If you are posting these TOP projects to predict that there will be ALOT of vacant units which cannot rent out for 9-12 months, thus causing rentals to drop 30% and then property prices to drop 30%.
Then I have to disappoint you lo! I tried doing that 6 months ago and conclude that the market can digest the supply.
Many of the TPY, suburban areas developments you mentioned are mainly owner occupied. Trevista, Peak, Clover, etc. All mainly owner occupied.
And where these owners come from ? They are mainly now staying with parents, etc. These are real families (smaller ones) forming.

Reflections is the one to watch for rental take ups.
But with the Taiwanese Auntie holding ONE WHOLE BLOCK, if she decides not to rent out and hold (just like 8 Napier, MarQ, etc). What can you do with her ? You can fight the richies la ! Maybe the Richie here can fight them. I certainly cant.

I think u cannot accept that rental market is stable.
TOP units are steadily taken up. (read : not snapped up mindlessly).
People still compare prices and go for the best rental deal.
Last year, Martin Place, Soleil, and some other bigger developments with lots of units for rent TOP-ped. I also thought that rental will certainly be hit. But 3-5 mths later, most of these condos are now well occupied (ie more than 80%).
So, as you post these TOP developments, it will be helpful if other forumers here can update the estimate % of occupancy. This wil make this thread much more meaningful and helpful to the rest.
8 Napier TOP a few quarters already. Many units empty. But no one is lowering prices. (an example).
