This land is RCR and next to MRT. It will be interesting to see how it is going to be priced.

New private home sales up in December

SINGAPORE: Demand for new private residential property in Singapore rebounded in December 2012, following a sharp decline in the previous month.

According to the Urban Redevelopment Authority (URA), 1,410 units of new private homes were sold last month, up by about 30 per cent from November's sales of 1,087 units.

Including executive condominiums (EC), the sale of new homes came in at 2,259 units in December.

The best selling project last month was Echelon located at Alexandra View with 331 units changing hands.

In the EC segment, the top performer was CityLife@Tampines which sold 452 units in December.

URA's data showed that 263 units of new private homes located in the core central region were sold during the month.

Meanwhile, developers moved 527 new units in the city fringe and 620 units in the suburban areas.

For the whole of 2012, 22,684 units of new homes, excluding executive condominiums were sold - topping 2010's record high of 16,292 units.

It is also higher than the 16,027 units sold in 2011.

Yes, but MOE state that the S&P agreement has to mention TOP by end 2016 (for students starting P1 on 2015).
BR S&P agreement mentions TOP by Oct 2017.

Looks like this project loaded with family entertainment features like patio room, hydro bath n pool etc. More units, more so called "extra hype", smaller plot. Interesting to see the site plan.

Top 4 sectors that will benefit from Singapore's booming population

A higher population parameter of 7m is expected.

According to DBS, the government has indicated that it will be releasing a White Paper to look at issues and impact of rising population. This is expected sometime in Jan 2013.*

Here's more from DBS:

We expect a higher population parameter of 7m to be used, from *6.5m previously. There will likely to be no mention of timeframe, but in our base scenario, we are projecting it to reach 7m by 2030, implying average growth of 1.5% per annum.

Beneficiaries. We continue to see long term benefits accruing to domestic driven sectors, particularly public transport, property and healthcare. There will be a need for infrastructure to cater to a larger population, so we expect the construction sector to benefit as well. Our views are summarised below:*

1. Land Transport. We project ridership to remain robust, up to*1.4x higher than it is today to a daily ridership of 13.8m, from 5.8m in 2011. This assumes 60% train rides, and implies c.7% ridership CAGR till 2030. This is possible with LTA’s latest announcement to double the rail network to 360km by 2030.

Prefer ComfortDelGro over SMRT. While both public transport operators will be beneficiaries, our preferred pick is ComfortDelGro. We like it for its stable growth profile, geographical exposure, and PE valuation that is still at its historical average (15x) vs SMRT’s 18x.

For SMRT, we are still concerned with near term cost challenges and see potential downside if DPS is cut to fund capex investment plans.

2. Construction. We expect to see a step up in infrastructure spend to cater for a larger population following comments from the government that population growth has outpaced infrastructure capacities in recent years.

In fact, LTA has just announced plans to double the rail network to 360km by 2030, from 178km today. Our back-of-the envelope calculation indicates this would equate to an investment of over S$100bn, including the S$60bn previously announced. *

Prefer resource providers to pure contractors. Our picks are Tat Hong, Pan United and Sin Heng. Near term, we see continued pressure on contractors’ margins from rising material and resource costs, and squeeze on foreign labour levy as Singapore embarks on its drive towards higher productivity.*

3. Property. A larger population would no doubt create demand for more homes. In our base case scenario, we estimate there is a need for 367,000 homes, or a 31% increase from 1.2m in 2012 (public and private).

This translates into an annual average of 20,000 to 21,000 units per year. We see a higher average of 34,317 units completed per year (2011 – 2016F), but based on our analysis, this seems to be a move to fill the shortfall in recent years (2001 – 2010). Notwithstanding a long term positive view, we are cognizant of the recent property cooling measures and are selective in our picks.*

We like Wing Tai as a purer residential developer in Singapore and for its attractive valuation. It is trading at 37% discount to its NAV of $2.91 (0.63x P/NAV) and 45% discount to our RNAV of S$3.33. We also like Capitaland as a diversified player, exposure to improving sentiment in the China residential sector, and improved performance of CapitaMall Asia. We like Mapletree Commercial Trust as it stands out as a key beneficiary of the growth potential in the “Southern corridor” in Singapore.

4. Healthcare. We expect the White Paper to focus substantially on the falling birth rates and aging population. Healthcare providers will be long term beneficiaries to this secular trend, but valuations seem stretched. Raffles Medical is trading at 25x FY13F PE while IHH is trading at 37x.

A potential beneficiary of policies to encourage procreation to address the falling birth rates would be Cordlife Group, a stem cord blood bank. With additional incentives to boost birth rates and create a more educated population, Cordlife can capitalise on this trend to grow.*

Latest News: More than a third or over 210 units at the 630-unit Q Bay Residences (pictured) in Tampines were snapped up as of 6pm today at its preview, an indication of strong demand from home buyers despite the recent slew of property cooling measures.

The condominium project is being jointly developed by Frasers Centrepoint, Far East Organization and Sekisui House.

Cheang Kok Kheong, Chief Executive Officer of Frasers Centrepoint told PropertyGuru: "Interest in Q Bay Residences is robust. The most popular units were the suites, followed by the three- and four-bedroom 'Verandah Homes' and TRIO units."

Buyers commented that they found Q Bay Residences' quality, location and pricing attractive, and were especially excited about the innovative 'Bay Villa' facilities and 'Verandah Homes'.

Prices of units range from S$525,000 for a one-bedroom unit to S$1.7 million for a five-bedder after all discounts.

PropertyGuru was told that buyers were mainly first-timers intending to use the property for their own stay.

"We are encouraged by the response, and expect more purchases by families tomorrow, at our official launch," Cheang added.

I think government did a good job and i prefer polictically stable country and it gives investor confidence.

I remember posting about installing grill/glass panel in the balcony for safety reason.

Developers can propose a single screen design or a few designs for the buyers to choose from.

While the screen designs are to be submitted upfront, the developer has the option to choose whether to install the screens upfront or not. For cases where the screens are not installed upfront by the developer, the approved balcony screen design will be used by the MCST to guide subsequent installation by individual owners. Future changes or replacement of the approved screen design will be regulated and decided by the MCST and need not be referred to URA for approval.

[SINGAPORE] The future of Singapore will look like Punggol, National Development Minister Khaw Boon Wan said yesterday, but just how might this pan out?

Mr Khaw told Parliament that the next generation of public housing would be even more comfortable and better designed, holding up Housing and Development Board precincts at Punggol South as an example.

Newer neighbourhoods, such as Punggol, were planned as smaller estates, HDB said in response to queries. Each Punggol precinct is made up of between 1,000 and 3,000 homes.

There is also more intensive land use, it said, pointing to the gross plot ratio (GPR) of about 3-3.5 in Punggol.

This compares with earlier public housing developments in the 1970s and 1980s in older towns such as Ang Mo Kio, Bedok and Clementi, where GPR ranged from 1.8 to 2.8.

"In general, as gross plot ratio increases, the number of dwelling units within the same plot size of land increases. More families can then be housed in the development," HDB said.

To maintain liveability, planners had to exercise creativity.

For example, some carparks were integrated with housing blocks, covering the first few floors. To maintain a sense of space, HDB's planners executed ideas such as communal gardens on the rooftops of integrated carparks.

Each precinct at Punggol also shares a "common green" of about 0.4-0.7 of a hectare in size within walking distance from each block, compared with the 1-1.5 ha neighbourhood parks shared by 4,000 to 6,000 households in older estates serving a wider catchment.

"So what is our future? It is not to be a concrete jungle. It is to be a city in a garden, it is to be Punggol - multiply that many times. And the best is yet to be," Mr Khaw said yesterday.

Feedback about developments at Punggol South has been positive, Mr Khaw noted. He added that the same applies for preliminary plans for Punggol North. Planners are now working on Tampines North, Bidadari and Tengah.

"They will be awesome," Mr Khaw assured.

New private home sales jump by 42% in January

SINGAPORE: Sales of new private homes in Singapore jumped by about 42 per cent on-month in January 2013, despite the latest round of cooling measures introduced last month.

According to the Urban Redevelopment Authority (URA), 2,013 units of new private homes were sold in January, compared to 1,410 units sold in December 2012.

The data released by URA on Friday showed that 350 units of new private homes located in the core central region were sold in January.

Meanwhile, developers moved 376 new units in the city fringe and 1,287 units in the suburban areas.

My agent say the same.. But the lawyer who did my loan pointed out there is no specific clause in how it is allocated... meaning it is a pool.. free for everyone living there and visitors to park based on availability.. that make me uncomfortable

There are 702 + X (I believe X = number of Dual-Key Units, maybe slightly more) of parking lots in BR.
I believe it means 1 lot for each unit owner (common sense), at least.
Those owning dual-key unit may get 1 more?
