Why not.... quite common.
That means land area is 3406 sq ft.
Built up to 2 levels or more, so > 3406 sq ft.

both way ok la....MM land cfm bigger built up and vice versa.....as long they got follow ura guideline on the setback etc....

Cases where built-up is way larger than land area usually applies to newer terraces or semi-Ds whereby the owner/developer decides to maximise his living space.

The converse is true for very old single storey semi-Ds or detached/ bungalows. Espcially for single storey bungalows on large plots of land, the built-up is usually much smaller than land size.

Of course there are always exceptions to the rule but there are still restrictions which you can check the guidelines in URA for the various housing types.
