Why the unit no/address is the same as Melosa?
Melosa = 28 Geylang Lorong 28
Suites 28 = 28 Geylang Lorong 28/30

Can the Unit No. be the same in different lorongs?:confused: :confused: :confused:

Simply because the price is more affordable than other FH ppty in other central areas and also there are lots of eateries around.

To each of its own, some people simply don't mind about the vice there, what they like is the food and the location. Just like Bedok Reservoir, so many commit suicide cases, but still have people buying ppty around that area.

But it is quite a distance away, right?

I personally feel that it is a shame (可惜)to have the red-light area located at such a centralised location, is it to make it convenience for those "Ah Pei" because they can't walk too far away. 小心身体噢!

Or is it because it has no HDB flats in the lorongs, remember the case in Serangoon during the GE.

Since someone ever mention that vice is a must in most of the countries as this will help to reduce the crime rate (which I doubt so), why not re-locate it at an island where there are lesser residents and house all the vice there , rather then they scattered all over the places and cause disturbance to the residents especially to the female. Housing all under 1 roof can let the "chee go pei" to have more choices, fat, thin, short, tall, black, fair, multinational leh. Provide a regular ferry to fetch those who "needed" to the island. This will also help to increase the income for the ferry operators. If you want it, pay extra for it loh.
Hope Singapore can be a "CLEAN" country.:cheers4:

Just saw some of the penthouse layout. Omg usable indoor space only like 300-400sf and at 700k i hear people say cheap. So impressionable.

Went to the showroom today to view the PH @ 700k. Floor Area is 925 sqft. But the layout a little strange. Usable area is not well arrange.

$757 psft consider reasonable??? May be...

The question is the agent told me rental yield is $3500 per month.
Is that possible?

It is a studio penthouse. And it is geylang. I will pay top 2.8k for such considering it is brand new and relatively near old airport market.

I went to check out their penthouse some time ago and I feel that these Penthouses are over rated.

I feel that one of the reason why some people like penthouses is privacy for gathering, BBQ etc and good view.

But for this project ( and most of the new developments), The WHOLE rooftop belongs to every 7th floor units so = not much privacy.

then all the new projects are built so close to each other, your view will only be other people's roof top.

from a layman's point of view, disregard potential growth in geylang, these penthouses confirm not good buy.

just a side track, Since i was in the area already, i went to view other showflats. saw one ( forgot the project name) opposite the actual Suites 28 site and when I looked at the model, they apperantly have no penthouses.

So I asked the agent" this project got no penthouse?"

Agent" got. all the top floor are penthouse lor"

me " erm.. you mean all the top floor got 2 storey or rooftop access?"

agent" No la. as long as top floor means penthouse already wat"

so far only guillemard edge interest me among all the geylang project....too bad got cooling measure and if it was launch much earlier and at 9xxkpsf...i may get one....

2 decent pools.....driving also easy as u can in and out via guillemard.....no nid to be trap in the geylang jam......one of the nearest project to walk to dakota.......so when agts bring tenants to view....can bring from dakota mrt and siam all the sleaze.....LOL

and u shd go explore geylang during sat evenings hor.....odd lorongs also infested wif some free lancers hor.....perhaps mabe the end like waterina den dun hf hor but the px over there sky high

haha bro devilplate yep i do see free lancers around odd lorongs as well. But was just thinking why this was your most preferred geylang project.

i oredi stated the reasons wat brother.....

2 decent sized pools.....in and out via guillemard.....all other MM projects in geylang launches so far comes wif pathetic pool and drive must hit geylang one.....

for GE, drive in via lor30 and out via lor 28.....goodie

Oh, i was thinking more on monetary returns not facilities. But yep do agree since this is the 3rd condo status project in geylang. Any idea if they use mechanicanised parking here too?

all 'basement parking' the plot of land is BIG.....many pool facing units too....

but like i said, 9xxpsf den i buy one....first few projects like casa aerata CMI leh even though launch at 9xxpsf.

i can tell u, those recent geylang MM buyers tat bot other nearby projects at 11xx-12xxpsf surely bang their head......when comes to TOP later, tenants surely choose GE pool facing units first

Centra branded projects all have common advantage of very near to EW line mrt. Centra studios 120m nia to Aljunied plus 0 sleaze stroll that stretch.

Not exactly for the newer launched ones. Centra imperial lor 14 and Centra resi lor 7 aint that near MRT. 14 is right smack in the middle of the sleaze

The showroom is not at Lor 28. It's at somewhere near the old airport hawker opposite the community centre.

I went there yesterday. Only left with 4 penthouses... Comparing the psf of nearby project is quite cheap. I'm considering whether to get one.

If 700k PH here vs 700k PH in Guillemard Edge, i rather you buy this. At least not so many others neighbour similar PH blocking your view...

Guillemard Edge Penthouse was sold out when I visited their showroom... You mean Guillemard Edge Penthouse selling at 700k too? For Suite 28, the penthouse psf price is abt $760. Do you know how much psf for Guillemard Edge Penthouse? Thanks...

I think GE penthouse is much better layout than S28. It is true that GE have more penthouse unit as compare to S28. But S28 will be blocked by other development as it is too near to its neighbour.

Construction is damn slow for this, project board says completing in Apr - Oct 2012 but the foundation is not even laid yet...

What's wrong?

The expected date of completion shown on the construction board is Apr 2012-Oct 2012 but the below link shows estimated TOP is end 2015 / 1st Qtr 2016.

The address also very confusing, 28 Lorong 28 / 30 Geylang. Melosa address is 28 Lorong 28, so will the postman gets confused or not?
