BR may be good for rentals too... . cos the circle line conveniently brings you to all other coloured lines within a few stops. So potential tenants may come from / work at various parts of sg :)

No. The blocks with the 1 bedder stack is designed with half of its stacks tilted at an outward angle to give the 1 bedder a slightly less constricted and more comfy wider angle view outside. And most importantly ventilation since its facade is sunken in by a few meters. As a result 1 stack in each of these 6 blocks is sacrificed with a slanted hallway.

Personally preference still a FH. At first was concerned about amenities but then after visiting quemoy road nearby I thought it wasn't that bad after all.

I assume u must have heard from agents telling you to buy the lower floors / bad-facing units, becos tenants will not pay u more rentals just becos u have better facings.

But i tend to think along the line that in general if u buy cheap now (cos of poorer facings) likely u r going to sell cheap (relatively) too next time.

Another reason i heard is the setback from the main road.. not sure which is true.

BR being built on a steep slope probably has a height limitation challenge preventing it from building upwards. Lots of the blocks start from 4th floor as you know... BR prob has no choice but to exceed the 40% site coverage.

I meant to say that if CPF OA interest rate increases, more ppl will be inclined to leave $$$ in or even put $$$ into it. Then less $$$ for other types of investments eg property.

Only the 3+S and the bigger 4 bedders.

URA and BCA have clarified on the window grilles thingy. You can seek legal redress if you are prevented from installing window grilles that do not affect the overall facade of the development: http://www.ura.gov.sg/pr/forum/2012/forum12-08.html

But still, approval is required.

We agree that safety is key, and wish to clarify that the installation of grilles for windows or balconies in private residential units is generally allowed by developers under the sale and purchase agreement.

The common practice is for developers, or the management corporation (MC) when it takes over administration of the estate from the developer, to have a set of design guidelines for the installation of such structures. Unit owners must ensure that such installations are consistent with these guidelines.

If unit owners wish to install grilles of other designs, they have to seek the approval of the developer or MC. These are best practices for maintaining the aesthetics of the building facade.
The prescribed by-laws under the Building Maintenance (Strata Management) Regulations state that a subsidiary proprietor, namely, the unit owner, shall not be prevented from installing any locking or other safety device to improve safety within that lot or any structure or device to prevent harm to children. Unit owners who are prevented from doing so can seek legal redress.

If I am not mistaken, URA releases the private condo / EC sales figures (for the previous month) on 15th of each month. So on 15 Oct, you will know the sales figures for Sep.

If the 15th falls on a weekend, the sales figures would be released on a Monday.

I had the impression caveat is lodged by the bank who lays first claim on your property should the loan repayment default.

Pool facing for higher floor is useless. Chose 24 due to unblocked views towards the landed facing north..

I've also vested a unit on stack 48 mid floor.

I've been staying in this neighbourhood with my parents close to 10 years. I must say i love this neighbourhood. The connections from this area to other parts of Singapore is super convenient with various highway close by. I can get to IKEA tampines within 10mins drive (via Bartley Road east), Orchard 10 mins (via CTE), Raffles Marina 15mins (via KPE), Airport 20-30mins (via PIE).... of course one can argue that singapore is small anyway, so getting to different place is not that far. But to me, i think the time i save on travelling is just fantastics having to be in the quite centre of the island.

Although currently there isn't a lot of amenities like KOVAN but one can get to NEX shopping mall quite easily, just one stop away.

Don't forget there will not be a lot of condo project here in the future (except the one opposite), and there are plenty of rich folks staying in the landed area. When their kids grow up, they would want to get a unit in BR to stay near their parents (like me :) They will probably buy re-sale from you.

Anyway, enough of the Bartley promotion.. The unit I bought is facing the Bartley road because of my wife's ideas. We knew of the noise and the potential afternoon sun. My wife thinks we can see National day fire works ! :) and the block is the closest to the MRT.

i read some history about this bodhi tree. It was protected by the Jin Long Si temple (http://www.singaporevr.com/vrs/JingLongSiTemple/BodhiTree.html) a lot of people worship the tree back then. Then due to circle line garment almost want to knock this tree down but didn't in the end. Garment refuse to classified this as heritage tree due to it's location. From the stories, the tree does requires care... but i am pretty sure some of the worshiper already bought a condo unit just to get close to this tree and continue to worship the tree.
