Hey... West Kowloon condos sellingnfor hkd30000, tha means about SGD 5000+ psf, that means sin prices already on par with hk prices?

Does anyone have transacted data on the prices of their OCR prices vs their CCR prices vs ours?

My friend in HK has recommended this site. It is kind of equivalent to propertyguru in Singapore.

Just try to compare per unit, HK people tend to stay in a smaller unit (because the psf price is high).

after the removal of baywindows and planter boxes, i believe recent new launches in SG is getting about 90% E ratio

the difference is in HK D9, the prices are all homogeneous at above 5000psf. while our D9 only a few projects is there about, the rest all cheaper than Hong Kong la.

Cannot compare Singapore with Hong Kong, just like Singapore compare to Malaysia!!!

With the private lift lobby area and the super big (much bigger than older launches) air-con ledge in addition to balcony (guaranteed to be 10% as free to earn allowed by URA), more like 75% efficiency ratio for new launches! :scared-2:

Those launch before 2004 have about 95% efficiency ratio.

the difference is in HK D9, the prices are all homogeneous at above 5000psf. while our D9 only a few projects is there about, the rest all cheaper than Hong Kong la.

How much are new and old projects asking for at D9 in hk respectively?

HKD 45,000,000 / 1200 sqft = HKD 37,500 psf
= S$6,000 psf

So Singapore is cheap, cheap. CM5 10% ABSD is nothing.

but it's on the peak if i read it correctly?

the price must factor in efficiency ratio.

九龍樓價跑贏大市


【本報記者李浩帆報道】過去一年樓市波動,樓價從高位回落接近6%。不過業界指,50個指標屋苑的最新平均呎價6,576元,按年仍錄得6.8%升幅,當中九龍20個指標屋苑樓價錄得8.8%升幅,表現跑贏大市。


全港呎價6185元升6.8%


受外圍經濟表現欠佳拖累,本港樓價過去一年呈先升後回。代理稱,截至2011年12月底,全港50個指標屋苑加權平均成交呎價為6,185元,較去年6月份高位6,576元下跌5.9%。不過業界稱,樓價較去年底平均每方呎5,790元仍然高出6.8%,按技術走勢分析,尚未出現「穿頭破腳」的壞走勢。


按地區劃分,九龍區屋苑去年樓價表現較佳,20大屋苑平均成交呎價最新報6,395元,按年錄得8.8%升幅。港島區方面,9個指標屋苑平均成交呎價為8,395元,按年上升6.7%。相比之下,新界區表現較差,樓慏在短短半年間累跌6.4%,全年樓價只能上升5.3%,平均每方呎4,764元,升幅在3區中最小。


另外,50個指標屋苑中,剔除21個樓價不可作直接比較的屋苑後,29個屋苑樓價全數上升,升幅則介乎1.2至14%不等。實質樓價升幅最高的10個屋苑中,九龍區佔5席,港島區佔3席,而新界區則佔餘下2席。
