I think it's about the same size, but BRidge doesn't have the Bodhi tree.
Thus it yields 9 towers compared to 8 for BR.
That's my personal opinion.
Plus, as someone was saying in this forum, it's on lower ground compared to BR.
With the same permitted height AMSL, it can probably build more storeys.

Singapore's recent slew of cooling measures combined with the Chinese New Year break have hit the property market hard.
708 new private homes were sold in February 2013, a 65 percent drop compared to the 2,013 units sold in the previous month, according to data from the Urban Redevelopment Authority (URA). Including executive condominiums (ECs), the sales volume was almost 60 percent down month-on-month at 917 homes.
Jittery developers held back new project launches to gauge the effects of the measures. Only 262 units were launched last month compared to 1,799 in January, a whopping 85 percent drop and the lowest number in two years.
The best-selling private residential projects in the month were d'Leedon in prime District 10 which sold 166 units at a median price of S$1,540 psf, followed by Q Bay Residences at Tampines which saw 74 units taken up at a median price of S$1,041psf.
Among ECs, The Topiary along Fernvale Lane saw the strongest interest, recording sales of 84 units at a median price of S$730 psf.
In total, 209 EC units were sold in February compared to the previous 256.

Sleepless over possible HDB price reduction
On Monday, one lady from Queenstown came all the way to my MPS at Sembawang. She came with her son. She had not slept well since she heard the news that I may stop the resale of HDB flats in the open market, and that all resale would be to HDB only. She wanted to know if she had heard correctly.
She has a fully paid up 3R flat and had booked a new BTO flat in Bukit Panjang which will be ready in a couple of years’ time. She has done her sum and expects to have a sizeable net cash proceeds. That will be her retirement fund. The news that she has heard may squash her dream.
I told her that she has completely misunderstood the media reports on what I said in Parliament! Briefly I told Parliament that there had been many calls for HDB to “return to basics”, for example to “return to the past when flats could only be sold to HDB, and not in the open market”. Such a call would have major impact on existing flat owners, especially the seniors, like her.
We want to provide affordable housing for new homeowners, especially young couples, but we will not forget the interest of the many hundreds of thousands of existing homeowners. Some plan to rely on their flat to finance retirement needs. Some hope to bequeath their flats to the next generation. Some rely on renting out a room to bring in extra cash proceeds. Their concerns matter to me too.
I told her that I do plan to see how we can come up with a new housing option which can be a lot cheaper than today’s BTO price. And if we offer such a low-cost housing option, it must come with restrictions to differentiate it from the existing BTO flats. I mentioned some such restrictions as proposed by some MPs: longer minimum occupation period, shorter lease and no resale in the open market.
Obviously, if we offer such an option, these restrictions of a longer minimum occupation period, or shorter lease or no resale in the open market will only apply to the new buyers, and will not apply to existing flat owners like the Queenstown lady. I assured her that her dream is safe and I congratulate her on how the HDB policies have benefited her, and that she could now look forward to both a new BTO flat (with 99 year lease) and a significant retirement fund.
There must be many like her out there. They have been silent in not voicing their views publicly. I intend to give voice to this majority of flat owners and to invite them to join the Our Singapore Conversation, to articulate their concerns when housing policies are discussed. If the flat owners who form the vast majority remain silent, discussion on housing policies may get wrongly skewed.
She was relieved after I explained to her. She went on to tell me that her son is still single and asked if I could introduce some girl friends to him!
Looks like she will be sleepless no more.
Well, if this property price trend continues downwards and the car market is also seeing similar downward trend (more in cat B), the govt's policies and measures are really working... finally answers that work... :cheers1:

Agreed. Both developments are by the same developer, architects and interior designers. We have vested in the same area and just across the road. Both will benefit from the Bidadari new town. Both will huat!

A new 99-year leasehold condominium at Bartley by Mount V Development (a joint company of Hong Leong Holdings, City Developments and TID) is set to be unveiled.
Bartley Ridge (pictured) comprises nine 18- and 19-storey blocks with units ranging from one- to four-bedders and three-bedroom-plus-one dual key units.
Apartment sizes are between 441 sq ft to 1,550 sq ft, with prices starting from S$580,000.
“We believe that the location of Bartley Ridge will be one of the main draws for buyers,” said Betsy Chng, Head of Sales and Marketing at Hong Leong Holdings.
“Besides being within walking distance of the MRT station, this project is just one stop away from Serangoon MRT interchange and three stops from Bishan MRT interchange on the Circle Line. The nearby Pan Island Expressway, Central Expressway and Kallang-Paya Lebar Expressway also allows for easy accessibility to the city.”
Facilities include a hydro spa, meditation pods, community garden and an ecology pond.
The developers of Bartley Ridge are also behind Bartley Residences, launched in February last year. Located in the same area, all of its units were sold following strong buyer demand.

According to BT, two new launches in the east have done better than expected. D'Nest in Pasir Ris sold off 500 of the 650 units released for sale while Urban Vista in Tanah Merah sold 250 new units of the 582 units available (almost 50%!). Combined, these two new condos have already outsold the 708 private units sold in all of Singapore last month. Looks like the 'wait-and-see' period for the cooling measures is over

It does not appear to have sheltered walk way on ground. But was told can walk to the side entrance nearest to the MRT via underground car park.

Private home sales jumped a whopping 295% in March
Thanks to first-time homebuyers.
According to PropNex Realty, a subsidiary of P & N Holdings, the private residential market rebounded sharply last month—as developers returned to the market with a plethora of new launches to entice homebuyers.
Despite the onset of January’s cooling measures, transactions in March reversed the 65% plunge in the previous month to register a healthy 2,793 units sold excluding ECs (or a 295% increase comparing M-O-M).
“Despite the resale market not performing as well, the new sale market has remained robust. With the recent cooling measures, the rebound in March is indicative of robust demand from genuine first-time homebuyers.
Other than developers’ sensitive pricing, many of them could have been attracted by the discounts and rebates offered by developers.
Developers probably took a respite to adjust their pricing and allowed more time for marketing efforts before launching their projects in March 2013—and now that they have more or less assessed the impact of the cooling measures, they returned with an abundance of new projects,” commented PropNex CEO Mr Mohd Ismail, March saw more homes being sold just with a few new launches, some of which included D’Nest, Urban Vista, Sennett Residences, The Trillinq and Bartley Ridge.
As a result of the new launches, 5,000 new private homes have been sold since the beginning of 2013. The best-selling development in March was D’Nest, which moved 699 units at a median price of $963psf.
Hot on the heels are other popular projects which included
Bartley Ridge with 367 units sold at $1,296psf.
Urban Vista sold 348 units at $1,503psf;
Sennett Residences with 238 units sold at $1,474psf.
Lingering cautiousness and price sensitivity by homebuyers
Even though the current economy is stable (with low unemployment and low interest rates), Mr. Ismail believes that the strong new private home sales in March may not be a true reflection of the impact of the cooling measures.
“March’s transaction numbers are a combination of new launches, attractive pricings and discounts/rebates which would lead to short-term robust buying behavior.
Therefore, strong sales are not likely in the coming months. Buyers will still remain cautious—but those projects that are ‘value for money’, well-located and attractively conceptualised should continue to sell well,” explained Mr. Ismail.
Moving forward, the private property market is expected to remain subdued as the full impact of the property cooling measures is yet to be seen. Sales volumes are likely to stabilise.
Transactional volumes are expected to be around 1,400-1,600 units per month on average for the first half of 2013 as the incentives and discounts are still being offered by developers.

Sales of new private homes in Singapore rose 5 percent month-on-month during May 2013 according to the latest data released by the Urban Redevelopment Authority (URA).
Last month a total of 1,455 private homes were sold – some 5 percent more than April’s totals but 15 percent less than in May 2012. Sales including Executive Condominiums were recorded as 1,912 compared to 1,547 in April 2013.
During May Singapore property developers launched a total of 1,521 private homes compared to the 1,158 in the previous month. A total of 457 Executive Condominiums were launched during the month.
The suburban region saw the majority of sales with 1,185 transactions, followed by the city fringe with 602 units and the core city area with 125 units.
Five projects sold more than 100 units during May 2013. Twin Fountains, an EC project, sold 316 units at a median price of S$741 per sq ft and is close to being 80 percent sold.
Newly-launched Stratum sold 269 units of the 380 launched at a median price of S$925 per sq ft. It is now more than 70 percent sold.
Corals at Keppel Bay sold 132 units during May at a median price of $2,150 per sq ft.
Other best-selling units were Kap Residences and Bartley Ridge, which sold 105 and 100 units respectively at median prices of S$1,839 per sq ft and S$1,257 per sq ft.

Not sure if there is critical mass to attract nearby amenities within a short walk. The nearest empty plot is still SPCA.
With 2 more residential plots, it looks like the Government is set to develop the area. I kind of suspect the SPCA plot will have some amenities.

That should be part of the new Bidadari township. Only after MP2013 can one tell whether it's been planned for. Meanwhile, only plot opp Woodleigh MRT is zoned commercial in MP2008.

I bought B Residences for the same reasons. I prefer it to retain the peace and serenity of the surrounding. I don't want to come home to rowdy human and car traffic. Bidadari is going to be developed anyway. It's near for convenience yet not too close for comfort.

Actually, the cremation has ceased and it's slated for relocation. Once it moves, BRi will be known for being next to the park and Maris Stella.
There aren't any HDB nearby.
Even when BDDR is up, the HDB will likely be clustered around Woodsville MRT and the site zoned for commercial.
The nearest HDB will be those currently located near the shophouses, whose location feel odd to me because it's only a small number of blocks.
I like the fact the bomb shelter is located outside the unit and there are no bay windows so a double bed is possible.

Tai Keng Court (pictured), a residential-cum-commercial redevelopment site in Upper Paya Lebar, has been sold to Kensington Village Pte Ltd, a joint venture company between Fragrance Group and World Class Land Ltd, for S$161.1 million.
Jones Lang LaSalle (JLL), the sole marketing agent for the property, said the tender price translates to around S$1,109 psf ppr, approximately 25 percent above the asking price. It noted that each apartment owner will receive gross sale proceeds of S$1.88 million while shop owners will receive between S$2.19 million and S$2.55 million.
Situated at the junction of Jalan Lokam and Upper Paya Lebar Road, Tai Keng Court comprises of 56 apartments and 24 commercial shops located in three 3/4-storey walk-up blocks. It has a total land area of 103,798 sq ft with a gross floor area (GFA) of up to 145,317 sq ft.
