf, which could set a new benchmark price for 99-year apartments in the vicinity. He said that recent average transacted prices of Nin Residence nearby (next to Potong Pasir Station) and Eight Riversuites (near Boon Keng Station) are $1,205 psf and $1,338 psf respectively.
Some market watchers consider CDL/Hong Leong’s top bid “bullish”. In July, property consultants predicted winning bids of $580-$750 psf ppr for the site.
Jones Lang LaSalle’s national director of Singapore research Ong Teck Hui said: “The top bid at $793 psf ppr is above expectations and reflects the keen demand for residential sites with commercial amenities. This has also been the case with mixed-use collective sale sites, some of which have also fetched higher-than-expected prices. Mixed-use projects have been doing well in their sales launches, achieving optimistic prices and rapid take-up. Recent examples include The Hillier, Watertown and Bedok Residences.”
Nevertheless, Mr Ong considers the top bid “optimistic”, especially considering some limiting sales conditions – such as the 2,000 sq m cap on commercial GFA, just 7 per cent of the project’s maximum GFA; and the 100-sq-m average residential unit size. “With limitations on the quantum of commercial space and the number of small residential units that can be carved out in this project, value enhancement by these would be constrained to some extent. Perhaps the value enhancement comes more from the premium that some home buyers would pay for a project with commercial amenities.”
CDL’s spokeswoman noted that “demand for homes near MRT stations, in particular those integrated with commercial/retail components, continues to be robust”.
“Given this, along with the ongoing transformation of the area around Potong Pasir MRT station into a private residential enclave, we expect this development to be highly sought after,” she said.
CDL and Hong Leong Holdings are familiar with the vicinity, being partners (in addition to TID) for the 702-unit Bartley Residences, she added.
At yesterday’s tender, a Frasers Centrepoint-Maxdin tie-up bid $706.01 psf ppr; Far East Organization’s Boo Han Holdings partnered Far East Orchard for a $656.35 psf ppr bid; Santarli Venture partnered SL (Serangoon) ($650.76 psf ppr). SL (Serangoon) is controlled by Douglas Ong Pang Chye.
Another bidder was Vantage Properties, owned by Lim Kim Hong and Lim Huixing ($624.06 psf ppr). Trident Assets, whose shareholders are Victor Soh’s Pinnacle Assets, architect Chee Hsian Sing and Melvin Poh, offered $588.45 psf ppr. The lowest bid of $558.93 psf ppr was from a partnership between Evia Real Estate (3) and Ho Lee Group.

As for your other post about CDL, not relevant to this thread but for Sennett fellas, it wont matter much. Sant Ritz is lower rise than Sennett and if the CDL development blocks their view, it blocks the view of the PIE and noise from there too.
The people looking at CDL developments have more to think about since its so near the highway.

1,195 sqft is a 3+Study on Stack 05. Unit facing stack 12 which is very near to each other. Floating Gym is on level 7, imaging this unit is on level 7 or below.
Probably the above will justify the difference. ;)

I am vested here, I was told per floor difference is $5000. So I think Newlaunchproperty might be right, the price difference is for facing and privacy.

Media never reported Sennett or Urban Vista went for cheap. It was reported at 1450-1600 psf for both.

Cheap or not is relative. As a matter of fact, I am not familiar with PP, just thought now that so many people buy it and the media reported a price of$1450 psf, it must be a good buy compared to other projects in this area.

The landed facing Sennett also face the West Sun. The condo devpts will block off the sun and the busy road noise. These are plus points at least.

Superstructure of NIN is almost completed. All these developments near potong pasir mrt stn will really change the entire place.

They are very close to the mrt tunnels and that would mean alot of approvals at every stage before physical works are carried out. I would actually think that foundation works would naturally take very long in such close proximity areas because it is critical to the whole building. From second to 15th storey is repetitive work once foundation is done.
So once payments start, change in payments most likely will hasten.

There's actually one.. but no activity.. and also the administrator does not do any verification on the owner.. just let anyone in.. so not sure if its really owners.. Minton Owners have a very good and secure one.. must provide unit no then they let you in. I don't have time to maintain/administration..

I prefer proximity to city. Boon keng is considered city fringe whereas potong pasir is suburb. So all else equal, eight riversuites is preferred. Some more it is cheaper compared to projects at potong pasir.

By car if need to go CTE entrance at Jln TP, sligthly nearer from Sennett
MRT is right at Sennett doorstep. that will make a big difference for some people. Probably explain the price difference. 8RS good pricing relative to other projects.

Definition for foundation includes more than just piles. Should include pile-caps.

For me I prefer staying mid - high floors. I took the risk to face sant ritz as I know one of their blocks r low rise. I did not want to choose the block facing Nin due to the Mosque. And I prefer this unit due to the squarish layout as compared to pool facing layout.

Actually the 3+ Study + Yard is a btr layout, as it allows u room to deal wth laundry, but i also not engh budget as well, further more by the time i went there was only the 4th lvl availb of that config, n its just abv the rubbish collectn area, so i guess will have to live with what we can get at the moment

That's one of my gripe, the 3+Study+Yard can choose open or close kitchen, but 3+ Study cant, some more the kitchen storage space of 3+Study very limited. But wat to do, I don't have a choice both fm a timing n $ point of view, so just have to live wth it. But likely I will enclose it when I get the unit. Is the 2 bedder u r gettin open kitchen also?

Ya i guess those who cook frequently have got to enclose it. Cost will be additional but at least it allows u to make the kitchen enclosure the way u want it. With windows, make it glass viewing, sliding or glass door, so many options.

Wow when 2016/2017 comes along, Pheng Geck Ave is the main entrance for 2 condos, Sennett Residence and Sant Ritz.. and then you exit or enter either by the Wan Tho Ave side, which then you have Nin there or the other side Tai Thong Crescent where you have The Venue there.. its going to be crowded along these few roads in the morning and evening hrs..
