View Full Version : predominantly 1 bedder and studio projt
Just thinking, For predominantly 1 bedder and studio projt ,
Foresee mainly investment, tenants and rentals
With no or few in house residents, and say MA just so so bo chap
Estate and facilities will be in bad shape within 5yr top.
Oxley mm projt usually falls into this category....
What your view and experience ?

Yes. Need strong and committed MC.
Tough when it's handed over to the owners if they don't live in it themselves.
Might be better to buy 1-bedder in a mixed proj with larger units owner-occupied as well as the 1-bed/studio rather than mainly MM units devt.
Good point. If facilities degenerate and spoils and the facade is poorly maintained coz all are tenants, then when its time to sell this investment unit, what kind of profit can we talk about?

Yes. Need strong and committed MC.
Agree. Its like a hotel.
But perhaps a mixed development will be better. Owner occupants have a stake and would highlight problems earlier.

Thanks sis for providing another insight into why developers build studio mixed 2 and 3 bedder projects. Couldnt really figure out why until i read your post. Guess on the flip side pure 1 bedder or studio projects like Studios @ Marne and City Loft will face this non maintenance issue...
Thanks to all for inputs.....
That my sentiment too.
Let c how this solely mm projt fare after 3-5 years.
Even 50% mm units already can do a lot of damage
