SINGAPORE: Naung Court, a 20-unit development at Jalan Naung in the Hougang area, has been sold to developer Orion-Two Residential for S$28 million.
The 32,689 sq ft site is zoned for 'Residential' use with a gross plot ratio of up to 1.4 and can be built up to five storeys.
This works out to about S$662 per square foot per plot ratio if a development charge is payable.
To date, only one unit out of the 20 units has yet to sign the Collective Sale Agreement.
The marketing agent, Jones Lang LaSalle, said the site will yield a potential gross floor area of up to 45,764 sq ft, subject to approval and payment of a development charge of about S$2.3 million.
It could potentially yield some 43 apartment units with an average size of 1,000 square feet each.
Head of Investments at Jones Lang LaSalle, Stella Hoh, said she is encouraged by the strong interest in the site despite the recent property-cooling measures announced by the government.
She said the site's convenient location - near Hougang Central and Hougang MRT Station as well as the Kallang-Paya Lebar Expressway - appeals to developers and home buyers.

I would probably choose Bliss@Kovan over Naung if the price are so much higher. At least Bliss resides on bigger plot of land n has better landscaping.

The fridge n washer probably cost $100k.
there are wayyy too many recent FH MMs that has better location launched cheaper than this.
Only 9 caveats out of 60 units lodged with range of $1430-$1479 psf.

It's not freehold but 999LH. Not sure about any chance of a whole-hearted neighborhood renewal when the ward is under opposition.
BTW, the edge of the site is just 25m away from the underground MRT tunnel, I wonder whether any vibration can be felt when the train passes by?

Whether the side is pap or opposition, you already know that there is new revamp plan for the Hougang central. It is just the matter whether if you wish to invest your $$ before/ after the plan kick in. and definitely the price will increases the plan kick in
You may be surprise that the govt will kick the plan b4 the next rally to win back the hearts of hougang. by then you might missed the opportunity.

I went there a few months ago. This development is mainly for rental. It is too small for a decent family to stay in.
That kind of price, I rather pay a bit more and buy CCR since the design is not livable for families.
