Pricing of 300k for 4room in mature estate seems cheap in today's mkt. Maybe that's why it's so hot.

I just can't understand why young people today are rushing in to buy hdb at sky high prices. just look at the trevelis @ clementi... 4 room @ 500k+ still selling like hot cakes. How much do they have to sell in future to see capital gains? Perhaps 888k for 4room?

Mature estate is always in high demand as today's education system will pressure you to stay near parents (unless housewife at home), wont be surprised most 1st time applicants are those aiming to stay near parents

HDB should change their policy, IMO, they should build MMs in mature estates i.e. all 3r HDB flats (with 2brs), allow 8k income to buy 3r HDB flats but reduce the subsidy accordingly

It is a mistake to still build 4r/5r HDBs in mature estates, instead of building 300 4r HDBs, just build 500 3r HDBs, then can meet more demand
