I was told this 3 bedroom condo is slightly below $800k. So hard to find a full condo facilities unit so cheap now....:doh:

Wow, I remember a few months back, 1 unit was sold for $900k (1,399sqft) and another was sold for $880k (1,432 sqft), some even sold for >$1m (1,475sqft). I guess the owner must have get into financial difficulties or some other reasons that he/she needs to sell at such a low price.:mad:

Unimaginable! What property bubble are we talking about in resale private properties? Aren't we seeing all the resale at very cheap prices?
It is the new launch OCR private properties which are having property bubble! Imagine Bedok Residences selling average $1500 psf vs this resale at $600 psf? That is 150% price premium! So, why are policy not targeting them and instead always targeting people and resale private properties that have nothing with the "property bubble" they are talking about? :banghead:

Yup. it is lodged in URA Caveat.

Perhaps the owner need to sell urgently.
You can try checking out the rest of the units.
From PropertyGuru, the units are all $850k and up for 1400sf.

all are asking price only for all the resale...if u are looking into getting one seriously...just offer and if the seller is serious about selling, they will sell now maybe is better than selling it later...unless they are not aware of more ECs, more new units launching and with all the rules now, with more TOP on the way, more choices for buyers now...:)

2009 the price of 3 bedders back than was around S$500k as it is EC so definitely the price bougth will be much lower back than...if can sell at close to 800K at this location...est 200 to 300K profit so if u want to offer...suggest u squeeze the price give them some margin to earn also not bad...should not >750 K maybe:D

Parking problem, I think.
But nowadays alot of condo can park one car only.
Very tough.

not that...it was in a newspaper last time remember a place where many rooms were booked for the wrong crowd I think...:p

It could be also that the owner has bought a BTO directly from HDB and therefore needs to sell his EC urgently.

No lah, I have a friend who bought a EC (3 bedders) in Yr 199x for $600K+, where got cheaper than $500k?

Aiya, cannot compare Yr 2005 lah. I think this EC was launched sometimes in Aug 1997 before the property market crashed. So those who bought during the crashed, now "tung tio" liao!

If I'm not wrong, the first or 2nd EC launched by govt was sold at a price of about $450psf and I think this EC was at $430psf, slightly cheaper because of its location.

One car park lot for one unit is quite common with new condos.

this one got hdb amenities wat....not tat bad seriously....

to me, it is better den condos like 8cy for eg.....only got one pathetic mama shop and kopi shop across the road....(tats y 750psf during preview....cheapest new launch in 2011)

You must be joking, 8cy is in a matured private enclave in Yishun, Sembawang with Chong Pang, SSC and upcoming Yishun Hub plus Seletar Aerospace.

Buying a PC near the price of EC is a good deal.

La Casa EC reaching 5 yr after TOP is asking $737 and 8cy is $20-70psf more only.

Btw there will be 2 shops in 8cy, don't even have to step out to buy anything.

just look at quintet... reach 5yr mop only so many owners rushing to sell... all trying to squeeze through the small exit door called "resale".... price kena thrown down to around 700psf... all the few condo estates next to it also price kena dragged down jialat jialat... all these condo estates are near mrt ok...

I am comparing location and amenities without considering the price psf...8cy is brandnew buc and this one about 11yo liao.....

So i pointed out chestervale got hdb amenities whereas 8cy only got hdb nrby....lol

Just curious, do you like your very own condo smack right inside HDB or next to HDB amenities?

If you are going to say you don't mind, then are you living next to a hawker centre or rowdy coffeeshops?

Next and near got big difference. Example, most people want to stay near to amenities like coffeeshops or hawker centres and not next to it.

Just want to highlight it's a wrong example especially when there will be two shops inside 8cy.

Get your facts right before firing your gun. Make sure you on the lights and see whether your girl is a transvestite before misfiring.

I don't mind to stay near or next to HDB amenities (coffeeshops & shops), if have hawker centres much better, it saves me a lot of times when I want to buy my daily needs. If today, don't feel like cooking, just go to the nearby coffeeshop and "ta-po", don't need to walk so far or drive out. If after work (btw, I take bus home), pass by those shops, can just buy whatever things that I need, don't need to buy from somewhere else, eg from office, and carry so many things home especially if you are travelling by bus. But I will try not to stay above the shopping centres, it will be very noisy during the festive seasons, eg CNY.

During lunch time, my colleagues always buy a lots of things (2 to 3 packets of fruits, sometimes even towels or pillows etc:doh: ) to bring home after work, and she has to squeeze through the MRT. Though she stays in an HDB flat, but there is no coffeeshops or shops near her house but have lots of Shopping Centres near her destination MRT. Most of the times, she can't get what she wants from the Shopping Centres, and also things are expensive there.

got LRT la.....

well....last time when it was selling for abt 550k in 2007...i aso tot cmi....surrounded by hdb blah blah....

but den i realised one thing: every ppty haf a price tag ;)

There are buses that go to town areas like Orchard Road, Chinatown, Suntec City, Vivocity, Bugis etc. Some buses travel by BKE/PIE and it takes about 25-30 mins to reach some of the destinations (under normal traffic condition). There is a shuttler bus just outside this condo side-gate, it takes you to Bukit Panjang Plaza. There will be a MRT at BPP in Yr 2015 and a new hawker centre nearby to this condo in Yr 2013-2014 (if I'm not wrong). This makes the residents there (HDB + EC) have more choices for food.:cheers1:

not totally condemning this development.. just that the cons are pretty obvious.. hdb-looking, far from MRT (not near to furture BPJ Mrt either, although maybe 3-4 LRT stops away)...

Buses to Orchard are pretty fast, probably 25 min travelling time. But only to orchard loh. anywhere else in town, you probably got to switch from Orchard cos the other buses to town wont be that efficient...

i personally like Bangkit market as it is a bit old-schooled type of market and coffeeshops...

My sister-in-law bought a 17 yrs old pc in D9 (FH). The nearest MRT is about 1 km. Not much amenities around except 1 shopping centre next to her block, and a small food centre opposite. Not far away from her condo are HDB flats (about 5 mins walk), and yet she is willing to pay about $2.1m (1,300+ sqft) for it.:doh: Why, I think most likely she chooses location more than MRT. IMHO, some go for food, some go for MRT, some go for locations etc etc, many many different type of people with different preference, that is my :2cents:.

I heard there is serious carpark problem there.... you can see it from their notice board.

Not good location, No MRT, so many drivers in that estate.

My colleague stays in tanjong rhu area laments that he can't get catered home cooked Chinese fare and is sick of eating outside food.

Apparently those tikka catered meals only serve heartlands coz there's a demand.

Though Tanjong Rhu is a prime land, but I think transportation is quite inconvenience. I went there once to visit someone, the house was so deep inside. I guess those places are meant for "rich people", so presume every household will have a car. My friend took taxi to work everyday.

Actually, I don't quite like tikka catered meals. I had used the services before. There were somedays where the food was not to our taste. My colleague worst, with tikka service, she still had to "ta-po" or self-cook some more dishes. Still I feel home cooked food is the best but sometimes no choice lor, need to work, by the time reach home, already so late and hungry, can't wait anymore. So got to "ta-po', eat outside or use tikka service.

I do agree that this condo looks like HDB but the amenities nearby is great, minus the MRT. Good food, cheap groceries, jogging track via the park connector right at your doorstep. Expressways just behind which is very well connected to other parts of the island.

Chestervale 3 bedroom at this price vs $650, 000 HDB maisonette opposite Bukit Panjang Shopping centre. Your choice?
