Hi Bro Krism7, can i check with u if you took the knock down option? I asked my agent a few days ago about it and she said that seems like the developer had cancel the knock down option because not all 3 bedroom compact units can knock.. But she asked me to double check with the developer again. Just want to know if this is true before we write in to developer..

My observation on SH next door....just my humble opinion.

Look a bit like Tiopiary. Height restrict to about 9 to 10 floor due to terrain.
Building push all the way to the bounday to create bigger space at the centre.
Club hse and gym at 10 floor. Now everyone can have a good Sea View.

Unit kept below 500. Mmmmm......the maintenance cost, price psf ????
Well, I hope the buyer will have a good bargain if the developer decided to reduce margin and go for faster pace of volume.

Floor plan still unknow, I think SH is subjected to the new law, that will mean size cap and no more big patio

Hope our new neighbour sell good, they good , we good, everyone good good:D

The landscaping indeed looks very nice. Bro Goodhouse's point in the edge is a good one, the upside is with the huge space in the middle, the cross block distance is very good, but likewise think the adjacent block distance looks very very near. :tsk-tsk:

One observation, unlike sea esta that offers frontal view for sea facing units in a NS orientation, SH seems to deliver the 70% sea view by offering EW facing blocks with angled sea view. No doubt, no units get sea view, but it will be angled plus small pocket view perhaps. Also the prowess of our sun rise and sun set. I could be wrong, just a personal observation. :D

Anyways rumor is that ecopolitant at PG could go for high 700psf, perhaps breaching 800 psf. I suspect given the nice landscaping and sea views, plus proximity to DTE, this project could be one of the EC price setter. Let's see. :cheers3:

Bro, ya the developer having so much space for landscape and only have 495 units. How muxh does the developer have to sell psf to have their profits? how much will each household have to pay their maintenance fee per share? Launch price will be interesting.

It's a real problem. With the five projects in. Easily another 1000 to 1500 vehicles. The main road leading to Loyang, TPE/PIE/ECP is already quite bad now. We also will not see lanes extension as I do not think there is space. Even the alternative road to get to TPE/KPE via pasir ris drive will be packed too with the native residents.

Having said that, where in SG is not dense. Eve jurong or Boon Lay is just as bad. :)

Yes, where else is not packed in Singapore.
With lower plot ratio here than many othere place, but the real number growth must still be reckon with.

One main reason I chose JLB, is although there will be head count influx due to 5 big projects, but building and project space is very good, even for the existing HDB and private there. I like the space and gaps between the houses, big trees, big pavements and of course beach :D, traffic is the same everywhere in sg, so can only suck thumb. :scared-5:

Unlike the urban concrete jungle where I am staying now. :D Used to be quiet, ulu, alot of empty spaces, but everything changed in a short 3 to 5 years. Everyone one is rushing to where I am but I can't wait to go out :scared-1:

Yup, you got that right bro. Palm Isles is slow compared to wc man! Still doing the foundations if I'm not wrong, and it's not as easy to check up on as wc either. If I bought a place at wc, I'll be a very happy man as I go past this place daily. Stacks are climbing up and up! Can't wait to see the finished product.

I got the original floor plan from brochure and calculated dimension based on the size of bed, i.e., the width of queen size bed is 1.5m, other dimensions are derived proportionally.
I did it for my 3rm compact, see attached. You can use the same method for other room types.

This room is for my fdw but my mil may visit to help out with the kids. The old lady is very against bulk bed - she cannot climb up and hates it if anyone is "above" her.

I think so. I also physically measured the small bedroom at showflat. The size is around 2.3m x 2.2m. A standard wardorbe width is 0.65m. So we got 1.65m available to squeeze in the queen size bed.

After TOP do we still have legal bondage with them? I heard fr a friend that changi rise development actualy suit heir developer for bad quality even few years after TOP but end with settlement. Can they actually do that ?

I think about 20 degrees out of the 180 degrees view will be the pocket we talking about here. On the bright side, I think I will get good sky view and good breezy as I am quite high floor. Sea esta distance is quite comfortable also.

2. Neighbors, pls don't horn loud or test your sporty engine in the morning as I am close to the t junction ;)

Bro, the sub station is ok, though I think the esta refuse collection area also there. Good thing is there is a road across and it's facing our playground surrounded by trees, and not directly at any of our blocks, 33 and 31. :spliff:

Seven projects to go on market in second half of the year

EXECUTIVE condominium (EC) developers are again pulling out all the stops in the battle for buyers as competition intensifies in the second half of this year.

Developers of projects under this very popular public-private housing hybrid are no longer allowed to build gargantuan penthouse suites after unit-size restrictions were imposed in January.

The penthouses had been selling for sky-high prices.

But developers now aim to stand out from the crowd by offering ECs with features such as maisonette units, waterfront views, balcony entrances and even a "skypark" 50m above ground.

Of the seven EC projects slated for launch this year, five will go on sale some time over the next four months.

This means that of the 3,337 EC units in this year's supply, an expected 2,226 units will hit the market from now till October.

But EC supply next year is likely to plummet due to a 15-month rule on sales that was also imposed in January.

Under the rule, EC developers have to launch their projects for sale 15 months from the date of award of the sites or after the physical completion of foundation works, whichever is earlier.

Market watchers reckon that there will be no new EC launches for at least the first three quarters of next year and the number of new EC launches next year could be as little as two projects.

ECs are designed to cater to a "sandwiched class" of people who earn too much to qualify for a Housing Board flat but find private property prices too high.

Some first-time developers with solid track records in the luxury segment have also thrown their hats into the ring, lured by the lower total development costs for EC projects compared with private condominium projects.

The price developers pay for EC sites is lower than that for private residential plots because restrictions apply to EC resales during the first decade of occupation.

The new faces in the segment include boutique developers JBE Holdings and Sing Holdings, which are both better known for their high-end projects.

"We're very confident of the EC market... We know that EC buyers are getting more sophisticated," JBE Holdings director Patrick Lam told The Straits Times in an interview on Thursday at The Luxe at Handy Road, which JBE developed.

JBE's upcoming EC project is the 506-unit SkyPark Residences at Sembawang Drive, under a joint venture with construction firm Keong Hong. E-applications are likely to begin in September and bookings in October.

Mr Lam said the EC segment was a "good diversification" away from the luxury market and added that JBE's next project is also likely to be an EC.

JBE won the site for $211.9 million or $323.76 per sq ft (psf) per plot ratio (ppr) last December. The project's construction cost is likely to be just under $150 million, Mr Lam said.

Of that, $3 million to $5 million will be spent on a 1,250 sq m "skypark" straddling three towers about 50m above ground.

No official pricing has been released but market watchers say the price could be between $720 psf and $800 psf.

Both SkyPark Residences and the upcoming 373-unit WaterWoods in Punggol will also include five-bedroom maisonette units.

WaterWoods, next to the Flo Residence condo, is jointly developed by UE E&C and Sing Holdings. Sing Holdings won the site last December for $162.1 million or $351 psf ppr, nearly 9 per cent higher than the second-highest bid of $148.9 million lodged by JBE.

Sing Holdings chief executive Lee Sze Hao said the firm was using the same team working on its high-end projects for WaterWoods.

"This segment is, after all, least susceptible to market speculation, and all EC home owners will also eventually own just one property, which means they present relatively less credit risk... the EC market is one of the most stable housing segments," Mr Lee said.

Lush Acres, City Developments' 380-unit EC at Fernvale Close, was over-subscribed by about 1.6 times when it opened for e-applications last Saturday.

The next EC project to launch in upcoming months is Sea Horizon in Pasir Ris. E-applications are expected to start early next month.

Sea Horizon is Chinese developer Hao Yuan Investment's second EC project. Hao Yuan launched its first EC, Forestville in Woodlands, in June.

Its developer is touting "panoramic sea views" and units that come with french balconies and full-height windows.

"Sea Horizon is one of the rare few executive condominiums that boast a coastal location... We believe the close proximity to the coastline will be a big plus for many home buyers," a Hao Yuan spokesman said.

Unit sizes range from 71 sq m to 160 sq m. The project is expected to be priced below $1,000 psf.

Bro, I think otherwise, if one is in for water view and anemeties, I think SH will be a much better location. Water view alone, next closest fight EC will be heron bay.

Between SH and WW, both are equally ulu. No mrt. SH has a beach within walking distance, WW has a waterway, and across the bridge is corny island, though one can jog and have nice stroll along the waterway, and nice nature along the mangrove, it doesn't have a beach and stuff like BBQ, big fields to play games etc. SH also have the advantage of being located in the big 5 private enclave, and also those low rise condo and landed nearer to the beach.

Anemeties wise, SH has DTE, right across the road, WW, nearest is the small and packed punggol plaza, yes, it's near eateries like popype, uncle leong seafood and a KFC drive thru at the driving range nearby. Though one whom live in that area will know that the anemeties, shops, kopidiam etc are near breaking points. I do not think enough is done in this area in punggol. There is simply too many BTO and too fast. And the density of people. :banghead: Good luck too when the highly anticipated watertown TOP. One word - CROWDED. join in if you love crowds. :tsk-tsk:

Especially SH drop off point will be facing directly towards my unit 😖. We like the 3standard layout of WC, but when we get to know this WC, the units that we wants were sold out😱 because of the good pricing we had chosen the other size unit, 3 compact. But now SH site plan facing especially their entrance plaza, was a nightmare to me 😭. Pasir Ris is most resort-like residential estate, that why we decided to move from west to east, in spite of the west sun facing, layout of WC, unfamiliar of Pasir Ris, staying far from parents and friends. Sorry, got a bit emotion of leaving parents and friends from west. Anyway, many thanks to neighbours here to update WC!

I don't think you should worry about the SH drop off. There is quite some space for your block to the road then to the SH entrance. My unit face sea esta drop off but I felt ok so my son can watch cars passing by - he just loves cars and garbage trucks collecting trash hahahah..

bro/sis - see it in good light, dun think WC is west facing, yours i presume is angle towards the beach, hence, its more of NNW. Also, the real East facing SH blocks can actually offer you some shade; also the road width act as a natural barrier for you....

East side rocks lah. with all due respect the west side folks. I've been a east sider all my life, though did my NS and studies in the West for couple of years. In terms of spacing, given that Pasir ris is considered matured estate, the block to block spacing, and road width, from the older development days and era, environment etc is much much better than new towns developed from scratch in singapore recent years, whereby its packed packed and packed....

not forgetting we have got a beach within walking distance....this has been my dream all along....i cannot afford east coast sea nor west coast sentosa facing, but pasir ris beach is just as good imo :cheers4:

Am staying nearest pioneer mrt now, my parents' place, still need take shuttle bus leh to get near the block, plus i work in yio chu kang, my god.......very very far, cant wait cant wait.....to get back to the east....plus i think west side too crowded and lotsa 'foreign workers'....near industrial area thus quality of air not tat good. the block where my parents stay was mostly foreigners renting.....

You try the jurong Central Park at weekend evening. With the boys getting older and sooner or later they will do their own exploration around the neighborhood. I don't feel too safe here. That's the main factor for me to give up my current flat - though it's near jurong point and so convenient - and big enough for boys do Some cycling at living room.

Love pasir ris park. Going to have a lot of fun for the kids. While waiting for top, make sure u visit bird park, discovery center often ... In 2016 it's goin got be far if u wanna go then lol

Just my experience to share:
So far my financing bank has started deducting my WC housing repayment loan for Jun and Jul already. This is after they have disbursed the first 10% to Huge in early May.

Only two weeks ago I realized that the bank is deducting payment from our saving account and not from our CPF account. Why am I paying cash for my housing loan? :banghead:
Then found out that we have to log in to CPF website using our singpass to inform CPF Board the amount we want to pay to our financing bank for the house loan.

This means that each time when our bank disburse money to Huge, we have to log in to CPF site to increase the repayment amount. :beats-me-man:
Now I have to keep reminding myself on this.

I am not blaming as this is our mistakes not to read the bank and law firm letters carefully. Sigh... :doh:

SINGAPORE: The tender for three executive condominium housing development sites closed on Tuesday with the land parcel at Yuan Ching Road drawing a whopping 16 bids.


This is the highest number of bids for an executive condominium (EC) site in 16 years.


Analysts Channel NewsAsia spoke to said the Boon Lay drive EC site drew 19 bids back in 1997.

Analysts said the site at Yuan Ching Road is very popular because it is the first EC site tender in Jurong West since the withdrawal of a previous tender in the area in July 2010.


The site also faces the picturesque Jurong Lake and Chinese Garden.

Meanwhile, the land parcels at Punggol Central and Punggol Drive drew eight and six bids respectively.


The top bid for the Yuan Ching Road site came from a consortium comprising Evia Real estate, BBR development Pte Ltd, CNH Investment Private Limited and OKP Land Pte Ltd.


Their bid came in at S$272.84 million or S$419 per square foot per plot ratio.


This was 1.8 per cent higher than the second highest bidder Greatview Development Pte Ltd., which put in a bid of S$267.9 million.


The top bid for the Punggol Central site came from Master Contract Services Pte Ltd / Keong Hong Construction Pte Ltd at S$156 million or S$356 per square foot per plot ratio.


This is 1.3 per cent higher than the bid put in by second bidder, Greatview Development Pte Ltd, at S$153.9 million.


The site with the least bids, Punggol Drive saw the highest bid coming from Peak Square Pte Ltd at S$312.8 million or S$355 per square foot per plot ratio.

Gov and developers are very confident about our sandwich class buying power indeed. With this kind of price and sea horizon kinds of design, ec is getting more values - and it's low risk for the developers.

I have attached an article from today’s Straits Times about the ‘glass ceiling’ of EC pricing, and how it appears that this ‘glass ceiling’ of $800psf is going to be breached. There are some very good points in the article which highlight on why should get an EC, and why should do so NOW.



Some points on how the attractiveness of ECs from the article.

1. Private residential land prices have risen quite significantly over the last two years, with average rate of increase in hotspots such as Queenstown, Sengkang and Pasir Ris ranging between 33 and 40%. Land prices for EC sites, however, seem unaffected by the upward spiral of private residential sites, they have risen by a smaller margin.

2. Median price of new mass market homes was 58 percent higher than that of ECs.

3. Data from resale market shows that once ECs are fully privatized, the price gap between mass market homes and ECs narrows to as little as 5 percent.

4. This makes current ECs in the market even more attractive as there is potentially higher price appreciation.

So, less increase in land cost, cheaper, but upon privatization, sell at almost same price as private condos. So ECs are a good choice, but why buy now? Further points raised by the article:

block 23 has been slacking at Level 6 for close to 1 month plus liao.

I think its trying to ensure all blocks are uniform before they carry on to building. partly because of maybe having to upgrade the cranes to have higher hoisting weights, or bringing in heavier equipment...i am construction layman..any engineers/construction experts.... :beats-me-man:
