How to check quality of newly built houses?

Nowadays there are quite a few ppl developing new small landed houses for sale. But i've been told that these which are being built mainly for sale, usually look nice only but use poorer materials that don't last in the long run.

So how to protect ourselves and check on the quality of the build? Especially if you buy off the plan when its not yet TOP?

Better to buy the land or old property and rebuilt. You can have own design and control the qualities especially for long-term stay.
