Flat sold for record $1.17m in Shunfu estate
A double-storey apartment in Block 316, Shunfu Road has broken records with its $1.17m selling price.
Real estate experts said this was a suitable amount as HUDC flats have large floor areas and potential for en bloc sales.
The unit has a total area of 156 sq m.
According to the Shin Min Daily News, the price beats a recent sale of an apartment at Hougang Avenue 2 Block 716, which was sold for $1.06m in February.
It had a total area of 160 sq m.
Other news reports said another Shunfu HUDC flat was sold for $1.1 million in 2010.
Experts said the remaining HUDC units at Hougang, Potong Pasir and Kallang are expected to fetch between $700k and $990k in the coming years.
HUDC apartments are also considered cheap compared to condominiums, they said.
The HUDC apartments in Shunfu Road's Block 314 to 319 are more than 24 years old, but investors are attracted by their large floor areas and potential for en bloc sales.
They are considered suitable for families due to their large floor areas. Buyers also view them as having an established public transport route as they are usually in mature estates.
Real estate experts said the flats in the Shunfu estate off Thomson Road frequently face enquiries by interested buyers; there are at least four enquiries about their availability every month.
