Very badly designed layout. Why is there a need for bay windows and a/c ledge together? Aren't such designs thrown out under the new URA or BCA rule? Why are we seeing such nonsense again in a new development? Why face Euro Asia Apartments and One St Michael on both sides? Why not tilt it in the north south direction to optimize the view? Directly south is the city!
Developer should throw back to architect. Don't launch now unless its a good product. Seriously!

Agreed that it has very poor layout.

Long stretch of 'corridor' before entering into the living/dinning area. A lot of wasted space.

this is because of the existence of wide range of unit types within the project. you see, the piping , sewage and cabling have to be in the same cross sections, so it is more cost effective to build like dat la. the MM units I feel had limited the freedom for more variation of layouts lor :)

I have a very very good layout design which I think will please all the younger home buyers here, no need to sacrifise on sizes of the unit for lower psf. In fact, they will be amazed at the lower psf but bigger sizes. But this design will only see the light if I made a comeback in the stock markets.

smart brother. Yes, it is all possible with the new metering system. One good way to keep the electrical consumption down is to have a common roof garden for all . The penhouse owners can take 4 slices of this for their own.

and to save the carpark space, some developers use a complicated robotic system. There is no need to use robots at all. Why bring the car to the driver ? The drivers should get to their cars. One way to do this is to have a concentric carpark where all cars parked head in , into this carpark and reverse out to a spiral mechanical exits in the basement of the building. You need only 2 levels the most to park this way.

And for simple LED room lightings, you can install a solar panels for all units on the rooftop and all units can use this common sources. Of course for high powered TVs and electrical appliances, you still need the SPower sources.

I dont think you can have lift with 4 exits.
because need common area for fireman lift? staircase.
If all sides of lift are blocked by condo units, how can people access to emergency staircase?

You see, Singapore is blessed with the hot sunny days and the rainy monsoon seasons. We should use this to our advantage and pay less for our energy bills. I calculated that for each unit with working professional couples in a 300 approx 900sqft units project, their monthly utilities bills should be about $100 and the management fees can be $250. So, in total the maintenance costs of this project will be about $350 max. for each unit.

Yes indeed. That is the secret I intend to keep.

Hint:
you can visit The Metz project.. it has no center lift, but the emergency exit is via the main door. The lift went right into the unit itself. Of course my idea is even more advanced than this la.LOL

I have no wish to charge high psf. My wish is for the profits to be shared with the new buyers.. I just want to prove to someone that this can be done. Thanks brother hopeful :)

the best part is, the door is not power-opened, but naturally opened mechanically upon reaching the floor.

see those local deveopers building new landed here in with elevators that can burn a hole in your pocket. The vacuum type is much better. My one for landed is not even vacuum driven- it is hydro driven !

yes indeed. people are paying bombs for the old technology. The vacuum type is also old liao. My one lagi better.. it sits the elevators within a submerged special liquid and NO electricity is used at all. It can carry up to 2000kg with my initial calculation and best is save the money for the owners ! well maybe a little electric power for the microprocessors and lights.

You are supposed to make money for the company by building useless air con ledge, huge balcony, intrusive bay windows, use cheap laminates etc. Not save money for the buyers. No wonder your idea didn't fly with the board.

But I am with you. If you can build a project with super efficient 1000 sqft 3-bedder, < 800 psf, 5 min walk to MRT, and FH with many facilities, I will book a unit with you now.

Best looking at the showroom, I remember one of the bedroom was not even fitted with any bed but just nice for a sofa inside! :scared-5: just all the tick that the markeing agent for this project managed to pyscho their clients into buying :doh:

What I was trying to say was the developer had asked for the 10% last year. So far 30% has been paid to the developer.

From the Noticeboard outside the development it is stated "Date of Completion: April 2015", so I suppose it will be plus minus around there.

It is very hard to find a development which satisfies all our requirements. For RR, I guess I can still tolerate most of them. I don't really agree with the huge balcony provided. Luckily the shape is square so I can probably put the dining table there. Hahaha.

I took a look at R38 and Vista Residences before. But in the end I gave them a miss, due to the close proximity they are to the CTE/PIE. I lived next to expressway before so I knew how it was like.

Probably after 4 years..I remember maybe around Sep/Oct-15, we can start to sell already, at that time we can test market..

anyway, dilemma of selling as well, cos I think it's really hard to get city fringe, freehold and near MRT nowadays..

Yup. I guess those units on the low floor already has most (if not all) of the interior works completed.

I remember when I passed by few months back, I saw from the windows of the unit facing Serangoon Road (level 5, I think), the worker was working on the wardrobe in the master bedroom.

Didnt drop enough to entice me...... EC at Jurong still going to hit record price, Jurong new condo also at record price, but the rest price softer a little.... It depends whether u are in a hurry to sell or not..... currently I don't sale alot of desperate sales...DON'T ever trusts agents and analysts say, they need these news to generate their own income

The price will only drop when the economy is not doing well as we had seen from the past (e.g. 1998 Asian Crisis, 2003 SARS, 2008). Congratulation, RR owners, a nice neat development, one of the rare few freehold development left, 200m away from MRT,
right in smack of CBD area.

Only sigh is the R8 right in front and even taller. Anyway, good development at the right price if you have bought it at the point of sales.

Now, we can still see Raffles Place. After the completion of St. George's Towers, the view will be blocked.

Hopefully, we can get the key before Chinese New Year.

I dun remember ..the fridge is in-built together with kitchen cabinet which I think should be quite expensive .
For the kitchen hob..it's electric ..
Wardrobe and bathroom looks great..

Good view on my unit as its facing toa payoh and quite windy..

Things which I dun like is the window bay takes quite some space
And limited wall space to mount tv..
This is also applicable to 2-bedrooms units
..
Still overall sky garden,view ,swimming pool,design still looks fantastic ..

Do u guys see that there is a change in the building plan? If u take a look closely in the original site plan given to you, the pedestrian walkway is perpendicular to the side gate. But now it is paralel to the side gate instead. So residents have to make a long walk towards the Utility Room, then turning right to get into the building.

I also notice another issue. In the old days, the pedestrian walkway is by the side of the road, but it has been shifted further in (next to the gate). So whether or not you are residents, you must walk towards the guard house, then make a left turn, keep walking, then left turn again when you reach the back gate of St. Francis Court. This will pose a problem to the the guards because they will have a hard-time to differentiate whether those who walk towards them are residents or passerby.

if you send cheques to the developer's lawyers, they will need the cheques to clear before they deem payment to be received. If you send cashier orders, it is treated as received so long as developers' lawyers received the CO. i suppose it is a 2 day difference.

I had received letter from legal firm with the rest of the documentation from developer informing TOP already completed.
Need to pay Maintenance and Survey fee before you can arrange to collect the key.

Key collection can be collect at 2nd storey clubhouse at Regent Residence.

Cant wait to collect the key

Now private property is over supply in Singapore market.
But you never know when is the right time to strike.

From propertyguru website, I can see many 1 bed room is advertise for rent/sale.
And rental for that is about S$2.3k - 2.5k.

I need to pay SGD 288 / month
And just ask for all of you suggestion , since i'm super new in singapore condo market ,
If i want to rent it , is it faster to rent with full funish , or just as the deverloper hand over to me ?

Easiest way is to appoint a property agent to help you to advise and rent out.
By looking at the location and unit size, your target customer will be expats with family. So my feeling is better with furnish.
Of course with furnish you can rent at higher price.

Visit www.propertyguru.com.sg and you can get what is the possible rental price now at different condo.
