HDB launches DBSS site at Fernvale Link/Sengkang West Avenue

Housing & Development Board (HDB) is offering a Design, Build and Sell Scheme (DBSS) housing site at Fernvale Link/ Sengkang West Avenue which can yield about 790 public housing flats. The tender will close July 20.

The site will be sold to the successful bidder on 103-year lease, inclusive of a four-year construction period.

DBSS flats are HDB flats designed and developed by the private sector. Buyers must be Singapore citizens with a family nucleus and with monthly household incomes not exceeding $10,000.

In a news release issued on June 7, Singapore's public housing agency said: 'This year, HDB plans to launch enough sites for about 4,000 DBSS flats, an increase from last year's supply of 3,000 units. The 4,000 DBSS flats will supplement the 25,000 Build-to-Order flats and the 1,000 balance flats to be released this year.

'Thus far, two DBSS land parcels yielding a total of 1,230 units have already been sold, in Clementi and Pasir Ris towns respectively. Later this month, HDB will launch another DBSS site at Bendeemer yielding about 700 flats.'

DBSS site at Sengkang launched for sale

THE Housing & Development Board (HDB) has launched a housing site under its design, build and sell scheme (DBSS) at Sengkang for sale by tender. The new DBSS site, which has a land area of about 244,405 square feet, can accommodate around 790 flats, HDB said yesterday.

Analysts expect good demand for the site at the junction of Fernvale Link and Sengkang West Avenue. They expect a top bid in the range of $200-$230 per square foot per plot ratio (psf ppr).

'This is the first DBSS site in Sengkang and should receive a favourable response from bidders,' said Credo Real Estate executive director Ong Teck Hui. 'It is just opposite the Layar LRT station and near amenities in nearby Fernvale estate as well as Jalan Kayu.'

The growing popularity of the area can also be seen in the good response to H2O Residences, which is just across the road, Mr Ong added.

PropNex spokesman Adam Tan likewise said the site is likely to be popular with developers and future buyers because Sengkang is a rapidly maturing estate.

'In particular, DBSS flats will present the sandwich group with increased housing options, which will also help ease the demand for public housing,' Mr Tan said.

The tender for the site will close at noon on July 20. Under the DBSS scheme, private developers tender for the land and enjoy flexibility in designing, pricing and selling the flats. But the 99-year leasehold flats will still be offered to buyers under HDB's eligibility conditions.

Later this month, HDB will launch another DBSS site at Bendemeer Road, which can yield about 700 units. So far this year two DBSS land parcels in Clementi and Pasir Ris, which can yield a total of 1,230 units, have already been sold.
