i think government's land planning here in flora area major fail. why can't they have some integrated commercial-residential developments here like hillier? obviously there will be enough residential mass soon enough. even bedok road area has eastwood centre n a hawker!

Lol from outside look like modern airport. Inside really modernistic and functional. The photo of the guy sitting and looking far away into the landscape made me chuckle from the familiarity of the grilles to the grille balcony/planter of some of the el cheapo mass market projects....

unlikely so high la ... based on F&N's results briefing presentation... Palm Isle est overall selling price is 750psf to 850psf ...

Let's see. Becos it is beside Ferraria Park which has similar constraints. If you based it on Pasir Ris condo average launch price, it should be around 850-900psf.

Extended Flora Drive is in progress and be completed this year. $800+ psf - hedges price level, $900+ psf is pasir Ris condo price level. $900+ to $1000 psf is about current Flora area price level. My take - its will be closer to $1000 psf avg. Koh's land next door should also be launch this year since its Lh99...

Got some info that although showroom is progressing the launch is likely to be only end Q1 or early Q2. Looks like this one is waiting for;
- Watertown to sell well at record high $/psf.
- Tampines EC Trilliant's reaction and looking like its going to be abt $800/psf.
- Watching Hedges closely whether they will up price for reminder units
- Then final release Palm Isles prices, at the moment speculation is about $900 to $1000/psf, or even higher.

saw some info on the site layout... cramp lor. Total 429 units and with 28 units landed garden homes. Some info says start from $899/psf, if its for those landed homes $/psf then those 516sqft units will be up to dun tell me $1,500/psf haha...

The last piece of land there is 999yrs belong to HL. It will be ideal, given that, since there are 3 plots of LH99 (Heges, PalmIsles and the Koh Brothers) building/going-to-build project etc. for this last piece of land be slice into LH99 (999yrs sold as LH99) and launch with some commercial/shops to facilitate the amenities in the Flora area.
Oops giving them some idea, but nevertheless its possible... haha.

FRASERS Centrepoint had sold 50 units at its Palm Isles condo project in the Upper Changi location by 11pm last night.

The average price after discounts is $830 per square foot (psf), below the $870 psf at which Hedges Park Condominium nearby is said to be selling at currently.

The 501-unit Hedges Park, being developed by Tripartite Developers, was released in April last year and as at the end of last month, had 157 unsold units, according to government figures.

Palm Isles' $830 psf average pricing is below the $850-880 psf that Frasers Centrepoint was expected to release the project at.

As for Palm Isles at Flora Drive, buyers are mostly Singaporeans, some of whom are living in rented premises nearby.

'The two- and three-bedroom units are doing well. We've also sold two garden homes,' said Frasers Centrepoint Homes chief executive officer Cheang Kok Kheong.
The developer has included 28 'garden homes' in a low-rise block; each unit has its own private carpark space and garden.

The developer minted this new concept riding on the site's sloped terrain. Garden homes have either four or five bedrooms.
Palm Isles will have a mix of five to seven storey blocks in a resort-style ambience that will include lush landscaping, two tennis courts, and a 50-metre lap pool.

The rest of the residential units in the condo will comprise one to four bedders.

Absolute prices for one bedders start from $460,000 for a 506-sq-ft unit (or $909 psf).

Two-bedders start from $660,000 for a 786-sq-ft unit (or $839 psf) and three bedders from $760,000 for a 990-sq-ft unit ($767 psf). A 3,014-sq-ft garden home is priced from $2.2 million (or $730 psf).

At Flora Drive in the Upper Changi area, Frasers Centrepoint has so far found buyers for 58 of the 120 units released at the 429-unit Palm Isles condo. Sales began on Wednesday evening. The average price is $830 psf, lower than $870 psf at which the nearby Hedges Park Condominium is going for. The 501-unit project, which went on the market in April last year, still has over 100 units available for sale.

When contacted, a spokesman for Tripartite Developers, the developer of Hedges Park, said: 'We currently have no change in plans with respect to pricing and additional incentives at Hedges Park. But we will continue to monitor market trends there.'

Palm isle vy ex.....2bdr pool facing about 950psf....

Furnishing so so too but layout better den ripplebay....their 2bdr showroom layout pretty good and efficient.....807sqft feels like 900sqft

Sold 100+ so far.

The garden home is new concept.....upper and lower units .....so far abt 5 sold and all of them i tink is on the upper level unit.....about 700psf 2.6mil thereabout.

the model siteplan looks so cramp compared to ripple.....prices also higher....no wonder this one poorer response....

Based on 950psf....i dun tink hedges park tio hedged.....news reported average 830psf....so fake

haven't been to either, but based on site plan, price n location, i will choose ripple bay over palm isle too. i think they came up with garden home as it's the first of its kind in the area, so there's no competition. but as these will need to be sold at a much lower psf, this means the cost will transfer to the condo units, hence the higher prices? plus developer will need to pay for earth works to clear the forest n level down the land quite a bit, which will be costly, there's a limit to how much cheaper they can go.

not doubt the site plan is cramped, but i think shld not just look at 2d site plan, but 3d space. palm isle is only 6-7 stories, whereas ripple is 12-13, which is double the height. for the same distance between blocks, 6-7 stories will feel much more spacious than 12-13. isle i think is already more spacious than euhabitat, which is of similar height. but i don't buy isle's round pool courtyard concept. gonna be as cramped as seastrand's courtyard idea...

so far all the cluster house or townhse within condo comes wif basement...park at basement and enter the hse....some may not like it....

For this, upper level feels like a traditional landed home actually :D

And yes, the lower unit CMI.....cud be very dark and poor ventilation....high chance developer will lelong in future....lol

went down palm isle just now in mid afternoon... the turn out is fairly huge...the showroom is bustling...better than i expected...heck it even has valet parking service .... free icecream(thanks to F&N lol) too... asked for a quote on 06-73 (807k)its about 707k nett...those with pool views cost about 10% more...same layout same floor..its too much of a premium for a view imo... they will be providing free shuttle service to expo once TOP....finishings and applicances are quite standard nothing to shout about.. a total of about 6 garden homes are sold liao...each garden home comes with an option of jacuzzi...a bit disappointed with palm isle's 3bedroom selection..it basically onli has 990sqf 3bedroom "compact" nia.. and the pricing is not cheap too...

I went to ripple bay showflat too...overall ripple bay is selling slightly cheaper than palm isle..ripple bay has more types of units available.. (1bd,2bd,3bdr,PH etc)..location aside..i think palm isle has better 2bedroom layout than ripple bay..but pricing wise ripple bay is probably slightly more attractive than palm isle....

fully agree. with hillier and the rest as examples, as uninspiring and conservative as hong loeng's marketing strategy is, even they should be able to see the obvious benefits. have a mall integrated with residential, n u can charge so much higher for your units. n there will be willing tenants given such a large pool of residents in the flora area.

in fact developers can apply to ura to change land use, at least from residential to residential-cum-commercial, can they not?

went to show flat to have a look. agent said about 250 units released, and almost 200 units sold. so not bad sales at all. the best deals seem to be the 3 bedroom compact units. for the size of 990 sq ft (92 sq m) the cheapest 2nd floor, pool facing, north-south orientation unit was sold for 750k only (#02-07). however that's only for vvip preview price, and it's like 10m away from the substation (and bin centre?) if you don't mind. it's sold anyway. currently the cheapest 990 sq ft unit is unit 32 (dunno which floor) at around 800k only.

strangely, for the Suites blocks (towers i, j and k), the 2 bedders are more steeply priced. for instance, unit 63 (807sq ft) will cost you upwards of 750k. strangely also, their flooring is porcelain tiles :doh: as opposed to marble for the Condo blocks. Go Figure.

note: stamp duty is absorbed.

distance between the Suites blocks is 21-22m, whereas the Condo blocks its 40m. but note that Condo blocks are arranged in courtyard formation, so will feel much more hemmed in.

agent told me it's a 15min walk to the mrt. i almost giggled. it's 1.5km to walk to tampines east mrt. unless you like to do competitive fast walk and trains for it by braving traffic and traffic lights, maybe it's not such a good idea. liddat even hedges park 100m away can also walk to mrt liao.

that said, flora area is a pleasant enclave of low-rise condos that has its charms lar. drivers will appreciate the fact that tpe and pie are literally a stone's throw away, and road widening and bypass constructions leading to them will be completed by Sept this year to ease morning/evening congestion. but non-drivers will lament walking out to main road for public buses and taxis.

popular question: v.s. ripple bay? prices comparable (depending on specific units and size), finishing slightly better, immediate location ripple bay obviously better. if u drive, it's only like 5min from flora area to pasir ris park. so whether walk 5 min to the park (ripple bay) or drive 5 min to the park, maybe drivers don't really care. that's why sales is quite good? i dunno.

showrooms for both condos equally crowded today.

But mine is a 2 bedder suite. Bought it for investment rather than own stay. Have been staying since young in the west. So, not likely to shift to east.

Beside, my present home is less than 2 mins walk from Hillview station, DTL2.

Don't worry shuttle service will be provided at regular interval from condo to expo station. And if you walk a bit to flora road, there is a shuttle bus to tampines met station. But this you will have to pay

Actually the shuttle comes to Flora Drive up to Ferraria too and I am sure when Hedges/PI are up, the shuttle will go another stop.

There are also some talk about another bus service when Flora Drive is connected to Changi Road. Dont worry too much about transport, at most walk a bit and I do want to point this out. Walking along Flora Road/Drive is quite safe compared to some other private estates because you have guardhouses at intervals and the roads are relatively well lit.

Was there this morning and was looking at the garden homes. The lower unit will really have lighting problem. They don't seem to tell u more of any intended light well or any source of light!
besides, the rooms will be really small. it is very difficult for them to squeeze out much for the rooms (inclusive of 3toilets and balcony) with almost less then 900sqft for level 2 where all the rooms are. This is just my guess and personal view...

Lastly, I think this area is very competitive for rental or even when u want to sell. The only selling pt is maybe they are nearer to airport:rolleyes: ??

Based on this morning news from URA on its stands on "landed properties" in a condo project, I believe garden home is going to be a sell out soon. The reason being URA is not going to approve any more such housing types.

I think the news was out since early apr if I remember correctly. Out of 28, they mention 2 reserved and 7 sold. Which means, they still hv 19. The price is not cheap if u compared to those purely cluster housing development. So if you buy for own stay, go for those cluster housing which will be much cheaper but of course, that one foreigner cannot easily buy. Anyway with all those CMs, no diff now as they are not the major ones buying...:p

In delaying completion there are other cost such as maintaining the construction site and lowering productivity, also delay in cash-flow through progressive payment, inflation (material and labour cost) etc.....

Hm, cannot compare JLB to just PI. JLB must compare to all the 99LH on Flora. Though that said, I've no idea what the figures are for Flora's highest psf achieved for the 99LH developments.

Personally, I decided against any JLB development because Flora/Mariam seems more of a private enclave as compared to JLB. Won't discount JLB's amenities and MRT though, but I guess that might be the reason for the difference in the highest prices.

Anyone has any idea how construction is progressing?

I think there aren't any spare plots around! Nearest ones I can think of near loyang are probably the ones next to the shell station along loyang ave (next to loyang valley)

Haven't checked the zoning for it though.

Good to hear man. I should check back home to see if there's any letter, or I'll email my lawyer to ask. Frasers website is useless, it hasn't been updated since November.

Yup I bought a Suites unit for own stay, I also hope construction can be completed early 2015. No idea how many units left though, not a concern :D

Before Oct 2012 their website was updated in April, so I don't think they are very serious with providing updates:tsk-tsk:

Yeah, early 2015 before CNY would be good. Always got good sales during that period and can buy everything at a better price.

Here's the part which I've yet to figure out. I emailed the general address about a month back. On top of that, I called FCL sales number (took from their website) recently too. So I'm not too sure which one did the trick, the email or the sales number... maybe both, being pushy does help some times...

Anyway, they replied through their lawyers. Sent a letter to my lawyer saying that they could not accede to my request. They did not explain further, and that was kinda disappointing. It would have been clearer if they had explained the rationale. Wondering if I should get my lawyer to write back and ask for the reasons.

alienz, I don't think the lawyer would charge you extra to do it, think everything is already in the agreed fee.

haha you are right. the only ones active on this thread is like a handful . anyway we are at least 1.5 yrs away earliest from getting our keys, i'm sure by that time there will be contractors/sellers posting notices around our compound for such stuffs, if not we can source our own.
