Hold till prices recover. Rent to reduce outstanding loan and build up ammo. Rental income should be in (at the moment) excess of instalment.

bot just before 2008/9 in 2007, sold 1 late 2011, one in rental, bot 1 begining 2011.
bought one in Q1 2009, waiting for TOP so i could move in :) (should be end of this month)
1 bought end 2008 renting out.
1 bought 2Q 2009, sold 2011.
it seems that there are quite a number of speculators here
Bought 1 in 2009 sold in 2011, now looking to buy!
Left 1 for own stay.

Bought another one mid 2009... have been staying in it.
Just sold it and bought another smaller unit later 2011....
So 2nd one cannot sell, kena SSD.... :D

don't need to smell, wait long long sure property prices will go down one, it is all a matter of cycle mah. However, the drop is never going to reach the previous low lah, unless DEPRESSION! Otherwise INFLATION means new low has to be higher than previous low mah! Govt sure have many leway to create inflation, e.g. increase GST viola!

i agree... that is what i have been trying to explain the B, plus rental costs, prices really have to drop 50-70% in 2-3 years to make it worthwhile man.... what are the chances of that happening...

Golden rule no 1 in property investment... don't regret after you've bought or sold... otherwise, you'll be miserable... not good for your health... ;)

I am sure some of the people here who has got cash and yet still leveraging on the low interest of the bank. Do capital repayment if interest rates spike.

Collecting rental as not sure if after I sell, will I be able to buy back at a lower px that will make it worthwhile.
Meaning, there's the ABSD, lower LTV, SSD, agent's commission etc to consider and if price go sideways or drop slightly only, what's the point right?

bought an unit in mid 08, valuation appreciate by about 50%. been renting it out since. Rental yield is good, just renew the lease with 12% increase in rental. no plan to sell unless offer is too good to say no.

Yes! That's why the one with lots of skill & knowledge sold all his "China" properties & began go into "China" rental market.. but desperately searching & copy & paste of all kind of property bad news from "China"..:D
But he keep saying that the debt crisis will takes many many year to unfold nicely. Meaning he will continue to service up the mortgage loan for his landlord. His "tong zhi" landlord is damn lucky person.:D

2012 is the yr to see debt crisis to melt down global economy for many many yrs.....
From next month onwards, huge debt matured globally, no money to pay up.....will see panic again, all rushing to cover holes, big sell down again....
so hold on to buy any property, wait, stop buying, let developers kena squeezed by their high land price, high operating & building cost, also bank very cautious to loan out now, they have to sell to raise fund, let them sell at losing price, they have to force sell or default payment...all will be seen this yr.....

If you bought in 2008 and 2009, purchase price must be low enough to give a decent yield based on purchase price. Just wonder for those who sold, have you ever thought of going for the long term hold and rental game? If not, what are the reasons?

im in different field with lowest capital outlay and highest yields.
reasons: too much to list.. etc my boss hanged out wf developers, and top notch pple in industry. they get the market feel and news 1st.
my boss flipping commercial shophse and profited 6 mio in 2yrs or lesser, drop off his initial plan to build houses.. why..??
HAs the opportunity to buy low is the best...my thought is it opens up more options with less risk than those buy high..:o
bought in 09Q3 for owner-occupation and waiting to TOP this year. current flat fully paid up recently so will rent it out after I move over. based on grapevine, there will be an MRT stn (Thomson line) very near my flat so the rental will go up even higher in future :)
nearly went into a factory at Northlink one year ago. It came with ready tenant who has been there for many years and pays his rent promptly. for reasons beyond my control, I didn't go into it. after the NS Expressway and JB link next to Republic Poly were announced, the price went through the roof. I could have made $600k in a few months and even more if I had held till now. until today still feel that incredible heartache...... :beats-me-man:

the beauty of the location of my flat is that it is near and yet not THAT near to the upcoming thomson line. if rumours are true, it should be within 5-10mins' walk to the mrt stn and my flat is not facing the line directly. I am buffeted by the opposite half of my block.
my rental should hold at the prevailing market rate and improve when the line is completed. I take a longterm view as I fully intend to hold on to the flat and not sell.

If they can afford the condo at current price, quite likely they have overshot the income cap for BTO. So it should be between Resale HDB or Condo.
These people are high-flyers, and proud of their achievements too. Where to put their face if being seen living in a new BTO HDB flat? People straight away know they can't make it since didn't earn >$12k per month! :o

These people are different lah, owe people money don't want to pay, do "black" "undertable" business, never report "proper" income for income tax purposes etc. Sure have to live in cheapest HDB flat and act poor lah! :doh:
Many people who are not in big business just won't understand why these people just need to appear "presentable", nice big luxury house in prime location, nice big branded car etc. This is to instill confidence to other business associates that their are very successful and willing to do business with them or even invite them to joint ventures to inject capital, + allow them delay payments (60-days credit term, some even up to 180-days credit) for their goods etc! :(

But I certainly know of people who tell others they strike lottery and then sudden got queue of friends and relatives who need to borrow money from him... Lol! Anyway, I think if have cash, must use it wisely... must enjoy but doesn't mean mindless spending... must also save for bad weather or for your family... :cool:

Personally, I find no meaning in life if you don't spend what you earn on yourself and your loved ones. I don't mean overspend, but spend within your means..I find it very satisfying to see my wife and kids enjoy a nice holiday or nice birthday present once in a while.
