Wow.
Nowadays developers are asking for close to 2000 psf base on land.
Selling point. Still cheap base on build up at less than 1000 psf??

When you look at buying landed, do you look at Land size or build up?

As far as I know , only 3 years ago, such houses are asking for a mere 1.8M to 2.5M . How times have changed....

if want to buy landed should look at land size. if want to look at value, not much appreciation if built to the max already. if for own stay, if u like what u see then its worth it.

D 10 not surprising , but D 15??
so the bar have shifted in D 15
New Projects 1500 to 2000 psf
Land only Min 900 to 1500 depending on location and condition??

Looking forward to the day when 2000 psf is the Standard for all landed property regardless of location

Appears rate of appreciation is faster in D15 than other areas even surpassing that in D10 and 11, especially around Goodman/Crescent Road/Branksome area. Understand the rich Indians love this area very much!:scared-4:

There is a pair of IT over at Duku road going for close to 2k land psf as well. The land size is pretty small at around 1400 sqft with huge built in at 3.5 storeys, selling based on built in psf. Its rather commonplace nowadays.

It depends on your definition of MM then. For a 1400 sqft IT, the buildable land area is around 1000 sqft after factoring in the front and back set back. Going 3.5 storeys give yields 3500 sqft of built in. Is this MM?

Depends on your definition of MM
Land size 1500 build up 4500 is definately not MM in livable space. In fact such inter are larger than some of the older semi D in terms of buildup space.

real Mm landed is those less den 1ksqft land.....quite jialat...seen one....inside the hse dark and narrow....:scared-3: :doh:

I meant in terms of land size not built up since the most important element in landed properties is the size of the piece of land.:ashamed1:

It almost feel like a cluster living inside with each floor at about 700 to 800 sqft
I am quite surprise at the buildin area. The area has a plot ratio of 1.4 , so at 1335 , you should be only able to build 2055 max.

unless of course the build in of 3520 actually means buildup inclusive of car poarch / back yard and roof terrace.
Can some house owners verify this?

Yes, I meant this pair.

I will try to explain using my limited understanding. Using the plot ratio of 1.4 to calculate GFA only comes into play when you are redeveloping a substantial piece of land into an apartment block etc.

Over here, the plot ratio of 1.4 simply means that you can build up to 3.5 storeys provided that there are no 2 storey height restrictions etc.

Guess 1700 psf base on land is achievable
Interestingly the top 5 psf are base on the side of Tanjong Katong towards joo Chiat rather than the higher percieved values of Goodman and Crescent Rd towards Mountbatten . Also noted that they are all terraces... could be either new or heritage houses.

I would have guess the other way round .
