I think 880 psf is only for low floor lousy facing. Increment might b high for better units. Like NTUC give discount on v few items.

The more the QE, the higher the inflation. Even without QE3, property prices actually increased more than published figures in recent months, if you look at the facilities and materials quality provided by the developers. This is despite stronger SGD which by right should make construction materials, fuel and labor cheaper. If the buyers purchase in 2011 and the TOP is in 2014 or 2015, the 4-year SSD will be nearly over.

Yup cash out to buy ATTPersonally I prefer Minton to ATT although it is not near to MRT coz as a driver, it takes much shorter time to reach most parts of Singapore except the far north and Pasir Ris. Its just a personal preference! :D I suspect you probably got a studio or 4 bedder which I think are sold out by developers therefore you can sell it via subsale at profit? Congrats again! :spliff:

Govt, in a bid to prevent oversupply in the public sector, is taking steps like raising income ceiling to buy ECs and BTOs. Distance from city is one aspect but mrt line getting more thorough it's better to be nearer to mrt. Since Fraser and foe bought the town centre site there win launch cheap so ok to hold 4 yrs for potential cap appreciation.

I went down to miltonia, apart from golf course, nothing to offer there. All those with golf course view all taken up liao, those left dangling are lousy units. I think people have mixed feelings about trove but if we don't look at the pollution there, the area has development potential. Just scared the govt play people out again like in the nineties when they said punggol would be a watersports hub blar blar blar

the agents now collecting cheques for developer to show developer interest level. Agent told me developer need to see cheque before he can reveal pre-preview price, to me that is bull shit. if people start giving cheques to developer, developer become yaya and will just jack up the price judging from the high interest level and call that the preview price. If buyers can hold back their cheques and show developer a low level of interest, they might make prices more attractive. 8xx units will take a while for developer to clear. I suggest for anyone interested to just wait for the prices before giving the cheque.

It should be just enough if it caters for around 90% of the units, as it is unlikely every family is driving.

Kiasu syndrome kicks in. Imagine some of amber road resale sell at 1000psf with a 15-20% correction. I'm sure there are some itchy fingers fella who will pull the trigger then.

Riverparc EC in Punggol is selling for about $700 to $800psf.
As such, TROVE imo, at least $900psf and up...
But riverparc meant for couples <$10k. now with the $12k ceiling things have changed unfortunately negatively for trove, as they will find demend moving shifting to EC, somemore woth 800+ units (no mm), they must really price to clear.
Riverparc EC in Punggol is selling for about $700 to $800psf.
As such, TROVE imo, at least $900psf and up...

A CONDOMINIUM housing plot at Punggol Field Walk drew a higher than expected eight bids at the close of the state tender yesterday.
But analysts said that despite the good participation, the bid amounts signal developers' caution.
The top bid of $169.6 million or $323 per square foot per plot ratio (psf ppr) for the 99-year leasehold site came from Capital Development and ZACD Investments. Both companies are owned by individual shareholders.
Bidding was tight and the top four bids were in close range, with a tender bid price gap of just 6 per cent between the top and fourth highest bids.
The tender for the site, which can yield about 550 units, was launched on June 29. Then, analysts estimated that the plot could fetch as much as $420 psf ppr.
The bid prices show future pricing of suburban condominiums is consolidating, said Li Hiaw Ho, executive director at CB Richard Ellis.
Added Chia Siew Chuin, Colliers International's director of research & advisory: 'The tender bids received reflect a more cautious market outlook and possibly some level of opportunistic bidding.'
Credo Real Estate executive director Ong Teck Hui said that two factors could have led to cautious bidding.
'The recent financial market turmoil has led to increased uncertainties,' he said.
'In addition, the Punggol, Sengkang and Upper Serangoon area is getting more crowded with some 2,600 units coming from several new projects... Some of these projects are near MRT stations and will provide stiff competition for buyers.'
Analysts also noted that the top bid of $323 psf ppr offered for this site is around 20 per cent lower than the top bid of $406 psf ppr achieved for a nearby residential plot at the corner of Punggol Central and Punggol Walk, which was sold to Sim Lian Group in December 2010.
Based on a land cost of $323 per sq ft ppr, units at the new site could breakeven at about $660-680 psf and sell at around $860-900 psf, Colliers' Ms Chia said.

Sometimes felt these property analyst are just like shares broker/analyst who always paint a rosy picture n buyers n sometimes developers are tricked into this bubble...common, papers lately already warned of more than 55% tat Singapore will go into recession... Let's be rational n set a win win 800psf tat can do good to reduce the bubble :)

the winner are 2 companies who have individual shareholders. no track record. dunno what will come out of it.

if it's not punggol, it's pasir ris, or bedok, or jurong, or bukit batok. there isn't that many vacant land in the better spots to sell anyway, so we end up with punggol land sales hitting headlines.
punggol's vast stretches of open land is getting built up pretty rapidly, and same goes for pasir ris.

prices of 775sf two bedr starting at $907psf for stacks released. $907psf units are on second floor, facing pool. Every floor increase by $4psf. The 2+1 starting at $896psf not very far from 2 bedr. Pricing not very attractive imo, what do you guys think?

Been to Luxurie showflat. The bedrooms, less the master bedroom can only accommodate a single-sized bed.
As for the ATT bedrooms, which the floorplan is very much similar to Waterview, you can put in a queen size bed quite comfortably.

When I went to luxurie, the sales person was discouraging me from looking at this launch. On Facebook, I hv agent friends who are posting stories about the haunted house. Well, let's see whether 'priced to sell' strategies will work its charm over some urban legend.

The are getting rid of the best stacks at high prices first, launching cheaper ones later. Early bird does not translate to better deal in this case.

If you drive past that house at night, it gives an eerie feeling.:eek:The following is an extract of the newspaper interview with Mr Howard Cashin when he and the newspaper team visited the place in 2002.
It was in October 2002, Mr Cashin and The New Paper team visited the Matilda house again. Mr Cashin was quite shocked by seeing its present state, and he confessed to being 'a little shaken' at seeing it in its present state.
The glorious past
The dilapidated framework and red corrugated roof don't do any justice to its glorious past. It had a red-tiled roof and pristine white-washed walls then. It was a sprawling, single-storey, six-bedroomed bungalow with servants quarters attached, stables on the side and set in orchards which had mangosteen, durian and rambutan trees.
Manicured lawns, tropical blooms, clipped hedges lay to the front with neat tennis courts to the sides. And a long staircase ran down the garden - which was on several levels - to the sandy beach, which was a mere 200m away. Even this was not all of it. The Cashin family owned about 350 hectares of land in the area on which there were also rubber and coconut plantations.
'The last time I came here was about 10 years ago,' said Mr Cashin, looking mildly upset. His first memories of Matilda House date to the time he was about 4 years old. The Cashin family, originally from Ireland and one of the oldest to have settled in Singapore, owned several other houses here. Mr Cashin was born in their mansion in Haig Road, now no longer in existence. There was also a house on Grange Road and another in Sarimbun. In addition, the family owned other properties, including about 400 shop-houses all over the island.
'It was my grandfather, Joseph William Cashin, who made the money,' he explained. Once a lawyer's clerk, his grandfather invested in opium farms - legal in the 1880s - and made a fortune there before investing in real estate. Cashin Street, off North Bridge Road, was named after him. 'My father followed suit, but without benefit of the opium,' quipped Mr Cashin. 'He built Matilda House, and my memories of Singapore as a small boy revolve vastly around it. We could swim in the sea, but in pagars (a swimming enclosure in the sea) to keep out sharks or the occasional crocodile which would appear.'
Mr Cashin later became one of this country's best-known legal eagles, and was a sparkling personality and somewhat controversial figure on the sports scene. The long-time president of the Singapore Rugby Union played on the Singapore Cricket Club rugby team and also captained its cricket team for several years. But he had left Singapore at 7 to go to school in England. And stayed there for 11 years, going later to Oxford University (http://en.wikipedia.org/wiki/Oxford_University) where he shone at cricket (http://en.wikipedia.org/wiki/Cricket) and rugby (http://en.wikipedia.org/wiki/Rugby_football) and qualified as a lawyer.
'I had some happy days at Matilda House when I returned just before the war,' he said. 'Then went off again.' He spent much of the war in the Indian Army, stationed at the north-east frontier. He said matter-of-factly: 'Those places they mention in Afghanistan these days... they are all familiar to me.' Immediately after, he returned to England, was called to the Bar in London and came back here to practise as a lawyer.
'I was also newly-married then,' he said. 'And we set up home in Matilda House.' Those halcyon days, when he was a 'workaholic lawyer', avid sportsman, young husband and father were evidently the happiest. His two children from that first marriage - Mary, now 48 and Charles, now 46 - spent their first years in the house. Later his brother, Mr Joseph Cashin, also a prominent lawyer here, took over the house with their mother and sister.
They were asked to leave about 10 years ago and the house has lain empty, falling slowly into ruin.
Mr Cashin himself had left Singapore by the late 1980s, settling in Italy with his second wife. But when that marriage was over, he returned here, to Murphy and Dunbar, the old law firm he'd been a partner in. It was dissolved in 1996 and he started his own firm. He is only semi-retired now, still taking the odd case. And is now married to Lily Cashin - also a lawyer. They now have their law firm together. And with his siblings and children all living abroad, he's the only Cashin left in Singapore now.
Seeing Matilda House after all these years was an emotional experience.
There's regret at the state of disrepair it has fallen into, but that's tinged with a measure of satisfaction. He said: 'I'm happy that the house will still be standing. But I hope it will be used well.'

Asumming economic condition remain stable, I think if buyers have spare cash can buy this development.
Cos like it or not, the punggol hype & new activities eg. golf d range, Al fresco eateries, futsal, billard saloon, sports hub, water activies etc etc build along the waterway will surely more or less prime the area's valuation in the near future.
Anyway, amongst all the ECs, Condos launch in the vicinity, this one has gotto be the most potential. If not rest can go fly kite liao.:spliff:

No need to go showflats, i can read the floorplan very well. I can share with you which stack has good fengshui also. ATT is definitely better than Miltonia for sure. I am just puzzle that buyers are willingly spread their legs for the developers.....:D

I think the problems are more on the eastern side.. This one is more on the south western side just beside sengkang, shouldn't be a problem?
Punggol is hot but surprisingly the prices are low.. Other than the 1billion bid, the rest including ECs have been sluggish.. ATT is the best example.. Where to find so cheap beside MRT/big mall in singapore?
Sim Lian is trying to be funny, maybe trying to steal headlines in media.. First they launch a crazy high price for the DBSS to the point KBW has to blog it.. Now they launch this at low low price that also surprise the market..

in fact, their floor plan is rather standard with some variations regardless of east, west or north, CCR or OCR.
I found floor plans of Carabelle, Amery, Lincoln Resi, Rochelle at Newton, Waterview, this ATT and a few others all very similar.
For SL, since years back, they always come with a bigger open yard at the back....

there are those who grew up in jurong and will look around jurong for an apt. likewise, punggol will have it's niche group. just that you and me probably aren't part of that niche group.
Wat I like abt sim lian projects r their workmanship, low monthly maintenance and efficient layout....they may not be the best but is one of the better ones after looking at few other completed projects by other developers

A lot of you posted things like 2 years ago this price is crazy, etc etc.. This is senseless talk because you could have copied the statement and paste it on every single development thread now.. The question now is whether this price at this location at this current market is good or not..
This development doesn't have a 1 bedder so obviously it is more targeted at self-stay instead of rental.. For self-stay, they can afford now so why shouldn't they upgrade? Why will SSD affect them when they do not need to sell in the next few years? If they wait, will they be able to get a new development beside MRT and megamall at this price? The 1billion site will sell at 800-900psf and lose money? Definitely no because frasers will just hold and launch when market turns good, or just launch before market turns bad..
Some might suggest 2 years later kio subsale of ATT at a cheaper price.. 1st thing is will it be likely? Chances are very low and even if market really plunge, what are the chances of finding owners who sell at a lower price cum kena SSD?

Well, I don't understand why. Viva is underpriced. Look at it's proximity to orchard. D11 is cheaper than D15!
Upside potential seems to outweigh the pollution issue here for this project.

Well, I don't understand why. Viva is underpriced. Look at it's proximity to orchard. D11 is cheaper than D15!
A little less than that can only get far flung places nowadays. Plus it has a small mall and mrt near buy. But when it was first launched, it didn't look that cheap.
We shall see which is the star development in terms of sales volume in this month. Development in Lot 1 near Bukit Panjang already selling more than this. :doh:
900psf in Punggol... It was unheard of but it's THE norm now. We are all primed and conditioned. Anything lower than 900psf is a sell-out.

Wat I like abt sim lian projects r their workmanship, low monthly maintenance and efficient layout....they may not be the best but is one of the better ones after looking at few other completed projects by other developers
Sim Lian has one of the worse workmanship!
They are reputable to use extremely cheap stuff to save cost.
Look at waterview, how on earth can they use solid top to make a sink instead or standard stainless steel? U can check with owners from Carabelle, CoP, Premiere etc
Good for rental with each bedroom having a bathroom. Can even rent out the third room (HS) with the toilet in the yard at a reduced rent..

Went down today.
Super crowded, crowd mainly young people in their early 30's with young kids. I was looking at the 4 bedders.
Can't believe it, one of the blocks, only one 4 bedder left on the ground floor, the other popular block only left with low floors and floor 14.
Good place to consider as the MRT is near and underground.
4 bedder range from 1mil to 1.2 mil depending on the floor, about 6k more per floor up.
