The only reason I can think of is Sea Esta has a smaller land size. The fact that Straits Constructions got to build from inside out aka build block 20 and 22 first and block 18 and 30 last indicated they dun have a lot of land to manoeuvre.

Parc Olympia might not have this issue and all their blocks can be build together n progress together. Each of their block has lesser floors compared to Sea Esta thus they can complete faster.

I might be wrong.

Hi Neighbors,

Just saw some photos taken by my friends for his EC unit @ Tampines whose developer and main contractor same as us. I got so worried about the quality work for our flats after reading through all those recording of hazard safety and poor quality works.

Like the rubbish chute is too small even without leg peddle. What is more, the chute door opens to lift lobby and just beside the lift door!!!
There are sharp edge in swimming pool, narrow pavement, water ponding in letter box when rains, narrow driveways, no sheltered linked way...

Not to mention the interior works.. oh My

Code say There should cover with RC around escape stair ( forgot how far offset), that is why a lot RC ledge at all condo unit. Near escape stair unit more chance to have ledge.
Also can not cover full RC, if full RC slab, URA is count as GFA. Than, they do RC grill.
This 1st storey is higher floor to floor height,
So much have more covered RC.

Btw due to land cost increase, all new houses be it private, landed or public, the floor area is getting smaller and expensive compare to old condo...:gun3:.

In front of block 18 there is a metal structure they are building at the site which used to be the worker's housing. Anyone has any idea what is it?

On the plans they gave us, that is a blank white space with no description.

If I am wrong, near B18 is Pavilion/BBQ pit and near B20 is the tennis court.

Mine same blk & area, lower floor. I won't sell it below S$1000psf with reference to the selling price for the past six-months transactions in Seastrand. Our units have much better view and perfect floor plan (good cross ventilation for every room, have windows even for store room and toilets etc) as compared to seastand's.

A NUS study observed that the sea view premium is 15% higher at east coast condos.

4BR high floor dual view. Open main door got tri-ventilation. I personally wont let go below 20%.

I have seen BCA information for some other developments. Vacanza and Watercolours received TOP approval from BCA one month after site inspection application. Seastrand, Hedges Park and The Gale received TOP approval from BCA 3 months after site inspection application.

Just go to BCA website and key in build plan number which can be found in our brochure.

Yah.. the suspended part I noticed in a few of the developments. It happened to Watercolours when they applied on 9/12/2014, then 31/12/2014 it was approved. Similarly for Gale, they apply inspection Oct 2012, TOP was suspended 21/12/2012 but the TOP approval came in Jan 2013:

You have to add a BP01 at the back of the reference number. If you look at the brochure, at the page with the "Air-Conditioner Schedule" and there is QR Code at the bottom of the page, there are lotsa words at the bottom of the page listing License No, Tenure of Land etc. There is a Building Plan No.10059
