Took a pic of the show model. Rubbish dump should be the small building covered in greens. Looks neat .. So I guess it doesn't really matter la. in fact the small road in front makes it v convenient for the occupants to load or unload bulky stuffs...

Hi, I'm new to this forum. I've bought a unit too and am excited about the development. Not sure if construction will be curtailed by the foreign labour crunch this year. Also, I was wondering if it's possible to change some of the fixtures given by UOL. I've emailed UOL but they completely ignored my enquiry :(

Can zeamybro share more model pics? I did not snap any photo when I was at the showroom so now I'm left with little memory of how the development would turn out to be :(

You can call up UOL directly. The right procedure should be getting your lawyer to write in your request officially to their lawyer, and they will respond accordingly. They may or may not entertain your request.

Depends on law firms, but usually they don't charge.

I realised the blocks facing the road are topped with water tanks while the rest have nice curvy brown tops...

I tried to request for changes but it wasnt very well-entertained... I cant really recall as it was some time back but there are definitely charges involved. In the end, did not change anything.. anyone managed to make any changes?

I email the developer few months ago, the reply is they no longer allow custom change regarding flooring due to previous have cases cause the delay of the construction progress.

Welcome!

Not too sure about Archi, but in most cases, you'll install the covering yourself. The installation depends on the Management Commitee. Most condos will allow you to install a PVC covering on the trellis. There'll be guidelines as to colour (usually clear only) and size.

You may have to agree to clean the trellis when it gets dirty/debris gets trapped on it, as part of the conditions for installation. The MC will ensure you clean it up. I'm familiar because one of my units is a 2nd floor with a patio unit beneath it.

Anyone had experience with UOL about their receptiveness to changes? Had thought that it is normally unlikely that developers would want to cater to individual units changes as it is hard to monitor such changes.

I think it is est. to TOP at end of 2014, but not sure if really can..

UOL actually accepted my request to change from homogeneous tiles to marble, with a top up of a few k. I sent in my request through the lawyer. That was in mid 2012 I think.... Eventually I didn't proceed though

Blocks seem to be quite close hor, for those pool facing ones... wonder if it would be too close for comfort.. haha! distance is 25m for closest blocks? from balcony to balcony?

Hi fairy, the quote was reasonable but I didn't really like the choice of the marble used. Plus I was having a bad experience with marble on another unit, so decided to keep the homogeneous tiles or change to other kind of floorings upon top.

This unit has soft white marble which is very beautiful to look at. Unfortunately after 1 yr, there is this middle piece that turns orangey, plus a few other pieces having the same orange stains at the edge. Consulted the experts and they claimed it was due to moisture and rust, so I bought some expensive chemicals to treat the affected pieces. The stains were successfully removed and marble restored to original outlooks, but the stains came back a few days later again. There was no pipe running below, so I can't really figure out why.

Marble is definitely nice, but perhaps it's better to choose those colour and type which are easier to maintain. Sorry not an expert here ... So can't advice much.

Made the booking in early Dec 2011, Pre-Launch.
selected a high floor unit nearest to the town centre, facing .... err.... the hdb car park.:D
Wanted a unit with the most living space, and affordable, thus the selection.
My wife told me she loved this project, and we have waited too long, hoping for the price of private property to fall :banghead: ; i was given only 2 days to decide :doh: .... i went along with her for it :D

Dont know if it is a sound investment, but at least it wont go very wrong based on our liking of the environment, convenience of the town centre, and there is an mrt not too far away. We wanted a place to stay for good, and conducive for my kids to grow. I would say that the park in the reservoir itself is a very nice venue for outdoor activities, and to relax and be slightly closer too nature.

I was surprised how quickly the project was sold out from mid to end of 2012. It was stagnant for a while after its launch. I guess the high prices of other projects later on, convinced buyers to return to the archi option.

Yes, love the nature behind the condo. Went up one day and looked down over the reservoir from the top of the little "hill" and found it was very beautiful and calming. Probably do a few picnics there once I shift in.

I was one of those that choose it in 2H 2012 because of the high prices of similar sized units in other developments nearby.

Welcome! I was there during launch too but didnt commit that time.. too many units to choose from actually makes it difficult to decide (haha!) and prices was high too..

Seems you were quite determined to choose this project.. why were you given 2 days to decide? Were you not worried about buying at the peak, the slow movement after launch and the reputation of the reservoir as an attraction for the wrong reason? These were some of my concerns at that time...

I rem I was at the launch too ... there wasn't much discount and prices were around 1100psf for 3br. It was quite high in Dec 2011 especially after dunno which CM not long before this launch. I think Bedok Residences had a good launch about a few weeks ago and that triggered a CM ... :D

Hi, it wasn't me who was determined to buy, I was traveling a lot most of the time.
My wife was pretty much sold to it. I just went along w her, since I had only 2 days to decide. So far no regrets. We committed ard 04 Dec, the CM was announced 07 Dec. Price was high, but we had already waited too long for it to fall. It's a place for us to stay, not for quick turnaround for profit.

With a place that you like, it is very difficult to be precise about what is a good price to pay for because of the emotional aspect. Just enjoy the stay most importantly.

Hi Zeus, do we need to make appt with lawyer for payment and sign mortgage docs? thought just adjust the amount to pay based on the loan disbursed?

For my case, yes , thats normally the practice i think, we have to make all initial cheque payment to the lawyer and the further 10% of the purchase price once the foundation is built, normally after a year. The bank will disburse half of amount and another half to be paid in cheque to the lawyer ,myself.

Yes, the signing of mortgage document also have to go thru our lawyer. Well they ask me to make an appointment with them, they need to explain the contract and all the clauses in detail, it may take times. My first appt with lawyer last year took more than 2 hours , that's including waiting time, photocopying documents by their staff, explaining and signing stacks of documents. After all, my lawyer is assigned by the UOL, in house banker UOB bank. I think it is a standard practice for private property purchase.

Climbing up the opposite hdb to see the latest development, they just started building 501 and 503. The strata house , 531, 533 and 535 , tractors still digging to built the foundation. Once the foundation is ready it is going to be quite fast to built the rest.

Yeah 531 shld be occupying the former showflat spot, so it will be slightly slower than the rest. But you ve gotten yourself a good choice, so near to the reservoir park.

The constructions does not seem to have progress much compare to the WF series as I drove past it recently. UOL did indicate that estimated TOP in Q4 2014. Will they be on track? I think their spottiswoode R doesn't look like gonna TOP in Q4 2013 either based on current progress ...

I remember if i am not wrong Archi was launch in Dec 2011.
Based on my observation it seems quite impossible for them to TOP in Q4 2014. Looking from the opposite block, the progress of the construction looks like slowing down a bit, not as fast as before or may be, man-power crunch. There are still many blocks yet to be built, like 501, 503, 531, 533, 535 and 24 strata's houses. Plus the other end ( left side) of the plot, 515,517,519. That does not include all the facilities. So may be, i guess TOP end of 2015. On the positive side, with that date, at least it gave us more time to plan and save more money to buy all new furnitures for the brand new apartment, lol.

I personally dont mind this project taking longer time to build, as the DTL3 is probably going to take several more years to be ready. I guestimate TOP should be Q1/Q2 2015.

I personally dont mind this project taking longer time to build, as the DTL3 is probably going to take several more years to be ready. I guestimate TOP should be Q1/Q2 2015.

I'm currently staying at another DTL3 station, so don't need to wait for it to complete ... I want Archi ASAP! :D

I'm a East Lover. Used to stay in Tampines... always like the reservoir and low rise building. Archi fits well....
Hope the development will turn out nice but afraid it will be very cramp....

Not surprised since the location is easily accessible by PIE, TPE and the bartley viaduct... Makes it quite ideal.

The plot is indeed super big. Good news would be having a pool of medical professionals as potential tenants, and proximity to medical care. But this is just a masterplan, May or may not be materialized.

Really love this project.

Probably the only condo built right inside the Bedok Reservior park, so need no crossing of that very busy Bedok Resevoir Rd to get to the park.

Near to MRT station.

Next to HDB amenities such as kopi shops and supermarkets.

Katong Regency is fast due to uol vested interest. The condo is sold out and the mall waiting to collect rent.

As announced by UOL, it is estimated to be completed in 1Q 2015. And as some other forumer said, it could take a while for TOP after that. So maybe 2Q 2015 if we are lucky.

I was expecting to collect this time next year also. Hopefully as what Insigina pointed out, UOL will keep its promise to its shareholders and TOP in 1Q 2015. Perhaps they are doing all the internal finishings first then complete the outside.

Welcome on board Adam, finally someone make the initiative to create FB for all of us , future neighbor. I am Zac, bought it April 2012, the much long awaited for TOP is nearing soon. The unit that I bought Blk 501, ground flr, seems to be completed from the exterior, started painting already. Due to the long waited TOP, this forum was 'quiet and dead' for a while as nothing much to talk about, hope we can 'jump start' the forum again here or the FB , to share topics where to buy furniture, any good interior design or contractor to recommend.

Should be 8% ssd since project was launched in late 2011. Think selling price is more than enough to cover stamp duty and ssd... but definitely worth it if owner is selling to save on absd for a bigger unit.
