If some of the owners are not paying management fees for 3 quarters, what actions to take?
The in-house rule says 10% interest rate will be charged, all legal fees will be paid by the owner.

But what if
1) the owner claims not receiving the payment notice;
2) not satisfied with the management service;

Any other examples of difficulty owners? What are the tips to get them happily pay?

The MC can recover any unpaid
contribution through the Small Claims Tribunal or the courts

No he's not.
I know of case MCST threatening to sell the unit, after the fees are not paid for almost 2 yrs.

Btw owner cannot claim he does not receive notice. Owner must pay without demand.

Not satisfied with the service is not an excuse either. It's 2 separate issues. Owners pay the fee to the MCST who collectively manage the estate. The contractors answer to the MCST not individual owner.

In my Experience some mcst are really shit. They will lose the cheque that you send them or ignore emails etc. then later complain never send payment and try to charge interest. One of these days should just get them replaced

first charge means priority in claiming $$ when your condo sold...
- first, all the legal fees, stamp duties paid
- bank first charge claiming back your loan
- then cpf board take back your cpf $$...
- mcst claim back what's owed...
- remaining all yours, if any...

first charge got nothing to do with selling property, they cannot protect your property from being sold... i think tons of people can get your property sold without your signature... banks, mcst, iras, creditor, your divorced ex-wife and etc....:scared-1: :beats-me-man:.... sigh !!... :scared-3: :scared-3:

small project, no on-site office.
The only thing on-site is a letter box next to the guard house.
Most of the owners are not staying (about 80% rented out).

Maybe auto payment will be the way to go:
1) GIRO somehow is not allowed (Why?)
2) Dinnes Club card is recommended (but not every owner will sign up);

Any incentive for pre-payment?

He is not staying there. So cannot do anything with his car.
By the way, the car park is only half full. Can the owner apply to convert some of the car park to useful facilities?

Some Mgmt will put the unit# and owner's name on the notice board.

Let everyone know who don't pay management fee. They will paisay and pay up eventually.
