Two new high-end projects coming up in Leonie Hill area

PROPERTY developers Koh Brothers and Heeton Holdings yesterday announced their new high-end project in the Leonie Hill area, saying that they will continue to look for more land sites in the prime districts, both individually and as a team.

The 53-unit The Lumos could be launched at between $2,500 and $3,000 per square foot (psf), in line with prices that apartments in other projects in the area are fetching, the two companies said.

The tentative launch date is set for around the end of next month.

Twelve out of 44 units in Soilbuild's Leonie Parc View have been sold before the project's launch, through private placements to buyers from Hong Kong and Indonesia, sources told BT. The units fetched an average price of $2,700 psf. Apartment sizes range from 2,013 sq ft to about 6,600 sq ft for the largest penthouse.

Leonie Parc View will now be marketed in Indonesia and Hong Kong through roadshows over the next two weekends, BT understands.

For The Lumos, Koh Brothers and Heeton, who each hold a 50 per cent stake, bought the site in April last year for $79.2 million, or about $880 psf per plot ratio including a development charge of about $3.9 million.

'I think now is a good time and we are ready, so we want to launch it,' said Koh Brothers chief executive Francis Koh. 'The property market is quite buoyant and the demand is there,' he added.

However, with the large number of upmarket projects launched lately, there is a need to distinguish The Lumos, Mr Koh said. He aims to do this through the project's 'unique' design and facilities such as a sky garden for each unit.

The 36-storey project will feature iconic architecture evolved from the idea of a chandelier. Units will be equipped with state-of-the art interior fittings to cater to the project's target market.

The designer fittings, as well as the increased price of sand, has pushed the project's breakeven cost to $1,200-$1,300 psf, said Mr Koh.

Units in the project will range from from one-bedders of 635 sq ft to two penthouses of 6,000 sq ft each. The majority of units will be three and four-bedders of 1,700 sq ft and 3,300 sq ft.

The Lumos is the second time that Koh Brothers has joined hands with Heeton. The two companies jointly developed the Sun Plaza shopping mall next to Sembawang MRT station.

And more projects could follow as they could bid for further sites together, said Danny Low, executive director of Heeton Holdings.

Both developers still intend to focus on the prime districts of 9, 10 and 11 for land acquisitions, although they are also interested in mass market sites in suburban areas because of recent signs that the mass market is picking up.

For Koh Brothers, Mr Koh said that with land cost in the Orchard Road area increasingly expensive, the company will look to build up its land bank through sites in the Bukit Timah and Holland Road areas, where there is still a potential upside for prices.

Koh Brothers' stock closed unchanged at 43 cents yesterday, while Heeton's shares fell one cent to close at 71 cents.

SINGAPORE : Yet another property developer is taking the auction route to sell its high-end luxury homes.

Soilbuild plans to hold an exclusive international auction for its three biggest units at Leonie Parc View on Leonie Hill Road next month.

The auction will be jointly conducted by Christie's Great Estates and Colliers International.

Soilbuild says it hopes to reach out to a wider group of international investors through the auction.

Prospective buyers overseas may place their bids via the telephone.

Leonie Parc View comprises 44 units.

Following roadshows in Hong Kong and Indonesia, 18 out of 20 units released have been sold, at prices averaging between S$2,600 and S$3,000 per square foot. - CNA/ms

SOILBUILD will sell a 'sky villa' and two penthouses in its freehold 44-unit Leonie Parc View through an auction by Christie's and Colliers International, the developer said yesterday.

'We expect the sky villa and penthouses to appeal to both foreign and local investors, commanding prices in the region of $3,200 to $3,600 per square foot (psf),' said Grace Ng, Colliers International's auctioneer. Colliers will jointly conduct the auction with Christie's Great Estates exclusive affiliate Ken Jacobs.

Leonie Parc View is located on Leonie Hill Road in the prime District 9. The development comprises one sky villa, three penthouses and 40 four-bedroom units.

The project has been previewing overseas since late April. Following roadshows in Hong Kong and Indonesia, 18 of the 20 units released were sold through private placements to overseas buyers, with prices ranging from $2,600 to $3,000 psf, said Jerry Tan, managing director of property firm JTResi, which is handling the preview sales. The rest of the units will be released at a later date, Soilbuild said.

The double-storey sky villa is an expansive 7,000 sq ft and comes with a private lap pool on its upper level. The other two penthouses are 2,900 and 3,000 sq ft. The by-invitation-only auction is slated for June 8 at 3pm at the Raffles Hotel.

Low Soon Sim, executive director of Soilbuild, said: 'Through this auction, we intend to reach out to a wider group of international investors seeking a presence in a global city like Singapore.'

Not worth the price. There are other more iconic looking condos at better locations than this for this price.

Wow it looks good! I don't think it is as bad as some people make it sound. After all it is located in a very prime area and the architecture is excellent as well.

at this price of $2600 psf to $2800 psf, there are better located condos to get:

1. Light@cairnhill
2. Grange residences
3. The Grange
4. Cuscaden residence
5. The Tomlinson
6. Scotts highpark
7. Ardmore park

I think Leonie is a better location than Cairnhill, Grange and Scotts. The neighbourhood is so green and quiet unlike Cairnhill which is a traffic nightmare. And yet it is only 500m from Taka. Scotts is on a busy noisy road and Cuscaden area is becoming too built up altho it is nearer to Orchard than Leonie. To me only Ardmore is a better area than Leonie. Having said that. all areas mentioned are excellent and super prime.

I agree with overprize, Look at the pool, they have no place to put that they have to squeeze it on the 2nd floor. Not generous with land and facilities. A typical 1st class condo must have full condo facilities + generous land space. Paterson residence way better than LPV. As for grange, that place is more quiet and more classy. Dont forget they are closer to Tanglin and cuscaden walk. Those are the ultra luxury residential address.

If we look at the bull run in the property market in 2005. Who started the bull run?? It is the luxury properties around Ardmore, claymore, grange, cuscaden and orchard blvd.
This is call the 1st mover.

For leoni, river valley and newton, they are market follower.

Singapore luxury condo reaches out to global market


A SKY villa and two penthouses of the luxury Leonie Parc View condominium (picture) will go under the hammer on June 8 in a by-invitation-only auction conducted by Colliers International and Christies' Great Estates exclusive affiliate Ken Jacobs.

The freehold, 29-storey property is developed by Soilbuild Group Holdings and consists of one sky villa, three penthouses, and 40 four-bedroom apartments. There is also a "sky sanctuary" on the 14th level.

The sky villa and the penthouses, located on the top floors, offer a panoramic view of the city skyline.

There is also a private lap pool on the upper level of the double-storey, 6,975-square-foot sky villa.

The penthouses — each measuring between 2,906 sq ft and 3,003 sq ft — are served by private lifts.

"An international auction is another effective way of introducing ultra-high-end projects to well-heeled buyers from all over the world," said Ms Grace Ng, deputy managing director of agency and business services for, and auctioneer of, Colliers International.

"We expect the sky villa and penthouses at Leonie Parc View to appeal to both foreign and local investors, commanding prices in the region of $3,200 to $3,600 psf."

The project has been well received at Soilbuild roadshows conducted in Hong Kong and Indonesia, with about 18 out of the 20 apartments offered being sold to date.

Soilbuild sells units at Leonie Parc View for up to $3,400 psf


SOILBUILD said yesterday it sold eight mid- and upper-floor apartments at its freehold 44-unit Leonie Parc View project in the past two weeks for $3,000-$3,400 per square foot.

This takes the total number of units sold to 26.

Soilbuild said the units were released in response to the 'strong overseas demand' after it said last month that it would sell a 'sky villa' and two penthouses at the project at auction through Christie's and Colliers International.

The announcement sparked 'strong interest from high-net-worth individuals and institutional investors', Soilbuild said in a filing to the Singapore Exchange.

In light of this, the company has decided to progressively release more units for sale and defer the auction of the sky villa and two penthouses, previously set for June 8.

Leonie Parc View is in Leonie Hill Road in District 9.

The project comprises one sky villa, three penthouses and 40 four-bedroom units.

It has been selling overseas since late April. After roadshows in Hong Kong and Indonesia, 18 of the 20 units released were sold to overseas buyers at prices ranging from $2,600 to $3,000 psf.

Soilbuild's stock closed a cent higher at $1.34 yesterday.

Anybody knows how is this project performing? Supposedly a very impressive project in FY2007.
