Mabe at most extend mop for subletting to 8-10yrs .....not possible to stop subletting completely one......all the tenants stay whr? Govt goto build more domitories or hdb rental flats for foreign workers?

40-80K units of hdb flats for rental suddenly disappeared from market liow... that could be equivalent to housing for 300-400K of people... my condo rental price will cheong from 3.5K to 7K.... shiok!!... i will move back to hdb and rent out my condo... :cheers4:


those couples who rented out own hdb flats and moved to stay with parents for the extra free $$ will kpkb and want kbw out... :D

it will happen i believe especially alot of ignorant people who like to show off and always keep telling and broadcasting how good hdb rental is n how much he is enjoying the rental yield...this will result more protest and more measures will come in.....so keep your mouth shout while enjoying and dont attract the cat by singing loud...those are the fool i think...no offence

Yup...agree with you.
Cannot suddenly stop completely.
Like you said increase MOP, or maybe have to return grant given to first timer if want to let out flat and stay in PC.

The reason I ask this question is because there are a lot of people who think HDB will stop the subletting to control the price inflation not knowing the number of people renting 97,028 since 2007 "official figure".

Looking at the statistic, HDB reducing it building program in 2001 and it take 10 years later to build 25,000 unit a year starting in 2011 to meet the demand.

(1) It stop Private property owner from buying HDB to control the HDB resale but the resale get worst because those who buy PC not selling HDB thus the reduce supply of HDB resale unit on the market.

The supply of resale will only start to increase 3 (Building) + 5 (MOP) = 8 years later in 2018.

(2) HDB try to increase the supply of resale by giving $20,000 for elderly to sell their unit and buy a Studio. This will take another 3 year if successful but I don't think a lot will go for it.

=> with immediate effects, no holding of both Pte Condo and hdb at the same time,... and all who holding both hdb and pte condo must get rid of the hdb (or all pte condos, your choice) within 3 yrs... :D


it could crash resale hdb price by 10-20% downwards and may be MMs 30-50% downwards.... I will swap my hdb into an MM immediately... ;)

heya... big boss khaw got lots of weapons lah... if he really wants, he can:
- inject new hdb flats directly into resale market (as bto pressure is getting less and less)... but without subsidy, price could be slightly lower than resale and no cov... will resale market crash or not ??..
- can also revise DBSS to DBSS2, such that DBSS2 is treated as resale flat, anyone + PR could apply and does not take up your chances/eligibility of buying BTO/EC in future... private developer could build flats very fast without eating up hdb's capacity....


he can suka suka shoot down resale price before 2018 if he wants... his most lethal weapon is "blogging"... that bto kena blog-ged by him until going to be under subscribed very soon... he is my idol !!... :not-worthy:

Moral of the Story, resale HDB is cannot be use for affordability calculation. It "is not sustainable" that is why got CM1, CM2, CM3, CM4, CM5....:tsk-tsk: .. It is use to calculate the amount of subsidy HDB is giving. :doh:

I think he will not want to shoot down resale price because the amount of subsidy HDB is giving is taken from the resale price. All he need to do to bring down the resale price is a phone call.

May not be a bad idea when the new cross-straits MRT line is up and running. But seriously, must address the crime issue first as the BTO residents will become sitting ducks for all the criminals in JB. Can't imagine a better place to rob in JB then this BTO. haha

Not only this, i heard FTs become PRs and bought resale flat immediately...than rent out when return to their own country ...after that sell off their resale flat after collecting enough rental...

Buyers of Trivelis DBSS in Clementi had a shock when they found out that there will be a much cheaper BTO built right next to their development.

Market watchers have estimated that the prices in the BTO project can be as much 25% lower. This could work out to be more than $100,000 for a typical 4 room HDB flat. The $100,000 is supposedly for the better finishing such as built-in wardrobes, kitchen cabinets, better tiles, parquet flooring in bedrooms and various other premium finishings. However, not all DBSS have better finishing and workmanship. Some are even worse than BTOs such as the Ang Mo Kio DBSS development called Park Central. In Nov last year, it was reported that hundreds of home owners in Park Central complained about building defects and shoddy workmanship.

Not only are the Trivelis flats more expensive than the usual BTOs, they are much smaller even though they claim to be the same 4 or 5 room HDB flats. A typical BTO 5 room flat is 113sqm and the Trivelis 5 room unit is only 105sqm. The smaller Trivelis unit has an aircon ledge as big if not bigger than than the kitchen, The balcony is also bigger than the living room in Trivelis. Hence, the liveable space in DBSS is actually much less than what consumers are paying for. In DBSS projects like Park Central, even master bedrooms have large balcony. Maybe these developers think that Singaporeans like to do their bedroom business in the open.

HDB should state clearly what are the liveable space so as not to misled consumers. MND should consider asking all developers to state clearly the percentage of un-liveable space (balcony, aircon ledge, storerooms) when selling the unit. If Singapore apartments become over-priced pigeon holes then more young Singaporeans would consider migrating to other countries. Moreover, HDB flats are only leasehold 99 years!!

IMHO, stop subletting of HDB flats is more or less try to prevent people from making use of the rental money to pay for their private ppty instalments. In a way, I think it is also trying to curb the pc prices.

Same same for Queens PC owners. Pay premium for tanglin orchard view only found out view was blocked by HDB. :(

Another thing is how do we make sure the PR has no overseas properties? I am pretty sure they have, just that they didn't declare to hdb...

It is very hard to control the overseas properties matter.

Beside the above.. PR family with or without kid(s), buy a resale HDB,
work here for 5 years.. can rent out liao..take the whole family back to homeland to live and work and collect rental here..a few years or tens years...when the authorities wake up... OK lol...sell lol and go back in homeland to enjoy life lol..

Btw, when PPs take up citizenship, they surrender their homeland
passport, right? How about their ID (NRIC)? surrender homeland

I have nothing against PRs or new citizen..but have to takecare
of our younger generation..at least help them to be comfortable
serving their first home loan..Thereafter, it is their decision what
