The Silver Housing Bonus works like this. The Government will provide $15,000 in cash and $5,000 to the CPF accounts. To benefit from the scheme, the homeowners will use the proceeds from the sale of their previous home to top up their CPF savings up to the prevailing Minimum Sum. All amounts above the Minimum Sum can be withdrawn in cash, and we expect many to be able to do so.

Sounds like HDB needs to build more MMs to allow people to downgrade.

Even govt recognised that housing prices are climbing much faster than income so by the time a couple retires, he will not afford bigger units so no point upgrading. Downgrade sounds more logical and shows that govt is doing more to help the retirees... kill two birds with one MM stone... :D
HDB COV is set to drop when downgrade becomes the new fashion.
Mass market PC will cool down as well.
So surprisingly, this is indeed CM6.

When one turns 55, Gov is giving S$20K for him to downgrade, possibly to a Studio. The lease for Studio currently is 30 years.
55 + 30 = 85
Watch out when you turn 85, maybe HDB will recommend you to go for a rental flat.

PS. I still prefer to rent out HDB rather than sell it.

HDB got problem selling Studio.
When you are old, the last thing you want to see is people dying.
Everyday after your coffee or tea you will see ambulance, black car, funeral car at your studio block. Then you will meet your neighbor and they tell you the unit so and so have just pass away, or worst you don't get to meet your neighbor. The RC notice board will have a column to info you those who have pass away in the Block, then come a day they cannot update fast enough they just post those who are still around. Should get the guy who think studio HDB is a good idea to stay.

Is like paying you $20,000 to stay near to people who are dying, the block will also have a special scent when you go near. Every now and then there will be people asking you is the scent coming from you unit. :simmering:

just curious whether the block of studios would have bigger void decks for holding multiple funerals simultaneously.
HDB got problem selling Studio.

:doh:Yup... my late grandparents used to stay in such an old studio HDB flat in Toa Payoh. Not only is it small, the alleys and corridors are poorly maintained... its v dark... :doh:

Not many elderly will choose the studio option as it could be quite far fm where they are staying now. Only those who desperately need cash.

no need to wait for relatives, within 3days the immediate neighbour will inform the police cos of smell.

should we tag old folks living alone? monitoring their heartbeats. If anything happen, can remove the dead body straighaway, so no smell, easier for ambulance workers and neighbours.

My POV...most elderly should have fully paid their HDB by now. With the rising price for their flat, it would be 'draining' the reserve if there is an exodus of sellers considering what Mdm Ho has done. Currently those elderly are not affected by the min sum thus will be paid cash. With the scheme, the min sum takesplace and the coffer grow again for Mdm Ho to try a few hands in the 'casino'.
Secondly, the govt is worried that if the elderly sold their flat they would have lot of cash. Without prudent financial planning, these $ could be 'con' by the children, foreign gals or even Lehman type of incident. These could led to housing issue for the elderly in the future..........

I thought majority of the money will go to annuity. Hence, it is protected. Just make sure that the annuity is safe.
