I think MCL was worried about the market so was very conservative in pricing which they offset with their choice of building materials. For the price that HH is charging, buyers would expect good quality stuff.

At least Pasir Ris has a beach which is one corner of the

not aware that hh gives good or high grade quality....judging from what they give for miltonia and meadow I don't think I'll be keen with their project:D

Indicative price is not cheap, esp e premium or sea facing units. Not sure of its potential as it is far from sch, amenities etc.

I went there on Sat for the preview and was questioning the dealers why the new indicative prices are so much higher than what is being advertised. Maybe to lure crowds, I guess.

Having said, I would like to check with the more seasoned buyer here who had visited the showroom over the weekend.

How is the quality as compared to the Ripple Bay and Sea Strand?

The chart given to me is from 875 psf (premium at least one view) to 1050psf (dual views). Latest from the agent is about 700 psf for the lowest floor and about 900 psf for the dual views one.

IMO :

interior finishing Seastrand wins hands down -- typical FEO std.
But sometimes, what u see is may not be what u get for their projects.... :scared-2: Esp when one needs to consider the main con's std for other more impt stuff like waterproofing, structural etc.

sea esta uses ceramic tiles & engineered timber strip (?). Quite "mass mkt". Save cost? But overall the flooring & cabinets looked not too bad to me. Maybe it is the quality of the workmanship for the show flat...

ripple bay showflat's finishing cmi IMO. Or maybe they rushed for the launch that's why? I dunno. But I supposed their launch price is attractive that's why sells well.

I have not seen the other two development. But the finishing is already considered not bad, IMO.

but i don't like sea esta 2 bedders layout. the compact one is in fact a 1+1. for the 2 larger layouts, one has 2 ac ledges (one is not enough?), whereas the other has a totally useless entrance corridor.

I have been holding back my purchase till I received more details of Sea Esta but it was pretty dissapointing.. how come the utilities, yard and wc at the front entrance for the 4 bedder??? ...........and it's more like a 3 + 1 instead.... :doh:

Does Sea Strand have million dollar seaview?? Interior can be changed and improved; but the view is fixed. 'DBSS' seaview units.....well, all sold out.

You have a point here so its entirely up to individual preference -- whether having a seaview is what you are looking for. Only selected units have the view while the rest will only get seabreeze instead. The attractiveness of RB is for its seaview (selected units) and low psf. Congrats on your purchase of RB! :cheers6:

I would say if he really likes it then just bite the bullet because once the MRT is completed in 2017, the property will maintain or increase its value. It is the best among all the waterfront series, including future ones around the reservoir.

I'm not the "view" type of person. I would rather go for amenities, because the view is useless if you need something urgently e.g. see a doctor within 5 min walk if you are not feeling well at home.

I kind of agree, it sure beat taking a bus to see a doc but cos' it's D16 too, so the amenities and convenience come at a cost too. :)

Based on my experiences, most of my past tenants would also emphasize more on the promixity to transportations/amenities than on having sea views /city views etc. Many would also focus a lot on the interior furnishings in their decision makings.

But certain folks would still place higher values on 'sceneries and views' and do not mind a little bit of travellings ... to each his own :cheers4:

Visited the Sea Esta showflat. 4 bedder: Very strange layout. After walking in from main door, walk past Utility Room first, then Bedroom, then living room. A little all over the place. The main living room balcony with sea view is blocked on one side by the wall of the adjacent block, will be quite dim and not panoramic view. Small development with very limited facilities.

I will rank them in this manner.

1) Silversea - Near East Coast Park and you got to see a lot of ships in the sea and see how busy a port Singapore is.

2) Sea Esta - Near Pasir Ris Park and you got to see some shipyard on the right hand side.

3) Seahill - Near to West Coast Park and you got to see the Container Port and Jurong Island Industrial view.

You need prob 6th floor and above to see the "sea". Quality nothing to shout about. Developer is trying to sell the view. But location CMI and you really need a car, which is getting more expensive now.

Transportation-wise seems ok from location. Right outside is a bus stop and then its just 2 bus stops to Pasir Ris Interchange

I think there are 2 stacks of 4 rooms and both stacks are dual views. Sea and Pool. If 8th floor then 1367 sq ft (127 sq m).

I beg to differ on the layout of the dual-view. It is a rare layout that I've seen in recent launches here. Stayed in some service apt in Tasmania years ago and the layout is similar to this Sea Esta's dual-view.

I suppose it's personal preference. Whether you're looking for space maximisation for every psf you pay or you're willing to pay for the extra space for lifestyle. Putting this layout in JLB area, I think it's acceptable. IMHO.

Personally I prefer Pasir Ris and Sea Esta is near Downtown East, nested in a private estate w comparatively matured estate compared to Punggol but most impt is which locale u like. :)

Properties along the East to West coast also get dust from the sea but their values still appreciate so much. They dont have MRT and very well accessible bus to all the properties too back then and maybe now. So I guess its better to 'eat dust' in this case since their values have never looked back since and people now craving to buy a Sea View units in the end becomes the one eating 'dust'?

It will most likely have sea view units as it shares the same frontage as RB and SE based on what MND has indicated for this plot. There are some 590 units being planned too, so will be better spaced out compare to say RB?

While that might be so in normal circumstances, government is pushing out too many sites in Pasir Ris, and too short a span of time.

It will be bad if it is on the confirmed list and a low opportunistic bid is put in. Bad for existing owners in the area, but good for developer and maybe new buyers.

How many HDB households are planning to upgrade in Tampines/Pasir Ris? With so many new developments in Pasir Ris, I think the demand is nearly exhausted. The government's action in Pasir Ris will lead to Pasir Ris remaning a price laggard for years to come... :(

I'm two hearts about going into the new projects in JLB. Not sure in 3 1/2 years' time, when the these 4 projects are up, and many more to come in the pipeline, what will the landscape in this part of Pasir Ris be then.

Personally, like the current JLB's tranquility & esp. sea esta's dual view layout. But on economic term, to pay for such psf of $900up now, will the value be diluted by the rapid GLS in this area?

MRT is a daily thing for commuters without cars. Downtown East only visit once a week on weekends. So it's better to be near the MRT than entertainment amenities.:rolleyes:

If I were a developer or agent, I would be at least indirectly promoting the unsold units.

Additionally, I came out to post because just before my post was jxmail00's post where he talked about the seaview unit he purchased. Thus, I decided to share my thoughts on my purchase and why I think it is an excellent one.

That said, my post focused on the high-floor dual view units and the factors and reasons for purchasing that ran through my head before deciding on this property.

Seaviews are at 6th floor and above. With 2 stacks of dual view units, there are only 14 units and just for your information, all of these were sold in the first 30mins of balloting. I do not see a need to promote any dual view / seaview units.

All said and done, I have to admit that I was giving the property I had purchased a very positive reception. I have obviously done my research before purchasing. It is my property after all. (:

That said, my post focused on the high-floor dual view units and the factors and reasons for purchasing that ran through my head before deciding on this property.

Seaviews are at 6th floor and above. With 2 stacks of dual view units, there are only 14 units and just for your information, all of these were sold in the first 30mins of balloting. I do not see a need to promote any dual view / seaview units.

All said and done, I have to admit that I was giving the property I had purchased a very positive reception. I have obviously done my research before purchasing. It is my property after all. (:
