yep... also hope far east & fraser centerpoint continue to go strong so that they finish with waterpoint as scheduled


Hopefully there is no more crisis again to stall this project like what happen in 1997 with ponggol 21.

Actually I'm not uneasy with Matilda house as well. On the contrary feel quite nostalgic. But a few ladies I spoke to all very uncomfortable with it.
(I want buy ATT but wifey disagree because of matilda. Lol)

Sim Lian has been around for more than 30 years as Main Contractor. They are the developer for kovan residence. Woh hup is also a very good main contractor. They have only completed one project in D5 as a developer. May be too busy building new developments for Capitaland (interlace) and FEO.
I went to a friend's place at the West Coast last weekend for a function. He paid $625psf and shifted in four years ago.

The project was by Sim Lian, and I was surprised that the quality is fairly good.

Honestly, sim Lian projects are always value for money. Odds of making money from their projects are very high!

Last time D19 has a few blocks of "haunted" HDB that has no occupants, later on govt sold to private developer & became private condo with facilities... For more than a decade it has been fully occupied le

U see, as investor, it doesn't matter. I was looking at city lights and say- wa, so near caskat/coffin shop, where got people buy. Look at city square - wa near mustafa, where got people buy, look at soleil, wa so near hospital, where got people want. The rest is history. This the twist and turn from history which is diff from the past. We must recognize this and let it not be a baggage. What we may not like, if most like, just buy.

Sim Lian is not the developer for kovan residence. It is centurion and Lian beng jv.

I like ATT too, too bad the extra stamp duty turn us off.

The haunted clubhouse is true .Ask the people who build the mrt there u will know why the club house cannot be demolish down . one of my friends was work there at that time so i know the story .so never buy this project .

During the early stage of LRT construction there was few plan to demolish this building buy failed until the change the plan for the west loop that was why you see the Punggol LRT West loop was a different shape from the the rest cos of replanning after failure of demolish it. Explosive way, hacking way, machinery way, etc all demolish solution failed to put an end to the fate of this house until Urban Redevelopment Authority (URA) decided to put this old building into the conservation list. Wow almost 15 years had past and this remained me of it again my hair stand again. Other then I could recall, those involve in the early project will sure recall but none dare to mention again .............

Yes, my friends in construction also told me the same thing. Bulldozers etc always break down when time to go demolish.

SSD is the problem of the buyers, so it will not be the priority of developers to lobby for it. The developers just want to lobby for less land supply so that they can call the short in pricing their projects. I believe the government will act on their request because it is quite obvious that pte condos will be oversupplied by the end of next year. Some of the GLS (under HDB) could be taking up the land that would otherwise be used for future BTOs and SERS.

Good to allocate more land to support the commercial/ industries to generate GDP rather than just oversupplying the land for residential use, which is a consumption item.

bro, from your sep 2011 post, seems like bueh zhun. actually most bears will be thinking like you, but all bueh zhun. i am abit of a bear too, actually. just want to comment that all these QE are distorting the mkt, and how much more/longer will they distort it?

by the way, you din mean "citizen", but rather, "residents" right?

conclusion:

1) (82% of residents stay in HDB) HDB in short supply, but will catch up significantly with the 27k BTOs announced for 2012. which means to say, the BTO supply for 2013 could likely be >20-30% for 2nd timers.

2) PCs in gross over-supply, based just on resident numbers alone.

unknowns:

- how much of those non-residents need condos to stay?? coz some like SMRT PRCs are workers who may have dorms.
- how many heads make up one household of residents?

To me, the sales performance of ATT is good - 882 units in total and 851 sold as at end Dec 2012.

Think the developer has already made enough money!

Dear home owners of A Treasure Trove, over the past few months I have consolidated a number of Interior Designers and Home Improvement businesses to provide better deals for us home owners. It is also possible to organize a group buy with them to strike a even better deal.

I have been trying to reach Condo Singapore for sticky threads so everyone can benefit from the site. However I have yet to get a respond so meanwhile I can only post in individual threads.

These are direct sales from developer. Left over units I guess.
The 2 bedder penthouse with very big roof top. Not very sought after.
